Practical tips

Getting the most from a drone roof survey starts before we arrive and carries on afterwards. Tips:

  • Be ready to move the date if the weather turns
  • Keep pets indoors during the flight
  • Clear the loft hatch so we can check inside too
  • Check there’s room outside for the drone to take off

Your report arrives by email, with close-up photos from the flight. Each finding is explained in plain words, with recommendations prioritised by urgency where relevant.

Have leaves and moss cleared from gutters, valleys and outlets, ideally once the leaves have fallen. On high roofs, leave clearing to a professional. Blocked hidden gutters cause many leaks.

Drone roof survey in Pitland Street

Every flight starts with an airspace check. Flight restriction zones around airports such as Heathrow, Gatwick and London City need permission from the airport or air traffic control. Central London has restricted areas of its own, which need NATS permission. If we cannot fly, we use other safe vantage points instead and explain why. Prisons have their own drone restriction zones too. Typical surveys look at outlets choked with leaves and silt and slipped or missing slates on a high roof, on large and complex roofs, chimney stacks and flat roofs on upper floors.

Somewhere as small as Pitland Street, older roofs are frequently steep and partly hidden by trees or outbuildings. Close-up drone photos and thermal images help show what cannot be reached safely. Weather and airspace are looked at before the visit. Steep slopes and tall chimney stacks are where a close-up view adds the most.

The report is yours to share with whoever needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we cannot see

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Close-up photos of next door’s property
  • Flights in high wind or heavy rain
  • Flying in a flight restriction zone without the airport’s permission

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we will tell you before you book. The full list of what we check.

What we look at

  • Tall and steep roofs
  • Flat roofs on upper floors
  • Large and complex roofs
  • Chimney stacks
  • Fragile roofs
  • Valleys and parapet gutters

Can I check my roof myself?

Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.

A DIY look is useful, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

What a survey costs

Several things affect the price of a survey:

  • Whether you choose the Basic, Standard or Premium Survey
  • How many separate roofs there are, such as extensions, dormers and garages
  • How tall the building is and how easy the roof is to see
  • Features like valleys, chimneys, dormers and parapets

To find out what your survey will cost, ring 07833 053749 or drop us an email and let us know about the roof. We will confirm the figure before booking.

Getting in touch

If you can, have these to hand when you contact us:

  • What made you get in touch
  • Any stains, drips or damp patches you’ve seen indoors
  • When you need the report by
  • The kind of building and roof involved

Rented homes, blocks and businesses

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. Recommendations are set out by urgency where it matters, which helps when budgeting.

Where a roof is shared: access has to be agreed with whoever owns or manages the building. Mention it when you get in touch and we will plan the visit with that in mind.

Common questions in Pitland Street

Will you come out to Pitland Street?

Yes, smaller places are covered as well as towns. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route as you book.

Does a conservation area affect roof work in Pitland Street?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case, and councils can also use Article 4 directions.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

Do I have to be there for the survey?

It depends on what we need to see. Inside the building and in the loft, we need someone to let us in; we’ll agree the details when booking.

How much is a survey?

Drone roof survey starts from £400, including VAT. You will know the price for your roof before booking. For a price, phone 07833 053749 or email us.

Can a drone see inside my loft?

No. The drone sees the roof from outside only. The roof space is checked separately, where there’s safe access, as damp and daylight frequently show there first.

Can you fly a drone in central London?

It depends where in central London. Restricted areas over Hyde Park, the City of London and the Isle of Dogs need NATS permission before a flight. We check each address first, and fall back on other viewpoints if we can’t fly.

How it works

The aim of the visit is simple: to see as much of the roof as can be seen safely and record it clearly. Everything we note and photograph goes into the written report. It normally takes an hour or two for most homes, with the pre-flight checks included, and longer for big commercial roofs. For a village or hamlet like Pitland Street, the journey is planned beforehand: let us know about narrow lanes, gates, long drives and where we can park. The roof is looked at from ground level, from windows, from the loft where there is safe access and from the roof where it’s safe.

  1. You give us the address and let us know about the roof.
  2. Airspace restrictions are checked and permission sought where needed.
  3. We assess the conditions and the take-off spot first.
  4. We fly the sub-250g drone close to the roof and photograph each area.
  5. We email the report with close-up photos and recommendations.

How to prepare

  • If you’re buying, check with the agent that we can get in
  • For flats, check roof access has been agreed
  • Make sure the loft hatch can be reached

Airspace, weather and Pitland Street roofs

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Where a roof is steep, tall or hard to see from ground level, drone photos and thermal images add detail. Before any flight, we check the Drone Safety Map for airspace restrictions, including zones around airports and prisons.

Take an older house close to St Mary The Virgins Church: older roofs can be steep and hard to see from the street, which is where photos from the air and thermal images help. Anyone responsible for a site like Belmont Prep School will know that big roofs are where aerial photos and thermal images show the most at once.
