Flat roof survey in Holt Pound: what you get

Each type of flat roof has its own weak points. Felt can blister and crack, asphalt can craze and split, EPDM seams and laps can lift, and GRP can crack where boards meet or at the trims. On PVC and TPO single-ply roofs, we look closely at the welded laps, edges and fixings. Once you know the covering and its condition, planning the next step is far easier. We are frequently asked to look into upstands pulling away from walls and blistering in felt or asphalt, across single-ply membranes, upstands and outlets and EPDM rubber.

Some older homes in villages like Holt Pound are listed or in a conservation area, which can shape what a new flat roof may look like. Check with the council before planning any change of material. Finding out what state the roof is in gives you the facts to plan with. Changes that affect a listed building’s special interest need listed building consent.

Findings are set out part by part, from the coverings down to the gutters, with a note and a photo for each point. You’ll see the good as well as the bad.

Flat roofs in Holt Pound

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. With Farnham Castle about 2.7 miles north-east, Holt Pound sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area.

For an older house near a landmark like Saint James, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. For landlords with property near Bentley (Hampshire) station, flat roofs over rear additions and dormers in rented property are worth checking between tenancies. Take a building like Rowledge Church of England Controlled Primary School: a large flat roof with plenty of outlets and rooflights has many places where a membrane can fail.

Questions from Holt Pound

Do you cover smaller places like Holt Pound?

Yes, Holt Pound is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

How do I find out if my home in Holt Pound is listed?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Does the weather affect the survey?

A survey can normally go ahead in light rain. Heavy rain or strong wind can ground a drone and make the roof unsafe, so if conditions aren’t right we will arrange another day with you.

Do I have to be there for the survey?

If the survey includes the loft or the inside of the building, someone needs to let us in. We will talk about access when booking.

Do you carry out surveys on Saturdays and Sundays?

We survey seven days a week: weekdays, Saturdays and Sundays. Just tell us the days that suit you.

How much does a flat roof survey cost in Holt Pound?

Flat roof survey starts from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.

Will this cover the whole house?

No. It is a closer look at the flat roof, not a survey of the whole property. It complements a RICS home survey rather than replacing it, and structural calculations need a structural engineer.

Checking the roof from the ground

The one thing to avoid is getting up close. Roofs are fragile and slippery, and a fall can be serious. That part is for a survey.

Look up at the roof after a storm, from the ground: pieces of tile or slate on the ground, a gap in the ridge or a lifted flashing are all worth noting. Do not go up yourself.

Landlord and commercial surveys in Holt Pound

An agent can book and manage the survey for a landlord, and the report can go to both. Access is agreed with the tenant in advance.

Freeholders and residents’ companies use a roof report to plan and budget, with the most urgent items set out first.

Different roofs, different checks

Felt and built-up roofs

Built-up felt is one of the most common flat roof coverings on extensions, garages and dormers. We look for blistering, cracking, split laps and worn mineral surfacing.

Rooflights and upstands

Rooflights, lanterns and upstands are where many flat roof leaks begin. We check how the covering is finished around each rooflight and upstand.

Honest limits

To be straight with you, a roof survey has limits:

  • Whether old sheeting or boards contain asbestos
  • What’s under the membrane without opening it up
  • A promise that the roof will not leak in future

If in doubt, ring 07833 053749 or email us and we will recommend the right survey before you book. What a survey covers and does not.

What we look at

  • Mastic asphalt
  • Felt flat roofs
  • Upstands and outlets
  • Single-ply membranes
  • EPDM rubber
  • GRP fibreglass

What we do, step by step

When we arrive, we start by asking what you’ve noticed and what you’d like to know. We then inspect everything that can safely be seen, using the ground, windows, the loft and a drone where it applies. The survey normally takes about one to two hours at a typical home, and about three to four hours for a commercial roof. In a hamlet or village like Holt Pound, a postcode does not always lead to the right gate, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We agree the roof to be surveyed, its use and any leaks you know about.
  2. The roof is viewed from safe positions, including the roof itself where that is safe.
  3. The covering is checked for wear, splits, blisters and standing water.
  4. Upstands, outlets, edge trims and rooflights are checked and photographed.
  5. A written report with photos and recommendations is emailed to you.

Before the survey

  • Tell us about any leaks, stains or damp patches you know of
  • Let us know about parking before the day
  • If you are buying, let the agent know when we’re coming

Book a survey

If you have photos of the roof, send them over. Pictures from ground level or a window are fine, and please do not climb up for a closer look. To get started, ring 07833 053749 or drop us an email.
