What happens if roof problems are left?

Waiting for a stain inside means the water has already got through the layers. A survey can find worn areas and failing details before that point, while there’s still time to plan the work. Around Warlingham, leaves and moss in gutters lead to overflowing water and damp walls. Dealing with the cause is simple; drying out a wall is not.

Flat roof surveys for homes and businesses in Warlingham

A flat roof survey looks at the covering, the edges, the outlets and the details where the roof meets walls and rooflights. We cover felt, mastic asphalt, EPDM rubber, GRP fibreglass and single-ply roofs. It suits a small roof over an extension or garage as well as a large one over flats, offices or units. The findings go into a written report with photos, setting out the defects and what we’d recommend. If you’ve noticed standing water left after rain and upstands pulling away from walls, we can find out what’s behind it, on upstands and outlets, mastic asphalt and single-ply membranes alike.

Around a smaller place like Warlingham, flat roofs typically cover extensions, garages and dormers. They’re small, but a leak over a kitchen extension can do a lot of harm. What it is covered in, and how well it was laid, decides what it needs, from felt and asphalt to EPDM rubber and GRP. Ponding, splits and lifting edges are the signs to look for from a window.

Every survey ends with a written report, with photographs, emailed to you. It explains the condition of the flat roof, the defects we found and what we recommend.

Common roof problems in Warlingham

A flat roof lies open to sun, rain and frost, and water drains off it slowly. Over the years, coverings harden, crack and start to come away at the edges. Most people book a survey after a leak, before buying, or when they think the roof is getting old.

Here are some of the things we see frequently:

  • Splits and cracks in the covering
  • Failed upstands where the roof meets a wall
  • Signs of deflection in the roof deck
  • Ponding water that doesn’t drain away

If you live in an older home near Church of All Saints, the flat roofs on later extensions tend to wear out long before the main roof.

Questions to ask before booking

  • How soon the report will arrive
  • Whether the loft space is looked at, where there is one
  • Whether VAT is in the quoted price
  • Their track record with similar roofs

What’s in a roof survey

Honest limits

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • The condition of the deck or insulation hidden under the covering
  • Areas we cannot see or reach safely, including fragile rooflights and sheeting
  • Whether old sheeting or boards contain asbestos

If in doubt, ring 07833 053749 or email us and we’ll suggest the right survey. What our survey covers.

Roof types and parts we check

  • Felt flat roofs
  • GRP fibreglass
  • EPDM rubber
  • Single-ply membranes
  • Upstands and outlets
  • Mastic asphalt

How it works

Safety comes first on every visit. Everything that can be seen safely is inspected, and if part of the roof cannot be seen, the report says so. Most visits take about 1–2 hours for a small flat roof at home, and longer for a large commercial one. For a survey in Warlingham, we agree the time, the access and parking before the day. Visits can be on weekdays, Saturdays or Sundays. If there are outbuildings or garages you want looked at, mention them.

  1. You send us the address and, for commercial roofs, an idea of the roof’s size.
  2. Inside, we look for signs of water under the roof where we can reach.
  3. The roof is inspected from every safe viewpoint, without walking on fragile surfaces.
  4. We record every defect with a photo and its likely cause.
  5. The report explains the condition and recommends what to do first.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Mention any parking restrictions on your street
  • Unlock side gates and any roof access doors

Before and after the survey

You do not need to be a roofer to help. What helps most:

  • Check from a window for ponding after heavy rain
  • Never stand on rooflights or fragile sheeting
  • Check that new brackets or units haven’t damaged the covering
  • Check the outlets after the leaves fall

Once we’ve been, the findings are written up with photos. It explains the covering, its condition and every defect, and what we recommend. Basic reports arrive within 48 hours, Standard reports in 24 to 48 hours and Premium reports the same day.

After heavy rain, look at the roof from an upstairs window if you can. If water is still there a day or two later, have it checked.

Flat and commercial roofs around Warlingham

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. With Addington Palace about 3.5 miles north, Warlingham sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Upper Warlingham station, flat roofs on let property tend to be checked only when they fail, which is the costly way round. Anyone responsible for a site like Warlingham Village Primary School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

Common questions in Warlingham

Does a conservation area affect roof work in Warlingham?

We can’t confirm that for you, but Historic England’s list and your council can. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Will you come out to Warlingham?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long have you been surveying roofs?

We have more than 20 years’ experience and have completed over 5,000 surveys across London and South East England.

Can you inspect my roof with a drone?

Where it helps and the rules allow, yes. Our sub-250g drone is flown by a CAA-registered operator with a Flyer ID and Operator ID, and the airspace and weather are checked before every flight.

Can you give me structural calculations?

No. Visible signs like deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. If one is needed, the report says so.

Do you go up onto the roof?

Where it is safe, the roof is inspected from the roof itself. Otherwise we use windows, vantage points and the spaces below, and the report says if any part couldn’t be seen. We don’t walk on fragile rooflights or sheeting.

When does the report arrive?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

What we look for on each type of roof

EPDM rubber

Lifting at the edges and loose areas of membrane are common EPDM problems. We record any we can see, with photographs.

Rooflights and upstands

Where a flat roof meets a wall, the upstand has to stay sealed as the building moves. We look for splits, gaps and failed flashings over the top.
