How a flat roof survey works in Pixham
Many commercial buildings and blocks of flats have big flat roofs. On a roof like this, a survey shows where the covering is wearing, where water is ponding and which outlets need attention. The photographed record helps you plan and budget for work. Commercial roofs are quoted for their size and access, so it helps if you ring 07833 053749 or email us with the address and a rough idea of the roof area. We’re often asked to look into raised blisters across the surface and outlets that hold water back, across mastic asphalt, felt flat roofs and single-ply membranes.
Somewhere as small as Pixham, flat roofs tend to be on extensions, garages and converted outbuildings. The checks are the same as anywhere: outlets, upstands, edges and the covering itself. The journey and access are planned beforehand. Garages and outbuildings are easy to forget, so mention any you want included when booking.
The report is written in plain words, so you do not need to be a roofer to follow it. Photographs show what each point refers to, and recommendations are put with the most urgent first where relevant.

Checking the roof from the ground
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Different roofs, different checks
Single-ply membranes
Many offices, units and newer flats have a single-ply PVC or TPO roof. The survey looks at welded seams, edges, fixings and signs of damage.
Rooflights and upstands
Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

Pixham: your questions answered
How do I find out if my home in Pixham is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Can you look at the flat roof of a hotel or office near Pixham?
Yes, commercial flat roofs are part of what we cover. For a bigger roof, you’ll get a quote based on the building.
Do you use drones?
Yes, where it’s applicable. Whether we can fly on the day depends on the weather and the airspace rules, including flight restriction zones near airports. We are a CAA-registered drone operator.
How long does the survey take?
That depends on the size and shape of the roof, but most surveys take an hour or two at a typical home, and more on a big or complicated roof. The written report follows by email.
Is Pixham in your area?
Yes. We survey roofs across London and South East England, and that includes Pixham.
Will you walk on the roof?
Only where it’s safe to do so. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the loft space, from the roof itself where safe and by drone where applicable. The report says if anything couldn’t be seen.
What if it rains on the day?
It can, depending on the survey. Drones can’t fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
What we do, step by step
Once we’ve finished looking, we write up our findings in a report with photographs. On timing, most surveys take an hour or two for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere as small as Pixham, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- We start with the details: the address, the roof’s use and any leaks or stains.
- We check the roof from wherever it can safely be seen.
- The covering, falls, upstands, outlets, edge trims and rooflights are checked and photographed.
- Where there is safe access, we check the ceilings and spaces below for signs of water.
- We send a written report with photos, the defects we found and what we recommend.
Getting ready for the survey
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work
- Let us know where we can park nearby
Arrange a survey
Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.
