How a flat roof survey works in Cramhurst
Buying a home with a flat-roofed extension, dormer or garage? It’s useful to know that roof’s condition before you exchange. Felt roofs frequently last around 15 to 20 years, while EPDM and GRP often last longer. Our report records the covering, how it is holding up and any defects we can see, with a photo of every defect. That gives you facts to raise with the seller or agent. We’re often asked to look into outlets choked with leaves and silt and standing water left after rain, on mastic asphalt, upstands and outlets and felt flat roofs.
Flat roofs on exposed homes in small places like Cramhurst take more wind and rain, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.
Pictures do a lot of the work in our reports, because a photo of a cracked flashing says more than a paragraph. If something couldn’t be seen safely, the report is clear about it.

Flat and commercial roofs around Cramhurst
Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere. Loseley Park, about 4.4 miles north-east, is one of the historic houses in the wider area around Cramhurst. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs.
The streets around a church like St John the Evangelist's Church are often among the oldest in a place, and if you own one of the older houses nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Milford (Surrey) station may find that a flat roof over a rented flat is easy to forget until the tenant reports a leak.

Leave it or get it looked at?
Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there is still time to plan the work. Outbuildings and barns around Cramhurst are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Common questions in Cramhurst
Do you cover smaller places like Cramhurst?
Yes, we do. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it is useful to know about access.
Does a conservation area affect roof work in Cramhurst?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
How do I book a survey in Cramhurst?
To arrange a survey, phone 07833 053749 or send us an email with the address, the type of property and what’s prompted the survey. We’ll confirm the price and find a day that suits.
Do you go up onto the roof?
Only where it is safe to do so. Otherwise we use windows, vantage points and the spaces below, and we note any area we couldn’t see. Fragile surfaces are never walked on.
Can you test old roof sheets for asbestos?
Asbestos testing isn’t part of our survey. Where a roof has materials that might contain asbestos, such as old cement sheeting, the report flags them and recommend a specialist asbestos surveyor.
How experienced are you?
We’ve completed more than 5,000 surveys, across 20+ years of surveying roofs, with 98% customer satisfaction.
How soon will I get the report?
The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. Each one is emailed.
How it works
Photos are taken throughout the visit, so you can see in the report what we found and where. We take close-ups from wherever is safe, including by drone where it’s applicable and the weather allows. Most surveys take between one and two hours for most houses, while a commercial roof takes nearer three to four hours. Rural addresses near Cramhurst can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- You send us the address and, for commercial roofs, an idea of the roof’s size.
- We check the rooms or spaces under the roof for staining where there is access.
- The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
- We record every defect with a photo and its likely cause.
- The report explains the condition and recommends what to do first.
How to prepare
- For flats, make sure roof access has been agreed
- Note where any stains or damp appear
- Keep pets in another room

Landlords, agents and block managers in Cramhurst
We survey roofs for landlords and letting agents as well as homeowners. A written report with photos gives you a clear record of the flat roof.
If the property is let, the agent or a tenant can let us in, at a time agreed beforehand. Surveys run on weekdays and at weekends, which helps when tenants work during the week.
What you can safely check yourself
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can point to a blockage or a sagging run.
What this survey can’t tell you
Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:
- Hidden layers beneath the covering
- A fixed date for when the roof will need replacing
- Parts of the roof that aren’t safe to walk on or view
