Different roofs, different checks

Clay and concrete tiles

Clay plain tiles are common on older South East homes, and some still have peg tiles. Where pegs have rotted, tiles can slip, so we look for gaps along the courses.

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked.

Pre-purchase roof survey in Keeper's Corner

Tall, steep or hidden roofs are hard to judge from the street. The Premium Survey adds thermal imaging, plus a drone inspection where it applies, and the report arrives the same day. If airspace rules or the weather rule out a flight, we will say so and inspect from every other safe vantage point. We survey lead flashings and valleys, the roof space and chimney stacks, and the problems we are asked to look at most are worn or lifted lead flashings and blistered or split felt on a flat roof.

Older buildings in small places like Keeper's Corner may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.

Report times depend on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

Common questions in Keeper's Corner

Can you fly a drone over a roof in Keeper's Corner?

It depends on the exact address and the weather on the day. The flight restriction zone around Gatwick Airport comes within about 1 mile of Keeper's Corner. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Strong wind or a downpour also stops a small drone flying, and the rest of the survey does not depend on the drone.

Will you come out to Keeper's Corner?

Yes, Keeper's Corner is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Does the weather affect the survey?

A survey can typically go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Can you survey a shared roof?

Yes. A shared roof needs access agreed first, with the freeholder or managing agent. Tell us about it as you book and we’ll explain what’s needed.

Will the roof report help me negotiate with the seller?

Yes. You will have photos and a written description of each defect, so you can raise them with the seller or their agent. How the seller responds is up to them.

Is this the same as a RICS Level 2 or Level 3 survey?

No. We survey the roof, not the whole building, and it isn’t a RICS home survey. It works alongside a home survey.

What a survey costs

When we price a survey, we consider:

  • Which survey package you book
  • The use of thermal imaging or a drone
  • The size of the roof
  • How many separate roofs there are, such as extensions, dormers and garages

We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all inc. VAT. What your roof costs depends on its size, access and what you want to find out.

What we need to know

We’ll normally ask about:

  • Any deadline, like an exchange date
  • Any marks or damp showing indoors
  • Whether there’s a loft hatch, a shared roof or tricky access
  • Why you want a survey: buying, a leak, a storm or new work

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, phone 07833 053749 or email us with the address and the days you’d prefer.

Why get it checked now?

Once you exchange, the roof’s problems become yours. Before then, you can still ask questions, ask for work to be done or reconsider. Finding out later gives you the same facts, but with far less room to act on them. In a place like Keeper's Corner, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.

Simple, low roofs take less time to survey than tall or complicated ones, and the package matters as well. We’ll give you the figure before anything is booked.

What happens on the day

The aim of the visit is simple: to look at the roof as closely as is safe and record what we find. Notes and photos go into the written report. It typically takes an hour or two at the house you’re buying, depending on its size and how much of the roof can be seen. Somewhere as small as Keeper's Corner, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the roof space is agreed beforehand.
  3. We start outside, looking at the roof from ground level and from vantage points.
  4. Inside, we check the loft space and look at the roof from windows.
  5. The report is emailed with photos and recommendations, ready to use before exchange.

How to prepare

  • Keep pets out of the way during the survey
  • Note where any stains or damp appear
  • Buyers: confirm access with the estate agent or seller

Book a survey

If you’re buying, it’s useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. For any other survey, just phone 07833 053749 or drop us an email when you’re ready.

What a pre-purchase roof survey looks like in Keeper's Corner

Historic houses like Saint Hill Manor, about 4.8 miles south-east, show how far back building in the area around Keeper's Corner goes. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first. Keeper's Corner is about 1 mile from the edge of the flight restriction zone around Gatwick Airport. If your survey includes the drone, we check the exact boundary for the address before flying.

If your house is among the older ones in the streets near Church of St Bartholomew, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges. Landlords with a home close to Gatwick Airport station may find that a roof report gives you a clear picture before you buy or settle up with a roofer.

Practical tips

Here are a few things we’d tell any owner, before and after a survey:

  • Ask whether there are papers for past roof work
  • Let us know your exchange date when you book
  • Ask who repairs the roof under the lease
  • Ask for loft access on the day

If the report shows work is needed, you can raise it with the seller or agent. You might ask for the work to be done before completion, or ask to adjust the price. What happens next is your decision and the seller’s, and we can’t promise any result.

Keep an eye on chimneys and flashings in your new home. Look for leaning pots, missing mortar and lifted lead. A pair of binoculars from the garden shows a lot.

For landlords and managing agents

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant beforehand.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out in order of urgency where relevant, which helps when budgeting.
