Need a chimney survey in Bellfields?

The survey, step by step

After the inspection, everything we found is written up as a report with photos, sent to you by email. As for time on site, most surveys take about 1–2 hours for most homes, a little longer where there are several stacks. In a smaller place like Bellfields, as anywhere, the forecast plays a part: the parts that need calm, dry weather are planned around it.

  1. First we talk through the stacks, their history and any problems.
  2. Each stack is inspected from safe positions outside.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. Inside, the chimney breasts and the loft are checked for damp where there is access.
  5. You get a written report with photos and recommendations by email.

How to prepare

  • Leave side gates unlocked
  • Make sure the loft hatch can be reached
  • Make a note of anything you’d like us to look at

Chimney survey in Bellfields: what you get

Damp on a chimney breast can have several causes. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Moisture trapped inside a stack with no ventilation can also cause damp. We check each possibility and record what we find. You then know where to start. If you are worried about frost-damaged brickwork on the stack and signs that a stack is leaning, we can find out what’s behind it.

Trees around homes in smaller places like Bellfields drop leaves, twigs and moss onto roofs and into gutters. Once gutters and outlets block, water spills over and soaks the walls. It is the kind of slow problem a roof report picks up early. Moss on the roof and weeds in the gutter are both easy to spot from the ground.

What you get is a clear record of the chimney stack on the day we saw it. It’s useful straight away, and a good reference for later, for instance when you want to check whether anything has changed.

What this survey cannot tell you

Without opening up the roof, some things stay hidden, and that sets some limits:

  • Hidden damage within the stack
  • Whether a stack needs rebuilding on structural grounds
  • Gas safety checks, which need a Gas Safe registered engineer

Not sure which survey suits your roof? You can ring 07833 053749 or send us an email and we’ll tell you before you book. What our survey covers.

What this survey covers

  • Brick chimney stacks
  • Lead flashings
  • Shared and party-wall stacks
  • Chimney pots and cowls
  • Chimney breasts
  • Flaunching

What affects the cost of chimney surveys

All our prices include VAT. The things that change the price are:

  • The use of thermal imaging or a drone
  • Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • The roof’s overall size

Chimney survey starts from £150, including VAT. Basic starts from £150, Standard from £250 and Premium from £400, VAT included.

Helping us price your survey

The more you tell us, the easier it is to price the survey. When you get in touch, it helps to mention:

  • Where the property is, with the postcode
  • Where any leaks, stains or damp patches show inside
  • What kind of property and roof it is
  • Any photos you have, taken from the ground or a window

Getting a price is simple: just call 07833 053749 or send us an email and give us a few details about the property and we will suggest the right survey. We confirm the price before anything is booked.

What you can safely check yourself

The one thing to avoid is getting up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Fresh stains on ceilings or walls after rain are worth noting. Take a photo and write down when you saw it.

FAQs for Bellfields

How do I find out if my home in Bellfields is listed?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you survey roofs for landlords with property near London Road (Guildford) station?

Yes, that is a common request. We just need to know who will give access, and we can send the report to you or your agent.

Is it the same as a RICS Level 2 or Level 3 survey?

No. We look at the roof, not the whole building, so it’s not a RICS Level 2 or Level 3 survey. Many buyers have both.

Can you survey in bad weather?

Some surveys depend on the weather more than others. Drone flights need calm, dry weather, and thermal imaging works best with a dry roof, little wind and a sunny day beforehand. If the conditions aren’t right, we will talk to you about another date.

Can you inspect my roof with a drone?

Yes, where it applies and safe. We fly a sub-250g drone and we are a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

Does the report include photos?

Yes, plenty. Pictures sit next to the findings they show, so you can see what we mean.

Are you structural engineers?

No. We note visible signs like sagging or deflection, but we don’t carry out calculations or give an engineer’s opinion. If we think you need an engineer, the report says so.

Chimney surveys in Bellfields: local notes

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first. With Guildford Castle about 1.5 miles south, Bellfields sits in an area with a long building history. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.

Homes near green spaces such as Riverside Park can get more leaves in their gutters in autumn. Anyone responsible for a site like Pond Meadow School will know that large buildings have long gutter runs and big roofs that need checking like any other. If you own a rental within reach of London Road (Guildford) station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints.

Brick stacks

Many older stacks were built with lime mortar. Repairs should suit the original materials, which we mention where relevant.

Chimney breasts and the loft

Where a breast has been taken out, we check what supports the stack. A structural engineer should confirm whether it is adequate.
