Chimney survey in Blackbrook
For buyers, a chimney survey before exchange can flag work you may want to raise. On older stacks, we frequently find cracked flaunching, loose flashings and worn pointing. You get photographs and findings you can take back to the seller or agent. It complements a RICS home survey rather than replacing it. If you are worried about frost-damaged brickwork on the stack and staining on walls around the chimney, we can find out what’s behind it.
Village roofs often face open fields and take the full force of wind and rain, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
Where we cannot see part of the chimney stack, the report says so. That way, it’s clear what was covered and what wasn’t, and what we’d suggest next.

How the survey changes by roof type
Flaunching
Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.
Chimney breasts and the loft
Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it is adequate.

What a survey costs
Several things affect the price of a survey:
- Basic, Standard or Premium
- The height of the building and how the roof can be seen safely
- The use of thermal imaging or a drone
- House, block, shop or office
Every price we give includes VAT. Chimney survey starts from £150, including VAT. You’ll know the exact price before booking.
What we need to know
Before you get in touch, it is useful to have:
- What made you get in touch
- Dates you are working to, like exchange
- Pictures of the roof from a safe spot, if you have them
- Your postcode, so we can check access and travel
Prices start from £150, including VAT. The exact figure depends on the roof and the package, so call 07833 053749 or drop us an email with the details.
Questions from Blackbrook
Do you survey roofs for landlords with property near Holmwood station?
Of course. Let us know whether a tenant or an agent will let us in, and we can send the report to you or your agent.
How do I find out if my home in Blackbrook is listed?
Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
What happens next?
The report arrives by email. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation.
Do you need to go on the roof to check the chimney?
We look from the ground, from windows and from the loft where it’s safe. Where it applies, our Premium Survey adds a drone inspection for a closer view. Any area we couldn’t view is noted.
How long does the survey take?
Time on site depends on the roof, but most surveys take an hour or two at a house, as part of a look at the roof around the stack. The written report follows by email.
Do you inspect the flue?
No. We survey the stack and its weathering, not the flue. For the flue, you will need a sweep or, for gas, a Gas Safe registered engineer.
How the survey works
We don’t take risks to get a closer look. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take an hour or two for most homes, a little longer where there are several stacks. Somewhere like Blackbrook needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from the ground, from windows, from the loft where there’s safe access and from the roof where it is safe.
- We start with the details: how many stacks, whether any are shared and any signs of damp.
- We inspect each stack from safe viewpoints outside.
- Every part we can see is looked at: pots, cowls, flaunching, pointing, bricks and flashings.
- Inside, we look for damp on chimney breasts and in the loft where there’s safe access.
- You get a photo-illustrated written report and our recommendations.
How to prepare
- Unlock side gates and any roof access doors
- Make a note of anything you’d like us to look at
- Agree roof access with the managing agent if it’s shared
Booking a survey
If you are buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply phone 07833 053749 or send us an email whenever suits you.

What this survey cannot tell you
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:
- Hidden damage within the stack
- Whether a gas appliance or its flue is safe
- A structural engineer’s assessment
If you are not sure which survey you need, phone 07833 053749 or send us an email and we will give you a straight answer. What our survey covers.

- Chimney pots and cowls
- Chimney breasts
- Shared and party-wall stacks
- Flaunching
- Lead flashings
Leave it or get it looked at?
If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. In a small place like Blackbrook, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.
Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You will know the figure before booking.
What you get with us

DIY checks: what’s safe
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Please don’t climb up for a closer look.
The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where applicable.
Blackbrook homes and their roofs
In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it is often the fixings, flashings, valleys and gutters that give out first. With Polesden Lacey about 4.3 miles north-west, Blackbrook sits in an area with a long building history. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead.
If you live in an older home near Church of St John the Evangelist, its roof may have old fixings, lead flashings and chimneys that need a closer look. Landlords with a home close to Holmwood station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. Living close to Inholms Clay Pit is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.
