Need a chimney survey in Lower Bourne?

When you need someone else

Our survey isn’t a RICS Level 2 or Level 3 survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Flue inspections or sweeping
  • Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
  • Checks on boilers, fires or their flues

If you’re not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer before booking. What our survey covers.

Chimney survey in Lower Bourne

Our survey covers the structure of the stack and its weathering details. It’s not a flue inspection, a chimney sweep or a gas safety inspection. If you use a fire or a gas appliance, the flue should be checked by a sweep or a Gas Safe registered engineer as appropriate. We will tell you if we see anything that suggests they should take a look. If you’ve noticed a stack that appears to lean and flashings pulling away from the stack, we can find out what’s behind it.

Around Lower Bourne, older cottages sit alongside bungalows and newer houses. Coverings range from slate and clay tiles on older homes to concrete tiles on many later ones. Chimneys, valleys and gutters on older homes frequently need the most attention. Nails and battens under older coverings often give out before the slates or tiles themselves.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

What we do, step by step

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the loft space where it can be reached. In total, it takes an hour or two on an ordinary house, while a commercial roof takes nearer three to four hours. Some parts of a survey depend on the weather, so a visit to Lower Bourne is booked with the forecast in mind: the parts that need calm, dry weather are planned around it.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. We check the roof around each stack, including the flashings.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. You receive a written report setting out what needs attention first.

Chimney surveys around Lower Bourne

In Surrey, older roofs are often handmade clay tile, with tile-hanging on many upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. About 1.6 miles north lies Farnham Castle, a reminder of how long the area around Lower Bourne has been built on. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and any change of roofing material on a listed home needs checking with the council first.

Living close to Underdown nature reserve is pleasant, but mature trees mean leaves in gutters and valleys each autumn. If you live in an older home near St Martin by the Green, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine.

Lower Bourne is about 1 mile south of Farnham, in Surrey. Whether the building in Lower Bourne is a house, a flat or a commercial unit, the roof can be surveyed. Lower Bourne is one of the towns and villages in Surrey where we work for chimney surveys. There’s also a page for Guildford.

We cover every part of GU10 and GU9 for chimney surveys. Streets in the area include Fox Road, Ford Lane and Kiln Lane. Lower Bourne is on the A287, so it is easy for us to get to. We also cover the places around Lower Bourne: Tilford Reeds (1 mile south-east), Shortfield Common (1 mile south), Millbridge (2 miles south), Tilford (2 miles east) and Frensham (2 miles south). We also work in nearby towns such as Guildford (10 miles east), Woking (12 miles north-east), Camberley (10 miles north), Frimley (8 miles north), Haslemere (8 miles south) and Cranleigh (14 miles east).

We work in homes and buildings around Underdown nature reserve, Highfield South Farnham School and The Fox Public House and the streets around them. Lower Bourne questions

Does a conservation area affect roof work in Lower Bourne?

We cannot confirm that for you, but Historic England’s list and your council can. Both listing and conservation areas can limit changes of roofing material, and councils can also use Article 4 directions.

Will you come out to Lower Bourne?

Yes, smaller places are covered as well as towns. Our area covers London and South East England. Just mention lanes, gates or anything else about the route as you book.

Will you walk on the roof?

Not always. Safety comes first, and fragile or steep roofs cannot always be walked on. We use safe viewpoints, the roof space and a drone where applicable.

Can you give me structural calculations?

No. Visible signs such as deflection or sagging are recorded, but calculations and an engineer’s opinion are outside what we do. The report will say if you need an engineer.

Which parts of the chimney do you look at?

Every part of the stack we can see from safe positions: pots, cowls, flaunching, pointing, bricks and flashings. Leaning, unused stacks and damp on chimney breasts are recorded too.

Should a redundant chimney be removed?

It depends on its condition and your plans. We record how the stack is doing and whether it is capped with ventilation. If you’re thinking of removing it, check with the council first in a conservation area or on a listed building.

Do you test for asbestos?

No. Asbestos surveys and sampling are not something we do. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.

Can I check my roof myself?

What you can’t do safely is get up close. Roofs are fragile and slippery, and falls from height are serious. That part is for a survey.

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

Landlord and commercial surveys in Lower Bourne

If the property is let, the agent or a tenant can let us in. We survey seven days a week, which helps when tenants work during the week.

For a freeholder or residents’ company, a roof report is a sound basis for a maintenance plan.

What we are asked to look at in Lower Bourne

Aerials and dishes are often fixed to stacks. Their weight and the wind on them can loosen bricks and pointing. Any fixings on the stack are checked and recorded.

Things that often lead to a survey include:

  • Flashings pulling away from the stack
  • Bricks with flaking faces
  • Unused flues sealed without airflow
  • A chimney out of line

Landlords with a home close to Farnham station may find that the gap between tenancies is a good time to have the roof looked at.

What to check before booking

  • When you will get the report
  • Whether any drone flown is registered with the CAA
  • Will they check the loft as well as the outside?
