When you need someone else

Some things can’t be seen without opening up the roof, so a survey has limits:

  • What’s under the covering or behind the plaster
  • Structural calculations (that is a structural engineer’s job)
  • The repair itself (the investigation finds and reports the cause)

If you’re not sure which survey you need, call 07833 053749 or send us an email and we will give you a straight answer before you book. The full list of what we check.

Roof leak investigation in Great Bookham: what you get

Not every drip is a leak. Condensation in a cold, poorly ventilated loft can drip from nails and timbers, and the stains look much like a leak. Knowing which it is means the right fix can be done, because they need very different work. The pattern of the damp, the ventilation and the timing all help us decide. We’re often asked to look into condensation that looks like a leak and ceiling stains that grow after rain, on valleys and parapet gutters, flat roof details and lead flashings.

Around Great Bookham, chimneys on older homes are a common source of leaks, through worn flaunching, failed pointing or lifted flashings. Damp on a chimney breast isn’t always rain from above, which is why it is worth tracing properly. It’s worth looking at the stack from outside and at the timbers beside it in the loft.

Pictures do a lot of the work in our reports, so you can see each defect rather than just read about it. Anything out of sight on the day is listed as such.

Before and after the survey

A little preparation and a few simple habits help. Some pointers:

  • Clear the loft hatch so we can get in
  • Do not touch fittings that water is reaching
  • Record whether it leaks in every downpour or only some
  • Check whether pipes or tanks run near the stain

If there are several possible sources, we list them in order of likelihood. Recommendations are prioritised by urgency where relevant, so you know what to deal with first.

Plan a roof survey every few years. They’re where most leaks start, and wear is easier to deal with before water gets in.

Checking the roof from the ground

Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.

It’s useful to keep a record: when leaks happen, ground-level photos and any past roof work. Share it with us when you book and it will help the survey.

For landlords and managing agents

Landlords and agents in Great Bookham book surveys as well as householders. A written report with photos gives you a clear record of the leaking roof.

Common questions in Great Bookham

How do I find out if my home in Great Bookham is listed?

Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. It matters most if you’re planning to re-roof in a different material.

Do you cover smaller places like Great Bookham?

Yes, Great Bookham is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Does this replace a RICS home survey?

No. It is a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

Can you find a leak when it isn’t raining?

In many cases, yes. Leaks leave clues, such as staining, damp timber and moisture in materials. Intermittent leaks can be harder, so your photos and notes from wet days are very useful.

Can every leak be traced?

Not always, and we will be honest about that. Some leaks hide well, particularly those that need wind-driven rain. If we cannot be sure, the report ranks the possible sources.

Why is the stain in a different place from the leak?

Rain that gets in will run along whatever it lands on. On a pitched roof it frequently runs down a rafter before it shows. Tracing that path is the heart of a leak investigation.

How many surveys have you done?

Over 20 years and more than 5,000 surveys, across London and South East England.

What we do, step by step

After the inspection, everything we found is written up as a written report with photos. On timing, most surveys take between one and two hours at most homes, and about three to four hours for a commercial roof. Being in a smaller place like Great Bookham doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it is safe. It’s useful to show us anything you’ve already noticed.

  1. You tell us where the water appears, when, and what the weather was doing.
  2. We examine the damp area and the rooms near it.
  3. From the roof space, we trace the water’s route where there’s safe access.
  4. Outside, we check flashings, valleys, chimneys, gutters and flat roof details from every safe viewpoint.
  5. We email a written report showing where the water most likely gets in.

Getting ready for the survey

  • Find any records of previous roof work
  • If it isn’t your property yet, arrange access through the agent
  • Let us know about parking near the property
