About our pre-purchase roof survey in Millbridge
Book after your offer is accepted and before exchange. At that point you can still ask questions, while you’re not yet committed. Visits run on weekdays and at weekends, which helps when a sale is moving quickly. Basic reports arrive within 48 hours, Standard within 24 to 48 hours and Premium the same day. If you’ve noticed patch repairs that may hide an ongoing problem and standing water on a flat extension roof, a survey will tell you what’s going on, whatever the roof.
Older buildings in small places like Millbridge may be listed or in a conservation area. If so, re-roofing in different materials may need consent, so check with the council before work starts. For a buyer or someone with a newly finished roof, it’s worth knowing which applies. England has around 10,000 conservation areas and about 500,000 listed buildings.
The report does not just list problems. It explains what we found, why it matters and what we recommend.

Signs you need a pre-purchase roof survey in Millbridge
Viewings rarely include a proper look at the roof. You see the rooms, not the slates. Fresh decoration can also cover the marks an old leak left behind, so a closer look is worth having before you commit.
Signs worth acting on include:
- Lead that has worked loose at a wall or chimney
- Loose pots and cracked flaunching
- Standing water on a flat extension roof
- Gutters that overflow or drip at the joints
Landlords with a home close to Farnham station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in.
Before you book anyone

- Which limits apply to the survey

FAQs for Millbridge
Does a conservation area affect roof work in Millbridge?
Check Historic England’s online list first, then ask the council about conservation areas and any Article 4 direction. The answer matters most when a change of material is on the cards.
Do you carry out roof surveys in Millbridge?
Yes, Millbridge is one of the places we work. The survey and report are the same in Millbridge as anywhere else.
Do I need to be at home?
Not always. If we only need the outside, we can agree that in advance, but the loft and any rooms with damp need someone to let us in.
Can I use the report to negotiate on price?
Yes. Buyers use the findings to ask questions, ask for repairs before completion or ask for a price change. What the seller agrees to is their decision, so we can’t promise any saving.
Are you insured?
We hold professional indemnity and public liability insurance.
Can you survey at the weekend?
Surveys can be booked for any day of the week: weekdays, Saturdays and Sundays. Let us know which days suit you as you book.
How long does the survey visit take?
On site, it usually takes an hour or two for most houses, while a commercial roof takes nearer three to four hours. Report times depend on the package, from the same day for Premium to within 48 hours for Basic.
The survey, step by step
There isn’t much for you to do on the day. Point out anything you’ve noticed, such as stains, drips or loose pieces, and we’ll take it from there. The survey itself takes between one and two hours for a house, and longer for a large or complex roof. Rural addresses near Millbridge can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.
- Once your offer is accepted, you let us know the address and when you hope to exchange.
- We arrange access with you, the agent or the seller, including the loft.
- We start outside, looking at the roof from the ground and from vantage points.
- We then look from upstairs windows and inside the loft where it’s safe.
- You get a written report with photos and recommendations before you exchange.
Before we arrive
- Mention any parking restrictions on your street
- Make a note of anything you’d like us to look at
- If it is not your property yet, arrange access through the agent
Getting a price
If you have photos of the roof, send them over. Pictures from the ground or a window are fine. To send them or to book, phone 07833 053749 or drop us an email.

Millbridge homes and their roofs
If the drone is used for your survey, we check the Drone Safety Map for restrictions before flying. The wider area around Millbridge has a long history of building, with Farnham Castle about 3.1 miles north. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and any change of roofing material on a listed home needs checking with the council first.
If you live in an older home near Church of St Mary the Virgin, ask the seller about past roof repairs, because older roofs frequently have patched valleys, replaced slates and reset ridges.

Should I look at the roof myself first?
What you cannot do safely is get up close. Roofs are fragile and slippery. That’s where a survey comes in.
Your own check is a good start, but it isn’t a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight.
Tips that help
These tips come from what we see on roofs every week:
- Ask the agent to check the loft hatch can be opened
- Ask when the roof was last worked on
- Watch for stains or fresh paint on ceilings below the roof
- Check the lease for roof repair responsibilities
You may want to pass the report to your solicitor or conveyancer so questions can go to the seller’s solicitor. Past repairs, re-roofing and any records of that work are all fair questions, especially where we have found patch repairs.
After strong winds, look at the roof from the ground. Pieces of slate or tile in the garden mean something has moved. Dealing with them early keeps water out.
How the survey changes by roof type
Gutters and parapets
Hidden gutters behind parapets send water indoors when they block. Where we can see them safely, we check the linings and outlets.
Natural slate
Good slate is one of the longest-lasting roof coverings, but the nails holding it corrode long before that. Slipped or missing slates are a sign of ‘nail fatigue’.
