Flat roof surveys for homes and businesses in Ash Green

We inspect a flat roof from wherever it can safely be seen: on the roof where it is safe, from windows and higher ground, and from the rooms below where we can reach them. Fragile rooflights and fragile sheets are never walked on. Where any area cannot be viewed safely, we say so in the report, so the limits of the survey are clear. We survey single-ply membranes, EPDM rubber and mastic asphalt, and the problems we are asked to look at most are loose or cracked edge trims and blistering in felt or asphalt.

Some older homes in villages like Ash Green are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Findings are set out part by part, from the main slopes down to the gutters and outlets, with a note and a photo for each point. It records what’s sound as well as what is not.

What a flat roof survey does not cover

Without opening up the roof, some things stay hidden, and that sets some limits:

  • What’s under the membrane without opening it up
  • Whether the deck or joists are strong enough
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting

If you’re not sure which survey you need, phone 07833 053749 or use the contact form and we’ll give you a straight answer before you book. The full list of what we check.

What we check

  • Upstands and outlets
  • GRP fibreglass
  • Felt flat roofs
  • EPDM rubber
  • Mastic asphalt
  • Single-ply membranes

Tips that help

Nothing here needs a ladder. Our suggestions:

  • Treat rooflights and old sheeting as fragile
  • Look for standing water a day after rain
  • Plan a survey before the covering reaches the end of its usual life
  • Make sure new fixings through the roof are properly sealed

Many people send the report to two or three roofers for quotes. Because everyone is pricing the same findings, the quotes are easier to compare. It is your choice who carries out the work and when.

Get splits, lifted seams and loose trims seen to while they’re small. Prompt repairs tend to add years to a flat roof.

For landlords and managing agents

We survey roofs for landlords and agents as well as householders. A report with photos gives you a clear record of the flat roof, which helps you plan work between tenancies.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What you can safely check yourself

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

If you have a loft with safe access, take a look inside. Use a torch and stay on the joists or boards, and look for staining, damp timber or daylight coming through.

Ash Green questions

Will you come out to Ash Green?

Yes, Ash Green is covered. We cover the whole of London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

Does a conservation area affect roof work in Ash Green?

The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.

Does the report include photos?

Yes, every report has them. Each finding is shown in a picture where possible.

How much is a survey?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, and it is agreed before booking.

Does a flat roof survey replace a RICS survey?

No. It is a closer look at the flat roof, not a survey of the whole property. It works alongside a RICS home survey, not instead of one, and structural calculations need a structural engineer.

Do you cover flat roofs on blocks of flats?

Yes. Offices, units, shops and blocks of flats are all part of our work. We quote bigger roofs on their size and how they’re reached, so call 07833 053749 or use the contact form with the address.

Is ponding on a flat roof a problem?

Water that lies on a flat roof for days is a sign that something needs attention. The cause may be the outlets, the falls or the deck. The survey looks at each and records the likely cause.

The survey, step by step

We look at the roof from outside and, where it’s relevant and there is safe access, from inside the roof space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit normally takes between one and two hours for a small flat roof at home, and longer for a large commercial one. Older roofs in small places like Ash Green can have low, tight loft spaces, so it is useful to know whether there is a loft hatch and how easy it is to reach. Only areas that can be reached safely are inspected.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. We check the rooms or spaces under the roof for staining where there’s access.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before we arrive

  • If it is not your property yet, arrange access through the agent
  • Keep pets out of the way during the survey
  • Tell us about parking before the day

What a flat roof survey looks like in Ash Green

With Wanborough Manor about 2.1 miles east, Ash Green sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere.

For site and facilities teams at buildings such as Ash Grange Primary School, a large flat roof with lots of outlets and rooflights has many places where a membrane can fail. Take an older house close to Church of St Peter: the flat roofs on later extensions tend to wear out long before the main roof. What affects the price in Ash Green

To price your survey, we check:

  • Which survey package you book
  • If the survey needs thermal imaging or a drone
  • How tall the building is and how easy the roof is to see
  • The type of building, from a house to a block or an office

Simple, low roofs take less time to survey than tall or complicated ones, and the package you pick makes a difference too. We’ll give you the figure before anything is booked.

Getting in touch

To price your survey accurately, we will ask about:

  • The type of building and roof, like pitched or flat
  • Pictures of the roof from a safe spot, if you have them
  • Your postcode, so we can check access and travel
  • Your timetable, such as an exchange date

We survey roofs on weekdays, Saturdays and Sundays. To find a date that works for you, call 07833 053749 or use the contact form with the address and the days you’d prefer.
