Checking the roof from the ground

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

Flat roof survey in Keeper's Corner

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed upstands pulling away from walls and outlets choked with leaves and silt, a survey will tell you what’s going on, whatever the roof.

In a village or hamlet like Keeper's Corner, flat roofs are usually on extensions, garages, outbuildings or barn conversions. The checks are the same as anywhere: the covering, the edges, the upstands and where water drains away. We simply plan the journey and access in advance. Garages and outbuildings are easy to forget, so mention any you want included when booking.

What you get is a clear record of the flat roof on the day we saw it. That makes it useful now and a handy reference later.

When to book a survey in Keeper's Corner

The details are often where a flat roof lets go first. Upstands, edge trims, outlets and the kerbs around rooflights move and weather differently from the rest of the roof. Where they weren’t finished well, they tend to fail before anything else.

Here are some of the things we see frequently:

  • Signs of deflection in the roof deck
  • Loose or cracked edge trims
  • Ponding water that doesn’t drain away
  • Failed seals around rooflight kerbs

The streets around a church like Church of St Bartholomew are often among the oldest in a place, and if your house is among the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof.

What to expect from a roof survey

What we look for on each type of roof

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. The survey checks for blisters, cracks, open laps and bare patches where the surfacing has worn.

GRP fibreglass

GRP roofs are laid as a resin and glass-fibre layer over boards. The survey checks for cracking at board joints, at the edge trims and where the roof meets walls.

What this survey can’t tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Whether old sheeting or boards contain asbestos
  • Fragile surfaces, which we don’t walk on
  • An exact number of years the roof has left

If you are not sure which survey you need, ring 07833 053749 or send us an email and we’ll give you a straight answer before you book. What our survey covers.

How the survey works

The visit has one job: to see as much of the flat roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. The visit usually takes an hour or two for most houses, and more on a big or complicated roof. Rural addresses near Keeper's Corner can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. The report, with photographs and recommendations, comes to you by email.

Before we arrive

  • Point out any leaks or damp patches
  • Make sure the loft hatch can be reached
  • Have keys ready for side gates, garages or roof access doors

Flat roofs in Keeper's Corner

Historic houses such as Saint Hill Manor, about 4.8 miles south-east, show how far back building in the area around Keeper's Corner goes. If you own one of the older houses, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For landlords with property near Gatwick Airport station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. For site and facilities teams at buildings such as Copthorne CofE Junior School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Keeper's Corner: your questions answered

Is my home in Keeper's Corner listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Keeper's Corner?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you find where water is getting through my flat roof?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause cannot be seen, we will say so and suggest what would help.

What if it rains on the day?

It can, depending on the survey. Drone flights need calm, dry weather, and thermal imaging works best after a sunny day, with a dry roof and little wind. We’ll rearrange with you if the weather is not right.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. Reports are sent by email.

Do you check flat roofs for asbestos?

Asbestos testing isn’t part of our survey. If we see materials that could contain it, such as cement sheets on a building from before 2000, we flag them so a specialist asbestos surveyor can check them.

How long does the survey take?

Expect it to take about one to two hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. The written report follows by email, on the timescale of your package.
