Chimney survey in Pitland Street: what you get
Each stack is looked at from the safest viewpoints available: from ground level, from windows and vantage points, and from the loft where there is access. With our Premium Survey, a drone inspection is included where it applies. If we cannot see part of the stack, the report makes that clear. Every defect we find is photographed and described in plain words. Typical surveys look at disused chimneys trapping moisture and flashings pulling away from the stack, on flaunching, shared and party-wall stacks and chimney breasts.
In a small place like Pitland Street, many roofs stand in the open, so ridges, chimney stacks, flashings and gutters work hard. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. Lead flashings and old chimney stacks are often where weather gets in first.
You receive the findings by email, easy to pass on to a roofer, an agent or an insurer. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

What we can’t see
Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a gas appliance or its flue is safe
- The inside of the flue, which needs a sweep or flue specialist
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
If in doubt, call 07833 053749 or email us and we will recommend the right survey before booking. What our survey covers.
Roofs we survey in Pitland Street
- Chimney breasts
- Brick chimney stacks
- Shared and party-wall stacks
- Flaunching
- Lead flashings
- Chimney pots and cowls
Tips that help
From years of surveys, a few habits stand out:
- Check your stacks from ground level after strong winds
- File photos of the stacks with your home records
- Note any damp on chimney breasts and when it appears
- Ask about consent before removing a chimney on an older property
Many people use the report to get quotes for the work. Because everyone is pricing the same findings, the quotes are easier to compare.
Have aerial and dish brackets on the stack checked and taken off if they’re no longer needed. Less load on the stack means less strain in wind.
When to book a survey in Pitland Street
Chimney stacks stand above the roof, exposed to wind, rain and frost on every side. Frost works into cracks in the flaunching and pointing, and rain soaks into worn brickwork. People normally call us when they notice damp or a problem with the stack, or before a purchase.
Problems we come across often include:
- Worn or missing pointing
- Flashings pulling away from the stack
- Flaunching that has broken away
- Damp patches on chimney breasts
Take a building like Belmont Prep School: a written record of a large roof helps plan work for the holidays rather than in term time.
Before booking any roof surveyor
- Are they insured for the work?
- Is there a chance to talk the report through?
- Their track record with similar roofs
- Whether VAT is added on top

FAQs for Pitland Street
Is Pitland Street within the area you cover?
Yes, smaller places are covered as well as towns. We work right across London and the South East. Just mention lanes, gates or anything else about the route as you book.
Can a landlord with a rental near Gomshall station book a roof survey?
Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.
Do you need to go on the roof to check the chimney?
Each stack is viewed from the safest viewpoints: the ground, nearby windows and higher points, and the loft space. A drone inspection is included in our Premium Survey where applicable. If part of a stack cannot be seen, the report says so.
What does a roof survey cost?
Our price is from £150, including VAT. Our three packages are Basic from £150, Standard from £250 and Premium from £400, with VAT included.
Will you walk on the roof?
Not always. Some roofs are too steep or fragile to walk on safely. Safe viewpoints, the loft and a drone where applicable let us see the rest.
Can you inspect my roof with a drone?
Yes, where applicable and safe. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. It’s included in the Drone Roof Survey and, where it applies, the Premium Survey.
Is a chimney survey the same as a flue inspection?
No. We survey the stack and its weathering, not the flue. The flue should be checked by a sweep, or by a Gas Safe registered engineer for gas appliances.
How it works
It’s useful to start with what’s prompted the survey: a purchase, a leak, a storm, new work or simply peace of mind. That way we can focus on what matters to you. The visit normally takes between one and two hours at a house, as part of a look at the roof around the stack. Somewhere as small as Pitland Street, access is often the only tricky part. Mention any outbuildings, barns or garages you want included, and anything about the roof you already know. Visits can be on weekdays, Saturdays or Sundays.
- First we talk through the stacks, their history and any problems.
- We look at every stack from wherever it can be seen safely.
- Pots, cowls, flaunching, pointing and flashings are checked and photographed.
- Inside, the chimney breasts and the loft are checked for damp where there is access.
- You get a written report with photos and recommendations by email.
Before the survey
- Mention any parking restrictions on your street
- Keep pets inside or away from the areas we are looking at
- If the roof is shared, arrange access with whoever manages the building
Arrange a survey

Roofs, chimneys and gutters in Pitland Street
An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.
The streets around a church such as St Mary The Virgins Church are often among the oldest in a place, and if you own one of the older houses nearby, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you own a rental within reach of Gomshall station, a roof report helps you deal with small faults before they turn into a call from a tenant.
