Roof by roof
Steep slate and tile slopes
Steep roofs are risky to walk on. A drone photographs them closely from a safe position.
Flat roofs on tall buildings
Felt frequently lasts around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We record the signs of age we can see.
Drone roof surveys for homes and businesses in Coxhill Green
The weather decides whether a drone can fly. High wind or heavy rain rules out a flight, because control and safety come first. If the day turns out unsuitable, we’ll talk about another date. We check the forecast before the visit and again on site. Calm, dry conditions give the sharpest close-up photos. A short delay is better than a rushed flight. Typical surveys look at slates or tiles shifted by high winds and chimney tops in poor condition, on large and complex roofs, valleys and parapet gutters and chimney stacks.
Some older homes in villages like Coxhill Green are listed or in a conservation area. A look from the air or with a thermal camera does not touch the roof, so it is a gentle way to see the condition of an old roof. Check with the council before planning any work on a listed building or one in a conservation area.
We write the report in plain English, so you do not need to be a roofer to follow it. Photographs show what each point refers to.

Common questions in Coxhill Green
Is drone flying allowed in Coxhill Green?
Normally it comes down to two things: the airspace at the address and the weather. Fairoaks Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. Strong wind or a downpour also stops a small drone flying.
Is my home in Coxhill Green listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
What insurance do you have?
Our cover is professional indemnity plus public liability, and details are available on request.
Is it the same as a RICS Level 2 or Level 3 survey?
No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. If you need a full building survey, you’ll need a RICS survey as well.
How many surveys have you done?
Over 20 years and more than 5,000 surveys.
Are you structural engineers?
No. We point out what can be seen, like sagging or deflection, but we are not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
Will you photograph what you find?
Yes. The report includes photographs of what we found, so you can see each point for yourself.
Drones, thermal imaging and Coxhill Green roofs
Fairoaks Airport is about 2 miles away, so we check the Drone Safety Map for restrictions before any flight. With Botleys Mansion about 3.5 miles north-east, Coxhill Green sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.
Take a building like St Lawrence CofE (Aided) Primary School: thermal images can show where wet insulation sits under a big flat roof. If you run a business near The Peacocks, large commercial roofs are frequently easiest to see from above or with a thermal imager.

How it works
There isn’t much for you to do on the day. Show us any stains, drips or problem areas you know about, and we will take it from there. The survey itself takes roughly 1–2 hours at a house, including the airspace and weather checks before take-off. In a hamlet or village like Coxhill Green, a postcode doesn’t always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

Advice
When you need someone else
Every survey has limits, and it’s better to know them up front. Keep these in mind:
- Neighbouring roofs the owner hasn’t asked us to survey
- A flight on a day when the weather isn’t safe
- What’s under the slates, tiles or felt
Not sure which survey suits your roof? You can ring 07833 053749 or drop us an email and we’ll tell you before booking. What our survey covers.
Roof types and parts we check
- Tall and steep roofs
- Chimney stacks
- Valleys and parapet gutters
- Large and complex roofs
- Fragile roofs
- Flat roofs on upper floors
Checking the roof from ground level
What you cannot do safely is get up close. Slates, tiles, flat roofs and rooflights can give way, and a fall can be serious. That is where a survey comes in, using safe viewpoints and a drone where it applies.
A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level.
Why act early in Coxhill Green
Photographing a roof from the air does not touch it. Fragile slates and tiles stay as they are, so the survey does not create new problems. For older village homes like those around Coxhill Green, the right replacement materials aren’t always easy to find quickly. That is one more reason to find defects before they become urgent.
Prices start from £150, inc. VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400. You’ll know the price for your roof before booking.

When to book a survey in Coxhill Green
Large roofs take a long time to see on foot. A drone can photograph a large roof methodically. That gives a clearer picture of the roof as a whole.
Problems we come across often include:
- Blocked valleys and parapet gutters
- Gaps where slates or tiles have gone
- Loose ridge and hip tiles
- Blistered or cracked flat roof coverings
If you live in an older home near Church of St Lawrence, tall stacks and steep slopes are easier to judge with close-up aerial photos than from the pavement.
Choosing a roof surveyor
- How long they’ve been surveying roofs
- Their report turnaround times
- Whether the loft space is looked at, where there is one
- How they’ll see the roof: from ground level, the loft, the roof or by drone
