How electronic leak detection works in Fetcham
Water can travel under a flat roof membrane before it shows inside. So the stain inside rarely sits under the hole. Electronic leak detection tests the membrane itself, to find where it has been breached. It is testing only and leave the repair to your roofer. On a suitable roof, it takes the guesswork out of finding the hole. We then send you the results in a written report. We survey flat roof membranes, liquid-applied waterproofing and green roofs, and the problems we are asked to look at most are leaks through a covered membrane and failed seams and laps.
Outbuildings, garden rooms and garages in places like Fetcham frequently have flat roofs of their own. They’re rarely looked at until something gets wet. If you want them looked at too, mention them when you book, along with the main flat roof. Smaller roofs use the same coverings as bigger ones, from felt to rubber and GRP, and age in the same way.
Every survey ends with a written report, with photographs, sent by email. It explains the condition of the flat roof membrane, the defects we found and what we recommend.

When you need someone else
It is a careful look at the flat roof membrane, not the whole story. Its limits include:
- How wet the insulation is
- Repairing the breaches (that’s for your roofer)
- Parts of the roof covered by fixed equipment
Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you before booking. The full list of what we check.
Roof types and parts we check
- Green roofs
- Liquid-applied waterproofing
- Single-ply roofs
- Flat roof membranes
- Roof terraces and balconies
- Commercial flat roofs
Can I check my roof myself?
A lot can be seen from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, and look for staining, damp timber or daylight coming through.
How the survey works
You don’t need to do much on the day. Show us any stains, drips or problem areas you know about, and we will get on with the inspection. A typical survey takes as long as needed for the size of the roof and how it’s built, which we’ll explain when we quote. Homes around Fetcham frequently have gardens on more than one side, which gives us room to step back and see the roof. Let us know if any side is fenced off or hard to reach. The loft, where there is safe access, completes the picture.
- First, we confirm which roof areas are included.
- We get the roof ready for testing.
- Testing runs across the agreed area.
- Each breach found is located and recorded.
- The report is sent for your roofer to act on.
Before we arrive
- Let us know about parking near the property
- Keep pets in another room
- Have keys ready for side gates, garages or roof access doors
How to book

Your questions about electronic leak detection in Fetcham
Does a conservation area affect roof work in Fetcham?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
Is Fetcham in the area you cover?
Yes, Fetcham is one of the places we work. Every survey there gets the same written report with photos.
Can you survey a shared roof?
Yes. A shared roof needs access agreed first. Tell us about it when you book and we’ll plan the survey around it.
Do you climb onto every roof?
Only when it’s safe. Safety comes first, and fragile or steep roofs cannot always be walked on. Safe viewpoints, the loft and a drone where it applies let us see the rest.
Will I get photos?
Yes. Photos are taken throughout the survey, and they go into the written report.
How long will testing take?
Testing normally takes a time that depends on the roof’s area and construction, which we set out in the quote.
How do you choose the testing method?
The roof decides the method. We will explain why when we quote.
What electronic leak detection looks like in Fetcham
Historic houses such as Polesden Lacey, about 2.4 miles south, show how far back building in the area around Fetcham goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area. Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Horsham stone slab roofs survive on some old buildings in Surrey. Alongside them, flat-roofed extensions, dormers, garages and commercial units are common almost everywhere.
If you let a flat or house near Leatherhead station, the flat roof over a let home is worth a look before it becomes a tenant complaint. If you live in an older home near Church of St. Mary, flat-roofed rear additions and dormers added over the years are worth checking. If you look after a building such as Oakfield Junior School, ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.
