Pre-purchase roof surveys for Tilford homes and businesses

Pre-purchase roof surveys for homes and businesses in Tilford

A Basic Survey starts from £150, with the Standard Survey from £250 and the Premium Survey from £400, all with VAT included. The Standard Survey adds moisture detection and a structural check. Premium goes further, with thermal imaging, a drone where applicable and a same-day report. Pick the one that fits the property. Every package comes with a written report, photos and recommendations. We’re often asked to look into slipped or missing slates and tiles and gutters that overflow or drip at the joints, on gutters and downpipes, flat-roofed extensions and dormers and chimney stacks.

For a small place like Tilford, the visit is planned like any other: the journey, parking and access are simply agreed in advance. Mention any outbuildings, barns or garages with roofs you’d like looked at when you book, so the visit can be planned around them. Whether you are buying or checking new work, the same care goes into it. Visits can be booked seven days a week.

If any part of the roof couldn’t be seen safely, we say so in the report. You will know exactly what was inspected and what wasn’t.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Take a photo and write down when you saw it, as it helps a surveyor trace the cause.

A lot can be seen from ground level. Binoculars help you spot slipped slates or tiles, gaps along the ridge and a leaning stack. Please don’t climb up for a closer look.

What happens on the day

We work from the outside in: first the slopes, edges and gutters from every safe viewpoint, then the roof space where it can be reached. All told, expect about 1–2 hours at a typical house, with time for the loft where it can be reached. Cottages and farmhouses around Tilford frequently have roofs at several levels, with lean-tos and outbuildings attached. Each part is looked at from wherever it can safely be seen.

  1. After your offer is agreed, you book and share your timetable.
  2. Access to the house and the roof space is agreed ahead of time.
  3. We start outside, looking at the roof from the ground and from vantage points.
  4. Inside, we check the roof space and look at the roof from windows.
  5. You get a photo-illustrated written report and recommendations before you exchange.

Before we arrive

  • Agree roof access with the managing agent if it’s shared
  • Move anything stored under the loft hatch
  • Make a note of anything you’d like us to look at

What we are asked to look at in Tilford

Many roofs have had quick fixes over the years. Bitumen painted over a flashing, mortar where lead should be, or a few tiles that do not match can point to a problem that keeps coming back. We note what we see so you can ask about it.

Signs worth acting on include:

  • Standing water on a flat extension roof
  • Flashings that have lifted or split
  • Damp timbers or stains in the loft
  • Gutters choked with leaves and moss

If your house is among the older ones in the streets near Church of All Saints, older patch repairs can hide behind a tidy front slope, and the survey looks past them.

Before you book anyone

  • Is there a chance to talk the report through?
  • Which parts of the roof they’ll actually see
  • Whether the roof space is looked at, where there is one
  • Is VAT included in the price?

What’s in a roof survey

Local roofs and buyers in Tilford

Where the drone is part of the survey, the flight is checked against the Drone Safety Map first. With Farnham Castle about 3.2 miles north-west, Tilford sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and a listed home or one in a conservation area may need consent for changes of material.

Landlords with a home close to Farnham station may find that it’s worth knowing a roof’s condition before you buy it, or before you sign off new roofing work on it.

Tips that help

These tips come from what we see on roofs every week:

  • Check the lease for roof repair responsibilities
  • Ask for any paperwork for recent roof work
  • Let us know your timetable
  • Don’t leave it until just before exchange

You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. It can prompt questions about past roof work and any paperwork for it.

After you move in, have leaves and moss cleared from gutters and valleys, ideally once the leaves have dropped. Blocked gutters cause much of the damp we see. Get a professional in rather than climbing up yourself.

FAQs for Tilford

Is my home in Tilford listed or in a conservation area?

Start with Historic England’s list for listing and your council for conservation areas. It is worth checking before planning roof work, as both can affect what’s allowed.

Do you carry out roof surveys in Tilford?

We do. The survey and report are the same in Tilford as anywhere else.

Are you insured?

Every survey is covered by professional indemnity and public liability insurance, and details are available on request.

Will you climb onto the roof?

Where it is safe, yes. Much of the inspection is done from ground level, from windows and from the loft space. The Premium Survey adds a drone inspection where it applies.

Can you inspect my roof with a drone?

Where it helps and it is safe, yes. Whether we can fly on the day depends on the weather and the airspace rules, and we check for restrictions near airports before flying. We hold a CAA Flyer ID and Operator ID.

Do you test for asbestos?

No. We can flag materials that might contain asbestos, but confirming it is a job for a specialist asbestos surveyor. It may be present in buildings built or refurbished before 2000.

Do I have to be there for the survey?

Not necessarily. An outside-only look can be arranged beforehand, but anything inside needs someone there to give access.

How the survey changes by roof type

Chimney stacks

Chimney stacks take the brunt of the weather. The pots, flaunching, pointing and flashings are all checked, as far as we can see them safely.

Flat roofs

Repeated coatings on a flat roof can mask what’s underneath. We say when the covering would need opening up to know more.
