Airspace, weather and Lower Green roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Our drone weighs under 250g, and we hold a CAA Flyer ID and Operator ID. In the open category, flights stay below 120 m (400 ft) and within sight.

Historic houses such as Hampton Court Palace, about 1.9 miles north-east, show how far back building around Lower Green goes. Photos from the air and thermal images let an old roof be checked without anyone disturbing it. If you run a business near Bentall Centre, a commercial roof can be photographed from above without anyone walking on it.

Drone roof survey in Lower Green: what you get

Drones need reasonable weather. High wind or heavy rain rules out a flight, because the drone has to stay safely under control. If the weather turns, we’ll agree another day. The forecast is checked ahead of the visit and again on the day. Light wind and dry weather give the clearest close-up photos. A short delay is better than a rushed flight. We survey flat roofs on upper floors, valleys and parapet gutters and fragile roofs, and the problems we’re asked to look at most are slates or tiles shifted by high winds and hidden gutters full of leaves.

Villages like Lower Green often stand in open country, where wind can be strong. A small drone can’t fly safely in high wind or heavy rain, and thermal imaging works best with little wind. We plan the journey, access and timing around the weather. A change in the forecast can mean moving the visit to another day.

We keep jargon out of it: where something needs attention, it says so plainly, and where it can wait, that is said too.

Signs you need a drone roof survey in Lower Green

After storms, owners want to know what has moved. Damage on a high or steep roof is hard to judge from the garden. Close-up photos make it clear what has been disturbed.

We’re often asked to look at:

  • Debris building up in hidden gutters
  • Lifted or split lead flashings
  • Cracked mortar along the ridge
  • Moss and weeds taking hold up top

Take a building like Cranmere Primary School: big roofs are where close-up aerial shots and thermal images show the most at once.

What to expect from a roof survey

When you need someone else

Some things can’t be seen without opening up the roof, and that sets some limits:

  • A structural engineer’s report
  • Roofs and gardens beyond the one we’re surveying
  • Anything inside the loft or under the coverings

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we will tell you before booking. What a survey covers and doesn’t.

What we look at

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Chimney stacks
  • Valleys and parapet gutters
  • Fragile roofs
  • Large and complex roofs

What we do, step by step

Safety comes first on every visit. Everything that can safely be seen is inspected, and if part of the roof cannot be seen, the report says so. The survey typically takes between one and two hours for most houses, rising to roughly 3–4 hours on a commercial building. For a village or hamlet like Lower Green, the journey is planned ahead of time: let us know about lanes, gates and parking. On the day, we inspect what can safely be seen, inside and out.

  1. We start by making sure a drone flight makes sense for the roof.
  2. A date is fixed, with a fallback in case the weather turns.
  3. Aerial photos are taken of your roof only, not the neighbours’.
  4. We also look inside the roof space where it is safe.
  5. Everything is written up, with the aerial photos and our advice.

How to prepare

  • If you’re buying, let the agent know when we are coming
  • Agree roof access with the managing agent if it is shared
  • Unlock side gates and any roof access doors

Your questions about drone roof surveys in Lower Green

Is drone flying allowed in Lower Green?

It depends on the exact address and the weather on the day. Before any flight, we check the Drone Safety Map for airspace restrictions. The flight also waits for calm, dry weather.

Is Lower Green within the area you cover?

Yes. Lower Green is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Is this a RICS survey?

No. This is a survey of the roof only, and it isn’t a RICS Level 2 or Level 3 survey. Many buyers have both.

When does the report arrive?

Each package has its own report time. Basic is within 48 hours, Standard is 24–48 hours and Premium is the same day. Mention any deadline when booking.

How much is a survey?

Prices start from £400, including VAT. We confirm the price for your roof before booking, based on the roof’s size, access and package. To get a price, phone 07833 053749 or send us an email.

Do you survey roofs on blocks of flats?

Yes. Shared roofs just need a little more planning, with the building owner or managing agent. Mention it when you contact us and we’ll plan the survey around it.

Does the report include photos?

Yes. Photos are taken throughout the survey, and they go into the written report.

How the survey changes by roof type

Ridges and hips

Wind lifts loose ridge and hip tiles. Finding them early keeps them from coming down.

Flat roofs on tall buildings

Flat roof coverings wear out at different rates. Photos show how the covering is wearing.

Tips that help

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Mention anything you’ve noticed on the roof
  • Expect us to rearrange if it is too windy or wet
  • Let neighbours know about the flight if your roof is shared
  • Book early if you’re near an airport

There’s a follow-up after 12 months with the Premium Survey. It shows whether anything has moved or worn since the first visit, and whether work has done its job.

Every so frequently, look in the loft space with a torch, keeping to boarded areas. A drone sees the outside, but the loft shows leaks and condensation from below. Photograph anything new.
