Chimney surveys in Keeper's Corner: local notes

The wider area around Keeper's Corner has a long history of building, with Saint Hill Manor about 4.8 miles south-east. Older roofs in the wider area can hide decades of patch repairs, so the detail matters. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.

If you live in an older home near Church of St Bartholomew, its chimney, valleys and lead work are likely to be the parts that need attention first. If you let a flat or house near Gatwick Airport station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Keeper's Corner is about 3 miles south-east of Horley, in Surrey. Keeper's Corner is part of the area we cover and the surrounding area across London and South East England. Across Surrey, we cover Keeper's Corner.

Chimney surveys for homes and businesses in Keeper's Corner

On terraced and semi-detached houses, a chimney stack is often shared with next door. We inspect the parts we can see safely and the parts the owner gives us access to. If a defect appears to be on the neighbour’s side, we note it and you can then discuss it with them. You get a written report with photographs and what we recommend. If you are worried about flaunching that has broken away and staining on walls around the chimney, a survey will tell you what’s going on, on brick chimney stacks, flaunching and chimney breasts alike.

Somewhere as small as Keeper's Corner, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on everything that’s safely in view, and thatch is a specialist material. Chimneys and lead flashings on old roofs frequently need the most attention.

Most points in the report come with a picture, because a photo of a cracked flashing says more than a paragraph. Anything out of sight on the day is listed as such.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Keeper's Corner: your questions answered

Do you cover smaller places like Keeper's Corner?

Yes, Keeper's Corner is on our map. Villages and rural addresses get the same survey as a town house.

Do you survey roofs for landlords with property near Gatwick Airport station?

Yes, landlords and letting agents book with us as well as owners. You can ring 07833 053749 or drop us an email with the address and some details.

Is a chimney survey the same as a flue inspection?

No. A flue inspection, sweep or gas safety check is a separate job. We look at the stack, pots, flaunching, pointing and flashings, and damp inside and flag anything that suggests the flue needs a look.

Do I have to be there for the survey?

Someone needs to let us in if we are looking inside or in the loft. Access is agreed with you as you book.

Do you inspect shared chimneys?

Yes. We look at the parts we can see safely and the parts you can give us access to. Where a problem appears to be on next door’s side, we note it, so you can discuss it with them.

Is this an asbestos survey?

No. We can flag materials that might contain asbestos, but only a specialist asbestos surveyor can confirm it. Buildings built or refurbished before 2000 may contain it.

Will you go up on the roof?

Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest, and the report records anything we couldn’t see.

What this survey cannot tell you

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Hidden sides of a shared stack
  • Conditions inside walls
  • Gas safety checks, which need a Gas Safe registered engineer

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. The full list of what we check.

Roof types and parts we check

  • Brick chimney stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Lead flashings
  • Shared and party-wall stacks
  • Flaunching

Different roofs, different checks

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It is typically a modest repair when it’s caught early.

Rendered stacks

Water can get in through cracks and then struggle to dry out. Cracks are photographed and noted.

How it works

Where it is relevant and can be reached safely, the roof space is checked as well as the outside. Inside, we look for staining, damp, gaps and signs of movement. All in, the survey normally takes roughly 1–2 hours for a house, and longer for a large or complex roof. Cottages and farmhouses around Keeper's Corner frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. You let us know whether any stacks are shared, unused or leaning.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. Any lean, spalling or worn pointing is recorded.
  5. The report explains the condition and which work is most urgent.

Before the survey

Advice

How we price chimney surveys

The price reflects the time and kit the roof needs. That comes down to:

  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • The height of the building and how the roof can be seen safely
  • The number of roofs, including extensions and garages

Thermal imaging and drone inspection (where applicable) come with the Premium Survey, which starts from £400, with VAT included. We’ll tell you which package suits the questions you have.

What we need to know

If you can, have these to hand when you get in touch:

  • The kind of building and roof involved
  • Where water is showing inside, if it is
  • Your postcode, so we can check access and travel
  • Access details, such as a loft hatch or a shared roof

Booking is simple: just phone 07833 053749 or send us an email and give us a few details about the property and we’ll explain which survey suits. The price is agreed up front.

Do you need a chimney survey in Keeper's Corner?

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. In time, the pots can become loose.

We are frequently asked to look at:

  • A chimney out of line
  • Flashings pulling away from the stack
  • Disused chimneys trapping moisture
  • Damaged chimney pots and cowls

For site and facilities teams at buildings such as Copthorne CofE Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Choosing a roof surveyor

  • What insurance they carry
  • Whether you can ask questions once you have the report
  • When you will get the report
