Chimney surveys for homes and businesses in Thursley

For buyers, a chimney survey before exchange can flag work you may want to raise. Cracked flaunching, failed flashings and worn pointing are common findings on older stacks. You get photographs and findings you can take back to the seller or agent. It works alongside a RICS home survey, not instead of one. We survey brick chimney stacks, chimney pots and cowls and flaunching, and people most often book us about damp on a chimney breast inside and flashings pulling away from the stack.

In a village or hamlet like Thursley, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. On older roofs, it is usually the chimneys and lead flashings that need work first.

Findings are set out part by part, from the coverings down to the gutters, each with a short note and a photograph. It records what’s sound as well as what is not.

The survey, step by step

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it’s applicable and the weather allows. Most surveys take about 1–2 hours at a house, as part of a look at the roof around the stack. In a small place like Thursley, access is normally the main thing to plan. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Weekday and weekend visits are available.

  1. We go through the chimneys, any damp and any work done on them.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there’s access.
  5. The report, with photos and recommendations, is emailed to you.

Before the survey

  • Show us where any leaks or stains appear
  • Make a note of anything you’d like us to look at
  • Have any paperwork from past roof work to hand

How to book

Buyers should book once an offer has been accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Advice

What affects the price in Thursley

Not every roof costs the same to survey, and it comes down to:

  • Whether it’s a home or a commercial building
  • The shape of the roof and its details
  • The size of the roof
  • The height of the building and how the roof can safely be seen

All our prices include VAT. Prices start from £150, including VAT. You will know the price for your survey before booking.

Helping us price your survey

To price your survey accurately, we will ask about:

  • Access details, such as a loft hatch or a shared roof
  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Where any leaks, stains or damp patches show inside

If you have photos of the roof, send them over. Pictures from the ground or a window are fine; never climb up to get a better view. To get started, ring 07833 053749 or email us.

Should I look at the roof myself first?

You can learn a lot from the ground. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What you can’t do safely is get up close. Slates, tiles, flat roofs and rooflights can give way. That is where a survey comes in, using safe viewpoints and a drone where it applies.

Landlords, agents and block managers in Thursley

If the property is let, the agent or a tenant can let us in. We survey on weekdays, Saturdays and Sundays, which helps when tenants work during the week.

We also survey roofs for businesses and commercial landlords, including offices, shops and units. Bigger roofs take more time, and they’re priced for the size.

Tips from our surveys

A little preparation and a few simple habits help. Some pointers:

  • Keep track of stains on chimney breasts
  • File photos of the stacks with your home records
  • Remove aerials or dishes from the stack if they’re no longer needed
  • Ask for ventilated caps on redundant stacks

After the visit, we write up the report with photos of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Unused stacks should be capped in a way that still lets air through. That helps stop damp building up inside.

Different roofs, different checks

Brick stacks

Brick stacks rely on sound pointing to keep water out. The survey looks for crumbling bricks and worn or missing mortar.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the roof space where we can reach.

Roofs, chimneys and gutters in Thursley

What can be done to an older roof may depend on listing or a conservation area. The council is the place to check, along with Historic England’s list. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you live in an older home near Church of St Michael and All Angels, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Witley station, a roof report helps you deal with small faults before they turn into a call from a tenant.
