FAQs for Penton Hook
Can a landlord with a rental near Chertsey station book a roof survey?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or drop us an email with the address and what you need.
Is my home in Penton Hook listed or in a conservation area?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
What should I do with a chimney I don’t use?
It depends on its condition and your plans. The survey shows its condition and how it’s been capped. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.
Do I have to be there for the survey?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Which days do you carry out surveys?
Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days as you book.
Do you test for asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
When does the report arrive?
Basic reports arrive within 48 hours, Standard reports in 24–48 hours and Premium reports on the same day. All of them come by email.
How a chimney survey works in Penton Hook
If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. We’re frequently asked to look into a stack that appears to lean and flashings pulling away from the stack, across chimney breasts, lead flashings and chimney pots and cowls.
Village roofs often face open fields and take the full force of wind and rain, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Where we cannot see part of the chimney stack, the report says so. That way, it is clear what was covered and what wasn’t, and what we’d suggest next.

Chimney surveys around Penton Hook
The wider area around Penton Hook has a long history of building, with Botleys Mansion about 2.8 miles south-west. If your home is one of the older ones, expect a mix of original materials and later repairs on the roof, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
If you live near a park like Penton Park, or anywhere with mature trees, autumn leaves can block gutters and valleys, so outlets and downpipes are worth watching. If you let a flat or house near Chertsey station, a roof report helps you deal with small faults before they turn into a call from a tenant. For site and facilities teams at buildings like Laleham CofE VA Primary School, large buildings have long gutter runs and big roofs that need checking like any other.

What a chimney survey doesn’t cover
Some things cannot be seen without opening up the roof, and that sets some limits:
- The inside of the flue, which needs a sweep or flue specialist
- What’s inside the brickwork or behind render, without opening up
- A structural engineer’s assessment
If in doubt, phone 07833 053749 or use the contact form and we will point you to the right survey before you book. The full list of what we check.

- Brick chimney stacks
- Chimney breasts
- Shared and party-wall stacks
The survey, step by step
There is not much for you to do on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes roughly 1–2 hours at a house, as part of a look at the roof around the stack. Cottages and farmhouses around Penton Hook often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints.
- We go through the chimneys, any damp and any work done on them.
- Each stack is inspected from safe positions outside.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- The report, with photos and recommendations, is emailed to you.
Preparing for the visit
- Make a note of anything you’d like us to look at
- Gather any invoices or paperwork from past roof work

Can I check my roof myself?
Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can point to a blockage or a sagging run.

Roof by roof
Flaunching
The sloping mortar around the pots is called flaunching. Once it cracks, water can get straight into the brickwork.
Chimney breasts and the loft
If a chimney breast has been removed below, we note what we can see of the support above. A structural engineer should confirm whether it is adequate.
Why act early in Penton Hook
A leaning stack should be looked at sooner rather than later. Our survey records it and says when a structural engineer should look at it, so you know where you stand. Older and listed buildings around Penton Hook may need consent and matching materials for repairs, so leaving a defect until it is urgent leaves less time to plan.
A small, low roof with good viewpoints takes less time than a tall, complicated one, and the package matters as well. We will give you the figure before anything is booked.
