Landlord roof surveys near Kingsfold

Landlord roof surveys for homes and businesses in Kingsfold

We survey let and shared roofs in Kingsfold and across London and South East England. A visit normally takes about 1–2 hours for a single let house, with blocks of flats taking longer. Everything is inspected as far as it can safely be seen including by drone where it applies. A written report with photos follows. If you are worried about gaps where tiles or slates have slipped and cracked or leaning shared chimneys, a survey will tell you what’s going on.

Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

The written findings come by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Common questions in Kingsfold

Do you cover smaller places like Kingsfold?

Yes, Kingsfold is covered. We work right across London and South East England, from towns to the smallest villages. The journey is planned ahead, so it helps to know about access.

I let a flat near Warnham station. Can you check the roof?

Yes, landlords and agents book with us as well as owners. Just call 07833 053749 or email us and let us know about the building, including who will give access on the day.

Do you carry professional indemnity insurance?

Every survey is covered by professional indemnity and public liability insurance.

Is the report suitable for a maintenance plan?

Yes. It shows what needs attention now and what can be planned for later so you can plan spending. It doesn’t include repair cost estimates, but contractors can price from it.

Do you use drones?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.

Do you test for asbestos?

No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.

How much is a survey?

Our price is from £150, including VAT. Our Basic Survey starts from £150, the Standard Survey from £250 and the Premium Survey from £400, all inc. VAT.

What we do, step by step

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we look at everything we can see safely, using the ground, windows, the loft and a drone where it applies. The survey typically takes between one and two hours for a house, or half a day or so for a commercial building. Older rural homes like those around Kingsfold can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints.

  1. We start by agreeing the scope, roof by roof.
  2. You or your agent arrange access to the roof space and any flats we need to enter.
  3. We inspect each roof from safe vantage points, the roof space and the roof itself where safe.
  4. We photograph each defect and note how urgent it looks.
  5. You get a written condition report to help plan maintenance.

How to prepare

  • Let us know about parking near the property
  • Keep pets in another room
  • Move anything stored under the loft hatch

Advice

Checking the roof from the ground

It is useful to keep a record: dates of leaks, photos from the ground and any work done on the roof. Share it with us when you book.

A lot can be seen from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

When you need someone else

This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:

  • Who pays under the lease (that is a legal question)
  • Roof areas we weren’t given access to
  • Asbestos testing of roof sheets or soffits

If in doubt, call 07833 053749 or use the contact form and we’ll suggest the right survey before you book. What a survey covers and doesn’t.

What this survey covers

  • Rented houses
  • Converted houses
  • Blocks of flats
  • Gutters and downpipes
  • Flat roofs on blocks
  • Shared roofs

Tips that help

Over many surveys, some simple habits stand out:

  • Give tenants a simple way to report leaks
  • Get legal advice on lease responsibilities
  • Have gutters and outlets cleared every year
  • Deal with urgent items first

The report comes with photos and written recommendations ranked by urgency where relevant. We send it by email ready to pass on to whoever needs it.

Get gutters and roof outlets cleared at least once a year, especially on blocks with valleys or parapets. Many leaks into top flats start with a blocked gutter.

Local roofs in Kingsfold

England has around 10,000 conservation areas and about 500,000 listed buildings. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material, so the council is the place to ask. In Sussex, older roofs are often handmade clay tile, frequently with tile-hanging on the walls below. Some old buildings in Sussex have Horsham stone slab roofs. Whichever you have, the details that tend to fail before the covering itself get the closest look.

Around Kingsfold, as everywhere, small roof faults are simplest to sort before they let water in.

Kingsfold is about 3 miles north of Horsham, in West Sussex. Surveys in Kingsfold work the same way as everywhere we cover: a close look at whatever is safely visible, photographs and a clear written report. How the survey changes by roof type

Shared chimney stacks

Chimney stacks are often shared between houses or flats. We check pots, flaunching, pointing and flashings as far as can be seen.

Party-wall upstands and parapets

Where a roof is shared with neighbours, we can only inspect what we’re given access to, and the report says what was seen.

What we are asked to look at in Kingsfold

Many let properties sit under roofs that have seen decades of weather. Nails, battens, flashings and underlay often fail before good slates or tiles so it pays to check how the roof is holding up.

Common reasons to book include:

  • Cracked or leaning shared chimneys
  • Slipped or missing slates and tiles
  • Damp or stains in top-floor flats
  • Blocked gutters over flats

If you let a flat or house near Warnham station, the gap between tenancies is a good time to have the roof looked at.

Choosing a roof surveyor

  • Whether you can ask questions once you have the report
  • What’s outside the scope of the survey
  • Are they insured for the work?
  • Their track record with similar roofs
