Flat and commercial roofs around Stroude

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Mixed in with those pitched roofs are lots of flat ones, over rear extensions, dormers, garages and shops. The wider area around Stroude has a long history of building, with Botleys Mansion about 2.7 miles south. If your house is among the older ones, expect a mix of original materials and later repairs on the roof.

Landlords with a home close to Virginia Water station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies. If you live in an older home near Christ Church, flat-roofed rear additions and dormers added over the years are worth checking. Take a building like St Ann's Heath Junior School: large flat roofs, common on schools and other public buildings, need their outlets, upstands and coverings checked regularly.

How a flat roof survey works in Stroude

Flat roofs deal with rain in a very different way from pitched ones. Because rain sits on it for longer, a small split, an open seam or a blocked outlet matters more. We check the surface, the falls, the upstands and the edge trims, and we note any sign that the deck below has got wet. The aim is to find problems before they show up as a stain on a ceiling. We survey felt flat roofs, upstands and outlets and mastic asphalt, and common reasons people get in touch are raised blisters across the surface and a sagging deck under the covering.

In a small place like Stroude, a flat roof can stand in the open, which is hard on edges, upstands and joins in the covering. Felt roofs, which often last around 15–20 years, usually show it first. Rubber and GRP last longer, though trims and joints still need a look. On an exposed roof, the edges tend to go first.

How fast the report arrives depends on the package: Basic within 48 hours, Standard in 24–48 hours and Premium the same day.

How it works

After the inspection, everything we found is written up in a report with photos, sent to you by email. As for time on site, most surveys take about one to two hours for a small flat roof at home, and longer for a large commercial one. Older rural homes like those around Stroude can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely, and anything we can’t see is noted.

  1. First we go through the roof, what’s beneath it and any problems so far.
  2. The roof is viewed from safe positions, including the roof itself where that’s safe.
  3. We check the covering for splits, blisters, ponding and wear.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Advice

Landlords, agents and block managers in Stroude

Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Tell us about it when booking and we’ll plan the visit with that in mind.

Letting agents often book on a landlord’s behalf. We agree a time with the tenant beforehand.

Stroude questions

Does a conservation area affect roof work in Stroude?

Start with Historic England’s list for listing and your council for conservation areas. Either can affect what roof work is allowed, so it is worth checking before planning any.

Will you come out to Stroude?

We do. A small place gets exactly the same survey as a big one.

How many years has my flat roof got left?

We do not put a figure on it. Typical ranges are around 15 to 20 years for felt, 30 to 50 for EPDM and up to about 30 for GRP, but the report tells you how your roof is really doing.

Do you need to get into the loft?

Usually, if there’s one and it can be reached safely. The roof space can show things the outside can’t, such as damp timbers, staining or daylight.

Will you walk on the flat roof?

Where it is safe, the roof is inspected from the roof itself. If not, we use safe viewpoints and look inside, and we note any area we couldn’t see. We don’t walk on fragile rooflights or sheeting.

Can you survey a flat roof on an office or unit?

Yes. We survey flat roofs on offices, shops, industrial units and blocks of flats. We quote bigger roofs on their size and how they’re reached, so please ring 07833 053749 or email us with the details.

How long will you be at the property?

It usually takes about one to two hours on an ordinary house, and about three to four hours for a commercial roof. The report follows by email.

How we price flat roof surveys

Several things affect the price of a survey:

  • The size of the roof
  • Commercial roofs and larger buildings
  • The shape of the roof and its details
  • Height and safe access

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you want to find out.

Booking your survey

You do not need to know any roofing terms. It is enough to tell us:

  • The kind of building and roof involved
  • Any photos you have, taken from ground level or a window
  • Your timetable, like an exchange date
  • Anything about access we should know

Photos help, if you have them. Pictures from ground level or a window are fine. To get started, phone 07833 053749 or send us an email.

What a flat roof survey does not cover

Some things cannot be seen without opening up the roof, so a survey has limits:

  • Whether the deck or joists are strong enough
  • An exact number of years the roof has left
  • Whether old sheeting or boards contain asbestos

If you’re not sure which survey you need, ring 07833 053749 or use the contact form and we’ll give you a straight answer. The full list of what we check.

Roof types and parts we check

  • Single-ply membranes
  • EPDM rubber
  • Upstands and outlets
  • Mastic asphalt
  • GRP fibreglass

DIY checks: what’s safe

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That part is for a survey.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
