Electronic leak detection for Millbridge homes and businesses

Leave it or get it looked at?

Leaks left running can wet the insulation and deck. Finding the breach sooner limits that. Outbuildings and barns around Millbridge are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

All our prices include VAT. Electronic leak detection is quoted for your roof, because the method depends on the roof. We confirm the price for your roof before booking.

Electronic leak detection for homes and businesses in Millbridge

ELD suits many waterproofing membranes on flat roofs over offices, units, blocks of flats and homes. It can be used to trace an existing leak or check a new membrane before handover. We quote for each roof based on its size and build-up. We can test on weekdays and at weekends, depending on the weather. Let us know about your roof to find out more. If you’ve noticed stains far from any visible defect and water coming in under a flat roof, a survey will tell you what’s going on.

Older buildings in small places like Millbridge may be listed or in a conservation area, which can shape what a new flat roof may look like. If you’re planning work, check with the council first. Knowing the roof’s condition is the starting point. Changes that affect a listed building’s special interest need listed building consent.

The report does not just list problems. For each finding, it explains what it is, why it matters and what we’d recommend, so you can decide what to do next.

Roof by roof

EPDM rubber roofs

Certain rubber membranes are conductive which can limit electronic testing. We’ll say if the test won’t work.

Single-ply membranes

Many offices and units have single-ply roofs. Laps and fixings are where holes often appear.

Should I look at the roof myself first?

Inside, the loft is a good place to look, with care. Use a torch and stay on the joists or boards, checking for stains, damp wood or chinks of daylight.

During heavy rain, look at the gutters from ground level or a window. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.

Signs you need electronic leak detection in Millbridge

Roofs covered with paving, ballast or planting hide the membrane. Electronic methods can help on some of these roofs though it depends on the layers.

Here are some of the things we see often:

  • Patched roofs that still leak
  • Punctures from foot traffic or tools
  • Damp inside with no sign on the roof
  • Leaks through a covered membrane

Take a building like St Mary's CofE Aided Infant School: ponding and blocked outlets on a wide flat roof are worth catching before the next wet season.

What’s in a roof survey

What we do, step by step

There isn’t much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we’ll get on with the inspection. The survey itself takes longer on a large roof than a small one, with the construction of the roof playing a part too. Somewhere like Millbridge needs a little journey planning: let us know about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you know about the roof and the leak.
  2. The roof is assessed for suitability first.
  3. The test method is chosen to suit the roof.
  4. We test the roof and locate any breaches.
  5. You get a report with photos of each breach.

Before the survey

  • If the roof is shared, arrange access with whoever manages the building
  • Leave side gates unlocked
  • Dig out any old roof reports or invoices

Photos help, if you have them. Take them safely from the ground or a window, and please do not climb up for a closer look. To send them or to book, call 07833 053749 or drop us an email.

Advice

Electronic leak detection in Millbridge: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Flat roofs on extensions, dormers, garages and business units are found alongside them almost everywhere. The wider area around Millbridge has a long history of building, with Farnham Castle about 3.1 miles north. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

The streets around a church like Church of St Mary the Virgin are frequently among the oldest in a place, and if your home is one of the older ones nearby, any flat roof added at the back or on a dormer is likely to be far younger, and less durable, than the main roof. Landlords with a home close to Farnham station may find that flat roofs over rear additions and dormers in rented property are worth checking between tenancies.

Millbridge is about 2 miles south of Farnham, in Surrey. Surveys in Millbridge work the same way as everywhere we cover: a close look at whatever is safely visible, photos and a clear written report. • Parts of the roof covered by fixed equipment
  • Fixing the holes we find

Millbridge questions

Does a conservation area affect roof work in Millbridge?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

Do you carry out roof surveys in Millbridge?

Yes. We cover the whole of London and South East England, and Millbridge is part of that. You can phone 07833 053749 or send us an email with the address and some details.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. Ask if you need details for a managing agent or building owner.

Is the repair part of the test?

No, our part is finding the breaches. The report gives your roofer the locations.

How soon will I get the report?

That depends on the survey you book: Basic within 48 hours, Standard in 24–48 hours and Premium the same day. The report is emailed to you.

Can you test a green or ballasted roof?

Sometimes. The layers on top and the build-up below decide it, and some may need lifting. We will discuss it before we quote.

Does this replace a RICS home survey?

No. We check the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.
