  • Anything beyond the roof, which a full home survey covers
  • Asbestos testing of any kind
  • A valuation or a promise of a lower price

If in doubt, phone 07833 053749 or email us and we will point you to the right survey before you book. The full list of what we check.

About our pre-purchase roof survey in Kingsfold

A roof report gives you something solid to take back to the seller or the agent. You can ask about the roof’s history, ask for repairs before completion or rethink the price. We can’t say how a seller will respond, but you will be asking from facts rather than guesses. It also helps you decide whether to go ahead at all. If you’re worried about cracked flaunching or crumbling chimney pointing and signs of past leaks inside the loft, a survey will tell you what’s going on.

In a village or hamlet like Kingsfold, homes are often older cottages and farmhouses alongside a few newer houses. Older roofs there may have clay tiles, slate, stone or, in some places, thatch. Each covering has its own weak points, whether the roof is old or newly laid, and thatch is a specialist material, so we report on what can be seen. Older roofs may also have old felt underlay or none, and fixings that have done a long stint.

Where we can’t see part of the roof, the report says so. You will know exactly what was inspected and what wasn’t.

Why it is worth a survey now in Kingsfold

A mortgage valuation isn’t a roof survey. It looks at whether the property is suitable security for the loan, not at the condition of each slate and flashing. A roof survey is carried out for the buyer, and the report is written for you to use. Older cottages and farmhouses around Kingsfold can have roof timbers that have been there a very long time, where water from a failed roof can cause rot if it’s left.

Prices start from £150, including VAT, for a Basic Survey. The Standard Survey starts from £250 and the Premium Survey from £400, both inc. VAT. You will know the price for the job before booking.

The survey, step by step

A survey visit follows a simple order: we listen to what’s been worrying you, inspect the roof from each safe vantage point, take photographs as we go and make notes for the report. It normally takes between one and two hours at most homes, or half a day or so for a commercial building. Older roofs in small places like Kingsfold can have low, tight loft spaces, so tell us about the loft hatch and any ladder. Only areas that can be reached safely are inspected.

  1. Once your offer is accepted, you tell us the address and when you hope to exchange.
  2. Access to the house and the loft space is agreed ahead of time.
  3. The visit begins outside, from ground level and any safe vantage points.
  4. We then look from upstairs windows and inside the loft where it’s safe.
  5. You get a written report with photos and recommendations before you exchange.

Before we arrive

  • Let us know about parking near the property
  • Keep pets in another room
  • Have any paperwork from past roof work to hand

Advice

Pre-purchase roof surveys in Kingsfold: local notes

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list, before anyone quotes for re-roofing. If the drone is used for your survey, the flight is checked against the Drone Safety Map first.

For any home in Kingsfold, it is the small, early fault that is cheapest to put right. Landlords with a home close to Warnham station may find that the roof is worth checking before you add another property to a portfolio or pay a roofer in full.

Roof by roof

Flat roofs

Many homes have a flat roof somewhere, often over an extension. Felt often lasts around 15 to 20 years, EPDM rubber 30 to 50 and GRP up to about 30. We look for signs of age and failure.

Lead flashings and valleys

Many leaks start at a flashing, so they get close attention in a pre-purchase survey. We photograph any that need work.

Practical tips

A survey works best with a little help from you, before and after. Some tips:

  • Ask the seller about past roof repairs
  • Ask the agent to check the loft hatch can be opened
  • Mention any deadline when you contact us
  • Arrange the survey as soon as your offer is agreed

If you want quotes for the work, roofers can work from the report. The photos show the defects and where they are, so each quote covers the same ground.

Look in the loft now and then, with care and a good torch. Watch for stains, damp timbers and chinks of daylight. Take photos so you can show whoever looks at it.

FAQs for Kingsfold

Does a conservation area affect roof work in Kingsfold?

Your council is the best source, with Historic England’s list for listed buildings. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Is Kingsfold within the area you cover?

Yes, Kingsfold is on our map. A small place gets exactly the same survey as a big one, with the route planned beforehand.

How long have you been surveying roofs?

More than 5,000 surveys over 20+ years, across London and South East England.

Do you need access inside the house?

Where we can, yes. Inside, the loft shows leaks, damp timbers and the underlay. If access isn’t possible, we note it in the report.

Does the weather affect the survey?

It depends on the weather and the survey. In high wind or heavy rain, a drone can’t fly and access may not be safe, so we’d move the date with you.

Can I take the findings back to the seller?

Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. The outcome is between you and the seller, so we cannot promise any saving.

Can you survey a shared roof?

Yes, once whoever controls the roof agrees access. On a shared roof we can only inspect the parts we’re allowed to reach, and the report makes that clear.
