What affects the cost of chimney surveys
A few things affect what a survey costs:
- Building height and the viewpoints available
- Extra roofs, like extensions, dormers or garages
- Whether it is a home or a commercial building
- Chimneys, valleys, parapets and other details
To find out what your survey will cost, ring 07833 053749 or send us an email and let us know about the roof. We’ll confirm the figure before booking.
What to tell us when you contact us
What helps most when you contact us:
- Anything about access we should know
- Where water is showing inside, if it is
- Dates you’re working to, such as exchange
- The kind of building and roof involved
Photos help, if you have them. Pictures from the ground or a window are fine; never climb up to get a better view. To send them or to book, ring 07833 053749 or drop us an email.
Chimney survey in Little Bookham: what you get
A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We look at each possibility and record what we find. You then know where to start. If you’re worried about lifted or split lead flashings and eroded joints in the brickwork, we can find out what’s behind it.
Trees around homes in smaller places like Little Bookham drop leaves, twigs and moss onto roofs and into gutters. Blocked gutters overflow and soak the walls below. A report spots that kind of slow problem before it becomes damp inside. Moss on the roof and weeds in the gutter are both easy to spot from ground level.
You receive the findings by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we do, step by step
We work from the outside in: outside views come first, then the roof space if there’s safe access. All told, expect between one and two hours for most homes, a little longer where there are several stacks. Being in a smaller place like Little Bookham doesn’t change how the visit works: we look from the ground, from windows, from the loft and from the roof where it’s safe. Point out any stains, cracks or loose pieces you’ve spotted.
- We go through the chimneys, any damp and any work done on them.
- We look at every stack from wherever it can be seen safely.
- We photograph and record the pots, flaunching, pointing and flashings.
- We look for damp on chimney breasts and in the loft space.
- The report, with photographs and recommendations, is emailed to you.
How to prepare
- Tell us about any leaks, stains or damp patches you know of
- Tell us about parking before the day
- Clear the way to the loft hatch

Your questions about chimney surveys in Little Bookham
Is Little Bookham within the area you cover?
Yes, Little Bookham is covered. We work right across London and South East England, and smaller places are part of that. Longer journeys are simply planned beforehand.
Can a landlord with a rental near Bookham station book a roof survey?
Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or use the contact form with the details.
Is a leaning chimney dangerous?
Have it checked rather than leaving it. Leaning often comes from mortar breaking down unevenly. We record its condition with photographs, and a structural engineer can confirm whether it is stable.
Will you walk on the roof?
Only if it’s safe. We inspect whatever is safely visible: from ground level, from windows and vantage points, from the roof space, from the roof itself where safe and by drone where applicable. Anything we can’t see is noted in the report.
Is this a RICS survey?
No. We check the roof, not the whole building, and it isn’t a RICS Level 2 or Level 3 survey. It can sit alongside a RICS survey if you want both.
What if it rains on the day?
It can, depending on the survey. Drones cannot fly safely in high wind or heavy rain, and thermal imaging works best after a sunny day, with a dry roof and little wind. If the conditions aren’t right, we’ll talk to you about another date.
What happens next?
You will get the report by email, with photographs and clear recommendations. The Standard Survey includes a follow-up consultation, and the Premium Survey an in-person consultation, so you can talk the findings through.
What we can’t see
It’s useful to know what a survey won’t do before booking:
- Parts of the stack that can’t be seen safely or belong to a neighbour we can’t access
- Whether a stack needs rebuilding on structural grounds
- Whether the flue is safe to use
If you are not sure which survey you need, phone 07833 053749 or drop us an email and we will give you a straight answer. What our survey covers.

Before and after the survey
Getting the most from a chimney survey starts before we arrive and carries on afterwards. Tips:
- Keep track of stains on chimney breasts
- Make sure fixings on the stack are secure
- Find out whether changes to a stack need permission
- Never climb onto the roof to look at a chimney
You get the report by email and can pass it to whoever does the work. Each defect is described in plain words and shown in a photo, so it’s easy to follow.
Check redundant flues are capped with ventilation. Ventilation helps keep the stack dry.
Different roofs, different checks
Rendered stacks
We can’t see the bricks behind render without it being opened up, so the report explains what we could and couldn’t assess.
Chimney pots and cowls
On redundant flues, we look at how the pots are capped. Capping without ventilation can trap moisture.

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. The wider area around Little Bookham has a long history of building, with Polesden Lacey about 1.1 miles south-east. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and any change of roofing material on a listed home needs checking with the council first.

Take an older house close to Church of St Lawrence: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. Anyone responsible for a site like Howard of Effingham School will know that large buildings have long gutter runs and big roofs that need checking like any other.
