What we look for on each type of roof

Chimney pots and cowls

A loose or cracked pot can fall from height. We photograph each pot and note any damage.

Flaunching

Flaunching takes the worst of the weather. The survey checks for cracking and gaps around each pot.

Chimney survey in Littleton: what you get

On terraced and semi-detached houses, a chimney stack is often shared with next door. We check whatever is safely visible and what the owner gives us access to. Where a problem seems to involve a neighbour’s side, the report records it, so you can talk to them. You get a report with photos and what we recommend. We survey chimney pots and cowls, shared and party-wall stacks and chimney breasts, and the problems we are asked to look at most are unused flues sealed without airflow and lifted or split lead flashings.

In a small place like Littleton, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Damp in old walls is slow to dry, so a small leak can do a lot of harm. A roof report shows what needs attention first. Lead flashings and old chimney stacks are frequently where weather gets in first.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What a chimney survey does not cover

It’s a careful look at the chimney stack, not the whole story. Its limits include:

  • Hidden sides of a shared stack
  • What’s inside the brickwork or behind render, without opening up
  • Whether a stack needs rebuilding on structural grounds

Not sure which survey suits your roof? You can ring 07833 053749 or email us and we’ll tell you before booking. What a survey covers and doesn’t.

Roof types and parts we check

  • Brick chimney stacks
  • Shared and party-wall stacks
  • Lead flashings
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching

Tips from our surveys

A survey works best with a little help from you, before and after. Tips:

  • Never climb onto the roof to look at a chimney
  • Ask for ventilated caps on redundant stacks
  • Use the report as a baseline for future checks
  • Find out whether changes to a stack need permission

If the stack is shared, you can pass the report to your neighbour. It shows what we found and where, as far as we could see.

Look at your chimneys from ground level now and then, especially after strong winds. With binoculars, you can often see cracked flaunching or lifted lead.

Signs you need a chimney survey in Littleton

Flaunching is the mortar bed that holds the pots and throws water off the top. Cracked flaunching lets water in, and each winter makes it worse. Loose pots can follow.

Common reasons to book include:

  • Gaps in the mortar around the pots
  • Frost-damaged brickwork on the stack
  • Unused flues sealed without airflow
  • Worn or missing pointing

Take a building like Littleton CofE Infant School: its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale.

Before booking anyone

  • Whether VAT is in the quoted price
  • Whether the inside of the roof is included
  • How they’ll see the roof: from the ground, the loft, the roof or by drone
  • Their drone registration, if they fly one

What a good roof survey covers

Chimney surveys in Littleton: local notes

The wider area around Littleton has a long history of building, with Botleys Mansion about 3.7 miles south-west. If yours is one of the older homes, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Take an older house close to Church of St Mary Magdalene: old fixings, lead flashings and tall chimneys are typical of older roofs. Homes near green spaces like Penton Park can get more leaves in their gutters in autumn, and blocked gutters overflow and soak walls.

Littleton is about 2 miles south of Ashford, in Surrey. From houses to flats and shops in Littleton, we can survey the roof. Our area takes in places right across Surrey. You can also see our page for Guildford.

For landlords and managing agents

Letting agents frequently book on a landlord’s behalf, and the report can go to both. We agree a time with the tenant beforehand.

Where a roof is shared: we need access agreed with whoever owns or manages the building. Tell us about it when booking and we’ll plan the visit with that in mind.

Your questions about chimney surveys in Littleton

Do you survey roofs for landlords with property near Shepperton station?

Yes, landlords and agents are among the people we work for. Just call 07833 053749 or send us an email with the details.

Does a conservation area affect roof work in Littleton?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

How long is the visit?

Most surveys take about one to two hours at most homes, or half a day or so for a commercial building. The report follows by email.

Will you fly a drone over my roof?

Yes, where it applies and safe. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Can you survey in bad weather?

A survey can normally go ahead in light rain, and it can even help show where water is getting in. Heavy rain or strong wind can ground a drone and make the roof unsafe, so we will agree a new date if the weather is not suitable.

Which days do you carry out surveys?

We survey on any day from Monday to Sunday, during the day, which suits people who work during the week. Let us know your preferred days when booking.

Is this a RICS survey?

No. We’re experienced roof surveyors, and our survey covers the roof rather than the whole building. For the rest of the building, a RICS home survey is a separate job.

What we do, step by step

We check the roof from outside and, where it is relevant and there is safe access, from inside the loft space too. In the loft, the signs we look for are staining, damp, daylight and sagging. The whole visit typically takes about one to two hours at a typical home, and about three to four hours for a commercial roof. Rural addresses near Littleton can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. After that, the survey runs as it would anywhere.

  1. We start with the details: how many stacks, whether any are shared and any signs of damp.
  2. The stacks are looked at from ground level, from windows and from other safe vantage points.
  3. We check and photograph the pots, cowls, flaunching, pointing and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. We send a written report with photos, the defects found and what we recommend.

Getting ready for the survey

  • Point out any leaks or damp patches
  • Clear the way to the loft hatch
  • Gather any invoices or paperwork from past roof work
