When to book a survey in Little Bookham

Chimney tops take the worst of the weather. From ground level, you rarely see cracked flaunching or loose pots. Close-up drone photos show their condition.

A survey makes sense if you’ve noticed:

  • Cracked flaunching or loose chimney pots
  • Flashings that have come away
  • Moss building up on slopes and in gutters
  • Outlets choked with leaves and silt

The streets around a church like Church of St Lawrence are often among the oldest in a place, and if you own one of the older houses nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from ground level, and that is where a view by drone or thermal camera helps.

Choosing a roof surveyor

  • Is VAT included in the price?
  • What the survey won’t cover
  • Their insurance cover
  • Whether the loft is part of the inspection

What a good roof survey covers

Drone roof survey in Little Bookham

Our drone weighs under 250g, and we’re a CAA-registered drone operator, with a Flyer ID and an Operator ID. We keep it in sight throughout, and well below the 120-metre height limit. Each flight is planned with the site and its surroundings in mind. Airspace and weather are checked before every flight. Safety comes first on every visit. We survey tall and steep roofs, valleys and parapet gutters and flat roofs on upper floors, and common reasons people get in touch are storm damage on steep or tall roofs and lifted or split lead flashings.

In smaller places like Little Bookham, many homes are bungalows and houses with roofs you can partly see from ground level. The parts you cannot see, like rear slopes, valleys and chimney tops, are where a drone or thermal camera adds detail. Both depend on the weather on the day, as calm, dry conditions suit both. Close-up images frequently show wear on ridges, verges and flashings that can’t be judged properly from the ground.

We keep jargon out of it: if work is needed, the report says so clearly, along with how urgent it is.

Honest limits

It is useful to know what a survey will not do before booking:

  • Flights in a restricted zone without permission
  • Whether the roof structure meets design loads
  • The underside of the roof (that needs an inside check)

If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. What our survey covers.

Roof types and parts we check

  • Chimney stacks
  • Valleys and parapet gutters
  • Flat roofs on upper floors
  • Fragile roofs
  • Tall and steep roofs
  • Large and complex roofs

How we price drone roof surveys

Prices vary from roof to roof, for these reasons:

  • The shape of the roof and its details
  • If the survey needs thermal imaging or a drone
  • Which survey package you book
  • Building height and the viewpoints available

Our price is from £400, including VAT. The final price depends on how big and how high the roof is, how it can be seen safely and which survey you book.

What to let us know when you get in touch

If you can, have these to hand when you get in touch:

  • What’s prompted the survey
  • Where any leaks, stains or damp patches show inside
  • Any photos you have, taken from the ground or a window
  • The style of property, from a terrace to a block

We confirm the exact price before booking, so you know where you stand. Drone roof survey starts from £400, including VAT. For a price for your roof, call 07833 053749 or send us an email.

Your questions about drone roof surveys in Little Bookham

Do you cover smaller places like Little Bookham?

Yes, we do. We cover the whole of London and South East England, from towns to the smallest villages. Longer journeys are simply planned ahead of time.

How do I find out if my home in Little Bookham is listed?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Can a drone see inside my loft?

No. The drone sees the roof from outside only. The roof space is checked separately, where there is safe access.

Can you survey at the weekend?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, phone 07833 053749 or drop us an email.

Can you give me structural calculations?

No. Our survey isn’t a structural engineer’s report, and it doesn’t include calculations. If we see signs that need an engineer’s opinion, we will recommend one.

Are you registered with the CAA?

We are. Our Flyer ID and Operator ID come from the CAA, and we fly a drone that weighs under 250g.

Will you photograph next door’s garden?

We point the camera at your roof only. Next door’s windows and gardens are kept out of shot as far as possible. It’s useful to tell neighbours beforehand.

What we do, step by step

Every roof is different, but as a rough guide the survey takes between one and two hours for most homes, with the pre-flight checks included, and longer for big commercial roofs. If you have questions on the day, just ask. Being in a smaller place like Little Bookham doesn’t change how the visit works: outside, inside and from any safe vantage point, in that order. It helps to show us anything you’ve already noticed.

  1. You give us the address and let us know about the roof.
  2. We check the airspace and seek any permission needed.
  3. Before take-off, the wind, the weather and the launch spot are checked.
  4. Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
  5. The findings, photos and recommendations reach you by email.

Tips that help

Nothing here needs a ladder. A few suggestions:

  • Make sure the loft can be reached
  • Keep pets indoors during the flight
  • Allow for a change of day in poor weather
  • Let us know what you want to see

You get an in-person consultation with the Premium Survey to go through what the drone showed. You can ask about anything that isn’t clear.

Look at the roof from ground level after strong winds. Pieces of slate or tile on the ground mean something has moved. A drone can show exactly what has moved.
