Flat roof surveys near Pirbright

What happens on the day

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect roughly 1–2 hours for an extension, garage or dormer roof, and around 3–4 hours for a commercial flat roof. Somewhere like Pirbright needs a little journey planning: let us know about lanes, gates and parking. On the day, we inspect everything that’s safely in view, inside and out.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. Each defect is photographed and its likely cause noted.
  5. The report explains the condition and recommends what to do first.

How to prepare

  • Jot down any questions you want answered
  • Agree roof access with the managing agent if it is shared
  • Make sure pets are kept safely away

About our flat roof survey in Pirbright

Water through a flat roof doesn’t always come in where the stain is. It may start at a split, a lifted seam or a failed upstand well away from the damp patch. Our survey covers the whole roof, not just the part above the mark, and photograph anything that could let water in. A roofer can then start from a clear picture of the problem. We survey upstands and outlets, single-ply membranes and EPDM rubber, and common reasons people get in touch are dips that suggest the deck is deflecting and loose or cracked edge trims.

In a small place like Pirbright, a flat roof can stand in the open, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, typically show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are typically the first part of a flat roof to go.

The report works through the roof section by section, from the coverings down to the gutters, with a note and a photo for each point. It records what’s sound as well as what is not.

Questions from Pirbright

Do you cover smaller places like Pirbright?

Yes, Pirbright is covered. Our area covers London and South East England, and smaller places are part of that. The journey is planned ahead, so it is useful to know about access.

Is my home in Pirbright listed or in a conservation area?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Do you survey commercial flat roofs?

Yes. Commercial and residential flat roofs are both covered. Expect about 3 to 4 hours on site for most commercial roofs, and larger roofs are quoted for their size.

How many surveys have you done?

We have been surveying roofs for over 20 years and have carried out more than 5,000 surveys.

How fast do I get the report?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline as you book.

Do you give a life expectancy for the roof?

We do not put a figure on it. As a guide, felt often lasts around 15 to 20 years, EPDM frequently 30 to 50 and GRP up to about 30, but the report tells you how your roof is really doing.

Do you survey on Saturdays and Sundays?

We carry out surveys on weekdays and at weekends. To find a day that suits you, ring 07833 053749 or email us.

Surveys for landlords and agents in Pirbright

Landlords, agents and building managers in Pirbright and across Surrey can book any of our surveys. To discuss a property or a block, ring 07833 053749 or send us an email.

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Useful tips for Pirbright property owners

From years of surveys, a few habits stand out as worth the effort:

  • Keep outlets clear of leaves and moss
  • Ask whoever fits equipment on the roof to make good the covering
  • Treat rooflights and old sheeting as fragile
  • Plan a survey before the covering reaches the end of its usual life

You can use the report to ask roofers to quote for the same work. With each roofer working from the same list, comparing quotes is simpler. You stay in control of who does the work and when.

Try not to let a flat roof become a walkway. If access is needed, boards or walkways help protect the covering, and remind them never to step on rooflights or fragile sheets.

What this survey cannot tell you

Every survey has limits, and we’d rather be clear about that before booking. Bear these in mind:

  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Testing older roof sheets for asbestos
  • Whether the deck or joists are strong enough

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we will tell you. The full list of what we check.

What we check

  • GRP fibreglass
  • Upstands and outlets
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey, using safe viewpoints and a drone where it applies.

Watch the gutters in a downpour, from a window or the ground. Overflowing water can point to a blockage or a sagging run.

Flat and commercial roofs around Pirbright

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. About 4.4 miles south lies Wanborough Manor, a reminder of how long the area around Pirbright has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and a listed home or one in a conservation area may need consent for changes of material.

Anyone responsible for a site like Knowl Hill School will know that large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly. If you let a flat or house near Brookwood station, the flat roof over a let home is worth a look before it becomes a tenant complaint. Take an older house close to Church of St Michael and All Angels: later flat-roofed additions are common on older houses, and their edges and upstands often show the first signs of wear.

Why act early in Pirbright

Standing water on a flat roof rarely sorts itself out. Most frequently it means blocked outlets, poor falls or a deck that is dipping, and every wet spell adds to the wear. Finding the cause now keeps more options open. In a place like Pirbright, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
