Mickleham Electronic Leak Detection

We take a careful look at the flat roof membrane at your property in Mickleham, and put it all in a photo-illustrated written report.

  • Leaks through a flat roof with no obvious cause
  • Patched roofs that still leak
  • Waterproofing to test before it is covered

Independent electronic leak detection in Mickleham

Before and after the survey

Small things make a difference. Our tips:

  • Consider ELD before paving or planting goes on
  • Don’t let outlets block
  • Use boards when working on the roof
  • Do not leave water getting in

You receive a report showing where each breach was found, with photos. Your roofer uses it to carry out repairs.

Ask trades working on the roof to protect the membrane when they work up there. Check the roof after they’ve finished.

Electronic leak detection for homes and businesses in Mickleham

Electronic leak detection, or ELD, finds holes in flat roof waterproofing membranes. It uses a small electrical current that passes through the membrane only where there’s a breach. It can find holes too small to spot by eye so your roofer knows exactly where to repair. The results come in a report with photos. We survey roof terraces and balconies, flat roof membranes and liquid-applied waterproofing, and the problems we are asked to look at most are damage from equipment installers and a flat roof leak that can’t be traced.

Flat roofs on exposed homes in small places like Mickleham take more wind and rain, so edges, upstands and laps take a beating. Felt roofs, which often last around 15–20 years, usually show it first. EPDM rubber and GRP coverings last longer, but their edges and joints still need checking. Exposed edges are usually the first part of a flat roof to go.

The report is written in plain words, so you do not need to be a roofer to follow it. Photos show what each point refers to, and recommendations are put with the most urgent first where relevant.

Mickleham questions

Do you carry out roof surveys in Mickleham?

Yes, Mickleham is one of the places we work. The survey and report are the same in Mickleham as anywhere else, and visits run on weekdays and weekends.

Does a conservation area affect roof work in Mickleham?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material.

Does someone need to be in?

It depends on what we need to see. For inside areas and the loft space, someone has to give us access, while outside access can be discussed when booking.

What’s the best way to book?

The quickest way is to ring 07833 053749 or drop us an email. Tell us the address and a little about the roof, and we will take it from there. We survey on weekdays, Saturdays and Sundays.

Is this a RICS survey?

No. We are experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

Can you survey at the weekend?

We survey seven days a week: Monday to Friday, Saturdays and Sundays. Just tell us the days that suit you.

Is this an asbestos survey?

No. We do not carry out asbestos surveys or testing. If we see materials that could contain asbestos, such as cement roof sheets or soffits on buildings from before 2000, we flag them, and recommend a specialist asbestos surveyor checks them before they’re disturbed.

What happens if roof problems are left?

Water trapped under a membrane can soak insulation and decking. Finding the breach sooner limits that. Older cottages and farmhouses around Mickleham can have roof timbers that have been there a very long time, and water through a failed covering can rot timber if it’s left.

What a survey costs comes down to the roof itself: its size, its height, how many sections it has and how it can be reached and seen safely. Electronic leak detection is quoted for your roof, because the method depends on the roof.

Checking the roof from ground level

A lot can be seen from ground level. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, which helps when we look at the roof.

Electronic leak detection around Mickleham

Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Next to the main roofs there is normally a flat roof somewhere, whether on an extension, a garage or a commercial unit. The wider area around Mickleham has a long history of building, with Polesden Lacey about 2.4 miles west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.

If you let a flat or house near Box Hill & Westhumble station, a flat roof over a rented flat is easy to forget until the tenant reports a leak. For an older house near a landmark such as Church of St Michael, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Anyone responsible for a site like St Michael's CofE Aided Infant School will know that ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

The survey, step by step

We work from the outside in: outside views come first, then the loft space if there’s safe access. All told, expect longer on a large roof than a small one, and the build-up of the roof makes a difference too. Older roofs in small places like Mickleham can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. We choose a low-voltage or high-voltage method to match the roof.
  4. The membrane is tested and breaches are found.
  5. You get a report with photos of each breach.

How to prepare

  • Note where any stains or damp appear
  • If you’re buying, check with the agent that we can get in
  • Clear the way to the loft hatch

Inverted and paved roofs

If the build-up rules out ELD, we’ll say so.

Liquid-applied waterproofing

Liquid-applied coatings form a seamless layer, but can still have thin spots or holes. Suitability for ELD depends on the system.

What electronic leak detection does not cover

No survey can tell you everything, and it’s better to know them up front. Keep these in mind:

  • Roofs whose membrane or build-up isn’t suitable
  • Leaks from plumbing or windows
  • Fixing the holes we find
