How a flat roof survey works in Blackbrook

Offices, shops, industrial units and blocks of flats often sit under large flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. We quote commercial roofs on their size and how they’re reached, so please ring 07833 053749 or send us an email with the address and an idea of the roof’s size. If you are worried about leaks around rooflights and a sagging deck under the covering, we can find out what’s behind it, on single-ply membranes, felt flat roofs and mastic asphalt alike.

Flat roofs on exposed homes in small places like Blackbrook take more wind and rain, so edges, upstands and laps take a beating. Older felt roofs, often around 15–20 years in life, show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report is written in plain words, so it makes sense without any roofing background. Each point is backed by a photo where possible, and recommendations are put in order of urgency where relevant.

The survey, step by step

Every visit follows the same pattern: we listen to what’s been worrying you, inspect the roof from every safe vantage point, take photos as we go and make notes for the report. Most visits take roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Older rural homes like those around Blackbrook can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. We start with the details: the address, the roof’s use and any leaks or stains.
  2. We view the roof from ground level, from windows and from the roof where it’s safe to do so.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. We check the rooms or spaces under the roof for staining where we can reach them.
  5. We send a written report with photos, the defects we found and what we recommend.

Getting ready for the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Check pets are kept safely away
  • Have keys ready for side gates, garages or roof access doors

What we look for on each type of roof

Single-ply membranes

Single-ply relies on its welded laps staying sound. Seams, corners and the details around outlets and upstands get a careful look.

Mastic asphalt

Asphalt roofs are common on older flats, walkways and commercial buildings. The survey checks for crazing, cracking, blistering and splits where the asphalt turns up the walls.

What a flat roof survey doesn’t cover

Our findings are based on what we can see safely on the day, so there are some things a survey can’t cover:

  • Areas we can’t see or reach safely, including fragile rooflights and sheeting
  • A fixed date for when the roof will need replacing
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we will tell you. What our survey covers.

Roofs we survey in Blackbrook

  • Upstands and outlets
  • Single-ply membranes
  • GRP fibreglass
  • EPDM rubber
  • Felt flat roofs
  • Mastic asphalt

Should I look at the roof myself first?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Signs you need a flat roof survey in Blackbrook

Water that doesn’t drain sits on the roof and speeds up wear. Blocked outlets, poor falls and a sagging deck are the usual causes. Leaves and silt from nearby trees can soon choke an outlet.

It is worth booking a survey if you’ve seen:

  • Outlets choked with leaves and silt
  • Water getting in at rooflights
  • Splits and cracks in the covering
  • Ponding water that doesn’t drain away

If you own a rental within reach of Holmwood station, a flat roof over a rented flat is easy to forget until the tenant reports a leak.

  • Their drone registration, if they fly one
  • Their insurance cover
  • Whether you can ask questions once you have the report

What’s in a roof survey

Flat and commercial roofs around Blackbrook

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there’s normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Blackbrook has a long history of building, with Polesden Lacey about 4.3 miles north-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof.

Take a building like St John's Church of England Primary School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season. If your house is among the older ones in the streets near Church of St John the Evangelist, the joins between later flat roofs and the old walls are where problems typically start.

Blackbrook is about 2 miles south-east of Dorking, in Surrey. Whether the building in Blackbrook is a house, a flat or a commercial unit, we can survey the roof on a weekday or at the weekend. Across Surrey, we cover Blackbrook and the places around it. We also survey roofs in Crawley.

Common questions in Blackbrook

Is Blackbrook within the area you cover?

We do. A small place gets exactly the same survey as a big one.

How do I find out if my home in Blackbrook is listed?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does a flat roof survey replace a RICS survey?

No. It’s a survey of the flat roof. It isn’t a RICS Level 2 or 3 survey of the whole building, and it is not a structural engineer’s report. It frequently sits alongside a buyer’s building survey.

What’s in the survey report?

You get our findings in writing, part by part, with photos, finishing with recommendations. The most urgent items are made clear.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, so we’d move the date with you.

How soon will I get the report?

Report times are set by the package. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

What does ponding on a flat roof mean?

Water that lies on a flat roof for days is a sign that something needs attention. It could be the outlets, the falls or a deflecting deck. The survey looks at each and records the likely cause.
