Lingfield Roof Leak Investigation

Roof leak investigations in Lingfield and the rest of Surrey. Surveys run on weekdays, Saturdays and Sundays.

  • Damp ceilings under a flat roof
  • Damp underlay across a wide area
  • Water that shows only in certain storms

Before and after the survey

Small things make a difference. Our tips:

  • Record whether it leaks in every downpour or only some
  • Let us know what has already been tried
  • Mention any plumbing above the damp area
  • Keep water away from lights and sockets

Where we find more than one possible route, we say which is most likely and why. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Keep gutters, valleys and outlets clear, especially in autumn. Blocked outlets on parapet and flat roofs cause many leaks. Use a professional rather than climbing up yourself.

We use moisture detection and thermal imaging where they help. Moisture readings show which materials are wet. A thermal camera shows patterns of temperature rather than water, so its findings are checked with moisture readings. Moisture detection is included in the Standard Survey, and thermal imaging in Premium. The best thermal results come after a sunny day, with a dry roof and little wind. If you’re worried about water marks that spread in wet weather and staining where a gutter or parapet meets the wall, we can find out what’s behind it, whatever the roof.

In older homes around places like Lingfield, the underlay may be old bitumen felt, or there may be none at all. Once the slates or tiles let water past, there is little to stop it reaching the ceiling. Whether it’s long-term wear or recent damage makes a difference to what happens next. Wet battens and insulation in the loft are frequently the first clue.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

Signs you need a roof leak investigation in Lingfield

Many leaks begin at a flashing. Lead or mortar closes the gap wherever a roof meets a wall, chimney or dormer. When lead lifts or splits, or a mortar fillet cracks, rain runs straight in.

These are some of the problems a survey can pick up:

  • Stains around a skylight
  • Brown rings on upstairs ceilings
  • Wet patches high on an inside wall
  • Staining around the chimney inside

If yours is one of the older homes in the streets near Church of St Peter and St Paul, leaks on older roofs often start at lead flashings, valleys or around old chimney stacks.

What’s in a roof survey

Lingfield: your questions answered

Do you cover Lingfield?

Yes, Lingfield is one of the places we work. Every survey there gets the same written report with photos.

How do I find out if my home in Lingfield is listed?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Why is not the leak directly above the stain?

Water follows the easiest path, not the shortest. On a flat roof it can travel under the covering before it shows. Tracing that path is the heart of a leak investigation.

What do I do with the report?

We email you the written report with photos and recommendations. It is yours to share with a seller, insurer, roofer or managing agent, whichever applies.

Could my leak actually be condensation?

It’s a common question. A leak usually shows in one area and follows rain, while condensation is often widespread and worst on cold days. We tell you which it is most likely to be.

When does the report arrive?

The Premium Survey report comes the same day, the Standard within 24–48 hours and the Basic within 48 hours. All of them come by email.

Do I have to be there for the survey?

That depends on the survey. For inside areas and the loft space, someone has to give us access.

Roof leak investigations in Lingfield: local notes

About 4.5 miles south-east lies Hammerwood Park, a reminder of how long the area around Lingfield has been built on. Older homes in the wider area frequently have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these roof types has its own typical places for water to get in.

Trees in and around Centenary Fields shed leaves that can end up in nearby gutters. Anyone responsible for a site like Lingfield Primary School will know that water through a big roof can travel a long way before it drips, so the search covers more than the obvious spot.

Why it’s worth a survey now in Lingfield

Damp loft insulation loses much of its value. Insulation can soak up water quietly before anything shows below. Catching it early limits what has to be replaced. Tradespeople may need to travel further to a smaller place like Lingfield, so it is useful to plan roof work rather than call someone out in a hurry. Knowing early gives you time to get the right people in.

Thermal imaging and drone inspection (where it applies) come with the Premium Survey, which starts from £400, inc. VAT. We can help you choose the package that fits what you’d like to know.

Why us?

  • Drones and thermal imaging where applicable
  • Independent findings on the roof’s condition
  • Packages from £150, with VAT included
  • Professional indemnity and public liability insurance

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we will get on with the inspection. A typical survey takes about one to two hours, more where the leak is intermittent or the roof is large. Parking around Lingfield is typically easier than in a town centre, but mention lanes, gates or long drives. Low roofs on bungalows can often be seen well from the ground, and the loft shows the rest.

  1. You let us know where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. In the loft, we follow any signs of water back towards the roof.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe vantage point.
  5. We email a written report showing where the water most likely gets in.

Before we arrive

  • If you are buying, check with the agent that we can get in
  • For a flat or shared roof, check access with the freeholder or managing agent
  • Move anything stored under the loft hatch

Valleys

Debris in a valley slows the water and pushes it sideways. In heavy rain, it can spill under the edges of the slates or tiles.

Chimney stacks

Water that gets in at the top can show up lower down. Unused flues with open pots can let rain straight in.

What a roof leak investigation does not cover

Before you book, it is worth knowing what a survey won’t do:

  • Putting the leak right
  • An intermittent leak that shows no trace on the day
  • Water from pipes, tanks or heating systems

If you are not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. What our survey covers.
