What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery, and falls from height are serious. That is where a survey comes in, using safe viewpoints and a drone where applicable.

It helps to keep a record: dates of leaks, photos from the ground and any work done on the roof. Send it with your enquiry, as it helps us focus the survey.

Flat roof surveys for homes and businesses in Ranmore Common

Standing water is one of the first things we look for on a flat roof. It can mean the falls were never right, an outlet is blocked or the deck has started to sag. We record where water sits, check the outlets and look for dips that suggest deflection. If the deck itself looks like a structural concern, we will recommend a structural engineer. Common reasons to book are raised blisters across the surface and signs of deflection in the roof deck, on single-ply membranes, EPDM rubber and felt flat roofs.

Older buildings in small places like Ranmore Common may be listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

The report records the flat roof as we found it on the day. That makes it useful now and a handy reference later, like when you want to compare after future work.

Why act early in Ranmore Common

Waiting for a stain inside means the water has already got through the layers. We can pick up worn covering and failing details sooner, so you can plan the work rather than react to it. For an older or listed building in a place like Ranmore Common, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Ranmore Common: your questions answered

Is my home in Ranmore Common listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. The answer matters most when a change of material is on the cards.

Is Ranmore Common within the area you cover?

Yes. Ranmore Common is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when you book.

Can you tell me how long my flat roof will last?

We do not give a fixed number of years, because so much depends on upkeep, exposure and workmanship. Our report describes the condition and what needs doing, and when.

Does the report include photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

What do I do with the report?

You will get the report by email, with photos and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.

Will the survey show why my flat roof is leaking?

Our survey looks across the whole roof, not only above the stain. Splits, open laps, upstands, outlets and rooflights are all checked. If the cause can’t be seen, we will say so and suggest what would help.

How long have you been surveying roofs?

We have completed more than 5,000 surveys, across 20+ years of surveying roofs, and 98% of clients are satisfied.

What affects the cost of flat roof surveys

Not every roof costs the same to survey, and it comes down to:

  • How tall the building is and how easy the roof is to see
  • Basic, Standard or Premium
  • Commercial roofs and larger buildings
  • Whether thermal imaging or a drone is needed

Every price we give includes VAT. Our price is from £150, including VAT. You will know the exact price before you book.

Helping us price your survey

We will typically ask about:

  • Your timetable, such as an exchange date
  • Photos of the roof, taken safely from the ground or a window
  • What’s prompted the survey
  • How the loft is reached, if there is one

Surveys can be booked for weekdays, Saturdays or Sundays. To find a date that works for you, ring 07833 053749 or email us with the address and the days you’d prefer.

How it works

On the day, we start by asking what you’ve noticed and what you want to find out. After that, we look at everything we can see safely, from the ground, from windows, in the roof space and by drone where it applies. The survey normally takes between one and two hours for a house, or half a day or so for a commercial building. In a hamlet or village like Ranmore Common, a postcode doesn’t always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.

  1. You let us know about the roof, its covering if you know it, and any leaks.
  2. The roof is inspected from safe viewpoints, and from the roof itself where that’s safe.
  3. We check and photograph the covering, the falls, the upstands, the outlets, the trims and any rooflights.
  4. Where there’s safe access, we check the ceilings and spaces below for signs of water.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • For flats, make sure roof access has been agreed
  • Mention any parking restrictions on your street
  • Dig out any old roof reports or invoices

What we cannot see

In fairness, a roof survey has limits:

  • Asbestos testing, which needs a specialist asbestos surveyor
  • A promise that the roof will not leak in future
  • Structural calculations, which need a structural engineer

Not sure which survey suits your roof? You can ring 07833 053749 or use the contact form and we’ll tell you before you book. What a survey covers and doesn’t.

What we check

Flat roof surveys in Ranmore Common: local notes

With Polesden Lacey about 1.2 miles north, Ranmore Common sits in an area with a long building history. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years. There are several hotels within about a mile and a half of Ranmore Common, and hotels, like offices and blocks of flats, often have flat roofs. For hotels and other commercial buildings, finding the cause of a flat roof leak quickly keeps rooms in use.

If you own a rental within reach of Dorking West station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St Barnabas, the joins between later flat roofs and the old walls are where problems normally start. If you look after a building such as Surrey Hills All Saints Primary School, schools and public buildings often have big flat roofs, and their outlets and upstands need regular checks.

What we look for on each type of roof

GRP fibreglass

GRP can crack if the deck beneath flexes or if the resin was laid too thin. We record any cracking and any signs of the deck moving.

Single-ply membranes

Plant, fixings and foot traffic can all damage a single-ply roof. We note any punctures, tears and loose areas we can see.
