About our chimney survey in Tilford

A chimney survey is about the outside of the stack and the roof around it. It isn’t a flue inspection, a sweep or a gas safety check. For the flue itself, you will need a sweep or, for gas appliances, a Gas Safe registered engineer. We’ll tell you if we see anything that suggests they should take a look. If you’ve noticed spalled or crumbling bricks and signs that a stack is leaning, a survey will tell you what’s going on.

In a small place like Tilford, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Findings are set out part by part, from the coverings down to the gutters. It records what’s sound as well as what is not.

What happens on the day

Once we’ve finished looking, we write up our findings as a photo-illustrated written report, emailed to you. On timing, it normally takes between one and two hours for most homes, a little longer where there are several stacks. In a hamlet or village like Tilford, a postcode does not always lead to the right gate, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. We photograph and record the pots, flaunching, pointing and flashings.
  4. We look for damp on chimney breasts and in the loft space.
  5. You get a written report with photos and recommendations by email.

Tips from our surveys

From years of surveys, a few habits stand out as worth the effort:

  • Check fixings on the stack are secure
  • Use a Gas Safe registered engineer for gas appliances
  • Ask about consent before removing a chimney on an older property
  • Check unused flues are capped with ventilation

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on from the viewpoints we used.

Keep an eye on chimney breasts for new damp patches. The sooner damp is spotted, the easier the cause is to find.

Honest limits

This isn’t a RICS building survey, a structural engineer’s report or an asbestos survey. Other limits to bear in mind:

  • Checks on boilers, fires or their flues
  • Hidden sides of a shared stack
  • Flue inspections or sweeping

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you. What our survey covers.

Can I check my roof myself?

You can learn a lot from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Never climb onto the roof to look.

Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date, as it helps a surveyor trace the cause.

Roofs, chimneys and gutters in Tilford

Handmade clay tiles and tile-hung walls are typical of Surrey’s older houses. Horsham stone slab roofs survive on some old buildings in Surrey. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. Historic houses such as Farnham Castle, about 3.2 miles north-west, show how far back building in the area around Tilford goes. Older homes in the wider area often have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years, and the council can say whether a home is in a conservation area.

If you live in an older home near Church of All Saints, the nails, lead and mortar on the roof may be wearing out even where the slates or tiles look fine. For site and facilities teams at buildings like Waverley Abbey CofE Junior School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. Living close to Thundry Meadows is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall.

Questions from Tilford

Is my home in Tilford listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Tilford?

Yes. Tilford is within the area we cover, which takes in towns, villages and rural addresses. We cover the whole of London and South East England. Let us know about access, parking and anything unusual about getting there when booking.

How much does a chimney survey cost in Tilford?

Our price is from £150, including VAT. What you pay for your roof depends on its size, height, access and the package, confirmed before anything is booked.

Can you tell me if my roof has asbestos?

No. Asbestos surveys and sampling aren’t something we do. Where a material might contain it, like old cement sheets on a building from before 2000, the report flags it.

Do I need to be at home?

Not always. If we only need the outside, we can agree that beforehand, but anything inside needs someone there to give access.

Will you check the loft?

If there is a loft and safe access to it, yes. From inside, the underside of the roof often shows damp, staining or daylight that cannot be seen from outside.

How long have you been surveying roofs?

We have more than 20 years’ experience and have carried out more than 5,000 surveys.

What a survey costs

All our prices include VAT. The things that change the price are:

  • Whether thermal imaging or a drone is needed
  • House, block, shop or office
  • The height of the building and how the roof can safely be seen
  • The shape of the roof and its details

Price depends partly on the package: Basic from £150, Standard from £250 or Premium from £400, all inc. VAT. Size, height and access can affect the price too.
