Binscombe Flat Roof Survey
Find out what’s going on with the flat roof before you spend money on it. We carry out flat roof surveys in Binscombe.
- Blisters and bubbles in the covering
- Blocked or damaged outlets
- Failed upstands where the roof meets a wall
Leave it or get it looked at?
Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, while there’s still time to plan the work. In a place like Binscombe, a barn or garage roof left to fail puts whatever is inside at risk. It’s worth including them in a survey before a winter does the damage.
Every price we give includes VAT, and the report is not charged as an extra. Flat roof survey starts from £150, including VAT. Size, height and access decide where your roof falls.

About our flat roof survey in Binscombe
Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or email us with the address and a rough idea of the roof area. Common reasons to book are ponding water that doesn’t drain away and blisters and bubbles in the covering, across felt flat roofs, GRP fibreglass and upstands and outlets.
In a village or hamlet like Binscombe, flat roofs are usually on extensions, garages, outbuildings or barn conversions. They need the same care as any town roof: outlets, upstands, edges and the covering itself. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when you book.
The report records the flat roof as we found it on the day. It is useful straight away, and a good reference for later.

What else we do in Binscombe
When you need someone else
Every survey has limits, and it is better to know them up front. Bear these in mind:
- A structural engineer’s assessment of the deck
- Fragile surfaces, which we do not walk on
- The condition of the deck or insulation hidden under the covering
Not sure which survey suits your roof? You can phone 07833 053749 or use the contact form and we’ll tell you. What a survey covers and does not.
What this survey covers
- Upstands and outlets
- GRP fibreglass
- Felt flat roofs
- EPDM rubber
- Single-ply membranes
- Mastic asphalt
What we look for on each type of roof
Single-ply membranes
Single-ply PVC and TPO membranes are common on commercial roofs and newer buildings. The survey looks at welded seams, edges, fixings and signs of damage.
Felt and built-up roofs
Many extensions, garages and dormers have a felt roof laid in layers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.
Common questions in Binscombe
Is Binscombe in the area you cover?
Yes. We cover the whole of London and South East England, and Binscombe is part of that. You can ring 07833 053749 or send us an email with the address and some details.
Will you come out to Binscombe?
Yes, Binscombe is on our map. Villages and rural addresses get the same survey as a town house.
How fast do I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
Will you fly a drone over my roof?
Yes, where applicable and safe. We are a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It is included in the Drone Roof Survey and, where it applies, the Premium Survey.
Do you survey on Saturdays and Sundays?
We carry out surveys seven days a week. To arrange a date, call 07833 053749 or drop us an email.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the loft space, someone has to give us access; we’ll agree the details when you book.
I live in a flat. Can you survey the roof?
Yes, if the building owner or managing agent agrees access. We look at the parts we’re given access to.
DIY checks: what’s safe
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Useful tips for Binscombe property owners
Small things make a difference, both for the survey and for the roof itself. Our tips:
- Keep outlets clear of leaves and moss
- Check that new brackets or units haven’t damaged the covering
- Check from a window for ponding after heavy rain
- Plan a survey before the covering reaches the end of its usual life
Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Turnaround is within 48 hours for a Basic Survey, 24 to 48 hours for a Standard Survey and the same day for a Premium Survey.
Keep foot traffic on a flat roof to a minimum. If access is needed, boards or walkways help protect the covering, and to keep well clear of rooflights and fragile sheeting.
How it works
We look at the roof from outside and, where it’s relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about 1–2 hours on an ordinary house, and about three to four hours for a commercial roof. Somewhere as small as Binscombe, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we go through the roof, what’s beneath it and any problems so far.
- We look at the roof from ground level, windows and the roof where it is safe.
- The covering is checked for wear, splits, blisters and standing water.
- Upstands, outlets, edge trims and rooflights are checked and photographed.
- The report, with photographs and recommendations, comes to you by email.
How to prepare
- If the roof is shared, arrange access with whoever manages the building
- Leave side gates unlocked
- If it is not your property yet, arrange access through the agent

What a flat roof survey looks like in Binscombe
Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are plenty of flat ones, over rear extensions, dormers, garages and shops. With Loseley Park about 0.7 miles north-east, Binscombe sits in an area with a long building history. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area.
If your home is one of the older ones in the streets near St John the Evangelist Church, the flat roofs on later extensions tend to wear out long before the main roof. Landlords with a home close to Farncombe station may find that flat roofs on let property tend to be checked only when they fail, which is the costly way round. Take a building like Loseley Fields Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
