How a drone roof survey works in Keeper's Corner
From the air, the outer surfaces are clear, but it cannot see under the coverings or into the loft. Where there’s safe access, we look in the loft space too, since that is where leaks and condensation often show first. Inside and out together tell you far more. Your report shows the drone photos alongside what we saw in the loft. Where the loft cannot be reached safely, we note it. If you’ve noticed tired mortar and pots at the top of a stack and cracked mortar along the ridge, we can find out what’s behind it.
In a small place like Keeper's Corner, open ground can mean strong wind. A small drone cannot fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.
The Standard Survey adds moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What this survey cannot tell you
Every survey has limits, and we’d rather be clear about that before you book. Bear these in mind:
- Anything inside the loft or under the coverings
- Photos in conditions too poor to fly
- A flight where airspace permission is refused
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you before booking. What a survey covers and doesn’t.
What this survey covers
- Chimney stacks
- Valleys and parapet gutters
- Tall and steep roofs
- Flat roofs on upper floors
- Fragile roofs
- Large and complex roofs
Different roofs, different checks
Flat roofs on tall buildings
Flat roof coverings wear out at different rates. Photos show how the covering is wearing.
Valleys and parapet gutters
Valleys and parapet gutters are hidden from the street. A drone shows linings, joints and build-ups of debris.
Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.
Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.
Common roof problems in Keeper's Corner
Walking on some roofs does more harm than good. Older slates and tiles break easily, and some sheet roofs are fragile. A drone lets us see them closely without touching them.
Common reasons to book include:
- Gaps where slates or tiles have gone
- Wind damage high on the roof
- Moss and weeds taking hold up top
- Cracked flaunching or loose chimney pots
For site and facilities teams at buildings like Copthorne CofE Junior School, a drone or thermal camera can show a large roof in a single visit.

What a drone roof survey looks like in Keeper's Corner
The flight restriction zone around Gatwick Airport comes within about 1 mile of Keeper's Corner. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. Historic houses like Saint Hill Manor, about 4.8 miles south-east, show how far back building in the area around Keeper's Corner goes. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years.
Take an older house close to Church of St Bartholomew: tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.

Advice
Common questions in Keeper's Corner
Is drone flying allowed in Keeper's Corner?
Typically it comes down to two things: the airspace at the address and the weather. The flight restriction zone around Gatwick Airport comes within about 1 mile of Keeper's Corner. The exact boundary is checked for each address before any flight, and a roof inside it needs permission before we fly. The flight also waits for calm, dry weather.
Is Keeper's Corner within the area you cover?
Yes, Keeper's Corner is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
How fast do I get the report?
Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when you book.
Are you structural engineers?
No. We are roof surveyors, not structural engineers, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.
How long does the survey take?
It typically takes roughly 1–2 hours at most homes, or half a day or so for a commercial building. You will then get the report by email, on the timescale of your package.
Do you test for asbestos?
No. We don’t sample or test for asbestos. Where a material might contain it, such as old cement sheets on a building from before 2000, the report flags it.
How many surveys have you done?
Over 5,000 surveys so far, across 20+ years of surveying roofs, with 98% customer satisfaction.
Why get it checked now?
With drone photos, everyone can see the same thing. They show the location and extent of each defect. Where a roof is exposed, as many are in small places like Keeper's Corner, driving rain gets into any weakness, and damp in older walls is slow to dry out.
