About our drone roof survey in Lingfield
We fly a sub-250g drone, and we are a CAA-registered drone operator, with a Flyer ID and an Operator ID. It stays within sight for the whole flight, and well below the 120-metre height limit. Every flight is planned around the roof, the site and the people nearby. Before every flight, we check the airspace and the weather. Safety comes first on every visit. Common reasons to book are flashings that have come away and coverings that have slipped high up on the roof, across flat roofs on upper floors, tall and steep roofs and large and complex roofs.
Older cottages and houses around Lingfield may have little insulation, and some have extensions with their own roofs. A thermal image can show where heat is escaping or where moisture may be trapped, and drone photos show the roof surfaces themselves. Findings are checked with moisture readings where needed. Results depend on the weather, so the visit is planned around the forecast.
It is not only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend.

What a drone roof survey does not cover
No survey can tell you everything, and it is better to know them up front. Keep these in mind:
- What’s under the slates, tiles or felt
- Neighbouring roofs the owner hasn’t asked us to survey
- A flight on a day when the weather is not safe
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.
What we look at
- Large and complex roofs
- Valleys and parapet gutters
- Chimney stacks
- Flat roofs on upper floors
- Tall and steep roofs
- Fragile roofs
Landlords, agents and block managers in Lingfield
Surveys can also be booked by buyers’ agents acting for a client. Reports are emailed, so they’re easy to pass on, photographs included.
Letting agents often book on a landlord’s behalf. Access is agreed with the tenant beforehand.
Lingfield: your questions answered
Can you fly a drone over a roof in Lingfield?
The answer turns on the exact location and the conditions on the day. Every flight is checked against the Drone Safety Map first. High wind or heavy rain also stops a small drone flying.
Does a conservation area affect roof work in Lingfield?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.
Do you look in the roof space?
If there’s a loft and safe access to it, yes. The loft space can show things the outside can’t, such as damp timbers, staining or daylight.
Can you survey a shared roof?
Yes. Shared roofs just need a little more planning. Mention it when you contact us and we’ll plan the survey around it.
What if it rains on the day?
Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. We’ll rearrange with you if the weather isn’t right.
Does the report include photos?
Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.
Do you climb onto every roof?
Only if it is safe. We look at everything that can be seen safely: from ground level, from windows, from inside the loft space, from the roof where it’s safe and by drone where applicable. The report says if anything couldn’t be seen.
How the survey works
We work from the outside in: outside views come first, then the loft space if there’s safe access. In total, it takes roughly 1–2 hours at a typical home, or half a day or so for a commercial building. Homes around Lingfield often have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. The loft, where there’s safe access, completes the picture.
- First comes the address, plus a note of what worries you about the roof.
- Airspace restrictions are checked and permission sought where needed.
- We assess the conditions and the take-off spot first.
- Close-up photos are taken of each slope, chimney, valley and gutter, with the drone always in view.
- The findings, photos and recommendations reach you by email.
Getting ready for the survey
- Keep pets out of the way during the survey
- If you are buying, check with the agent that we can get in
- Have any paperwork from past roof work to hand

Advice
Roof by roof
Flat roofs on tall buildings
Outlets, edges and roof plant are common problem areas. They’re all captured in close-up.
Valleys and parapet gutters
Some older terraces have a butterfly roof with a valley in the middle. You cannot see it from the street at all, but it’s plain to see from the air.
Can I check my roof myself?
What you cannot do safely is get up close. Roofs are fragile and slippery. That is where a survey comes in.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Flying and imaging in Lingfield
The drone we use is under 250g, flown by a CAA-registered operator with a Flyer ID and Operator ID. Flights in the open category stay under 120 m (400 ft), with the drone kept in sight. About 4.5 miles south-east lies Hammerwood Park, a reminder of how long the area around Lingfield has been built on. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.
The streets around a church such as Church of St Peter and St Paul are often among the oldest in a place, and if your house is among the older ones nearby, steep roofs, tall chimneys and hidden valleys can be hard to see from the ground, and that is where a view from the air or with a thermal camera helps. Take a building like Lingfield Primary School: a drone or thermal camera can show a large roof in a single visit.

Tips from our surveys
These tips come from what we see on roofs every week:
- Expect us to rearrange if it’s too windy or wet
- Clear the loft hatch so we can check inside too
- Share the postcode so we can check for restrictions
- Shut pets inside while we fly
File the report and photos with your home documents. They give you something to compare against later, and they help if you sell.
Don’t block the vents at the eaves. Poor airflow lets condensation build up, and it’s something only an inside check will show. Check insulation does not block the airflow.
