How new roof snagging works in Bellfields
We report on what we see with photos and plain descriptions. Any dispute about the work is between you and your roofer or builder. Our report gives you an independent record to refer to. We do not give repair cost estimates or decide who is at fault, but it describes what we saw in plain terms. Typical surveys look at offcuts and broken tiles left behind and cracked or slipped new tiles or slates, across loft conversions and dormers, new flat roofs and ridges and verges.
In a smaller place like Bellfields, homes are mostly houses and bungalows, from older cottages to more recent builds. In older homes, the slates or tiles can outlast the nails, battens and underlay holding them. For a purchase or a newly replaced roof, what’s under the coverings matters as much as what’s on top. Older roofs often have bitumen felt under the coverings, as breathable membranes only arrived in the late 1990s.
It isn’t only a list of defects. For each finding, it explains what it is, why it matters and what we’d recommend, so you can plan your next steps.

What we cannot see
We only report what can safely be seen on the day, so some things are outside what a survey can do:

- Pricing the remedial work
- Nails and clips under the slates or tiles

Questions from Bellfields
Do you cover Bellfields?
Yes, Bellfields is within the area we cover. Our area covers London and South East England. You can phone 07833 053749 or use the contact form with the address and some details.
Is my home in Bellfields listed or in a conservation area?
The council and Historic England’s list are the places to check. It’s worth checking before planning roof work, as both can affect what’s allowed.
Will you check the loft?
If the survey needs it and the loft space can be reached safely, yes. Please clear anything stored under the hatch.
How do I book a survey in Bellfields?
To book, ring 07833 053749 or email us and let us know the address and what you need to know. We will confirm the price and agree a day with you.
Does someone need to be in?
That depends on the survey. For inside areas and the roof space, someone has to give us access.
Is this a RICS survey?
No. Our survey is a roof survey, not a RICS Level 2 or Level 3 survey of the whole building. It focuses on the roof, so it sits alongside a building survey rather than replacing it.
Do you use drones?
Where it is applicable and safe, yes. We’re a CAA-registered drone operator (Flyer ID and Operator ID), flying a sub-250g drone. Drone inspection is part of the Drone Roof Survey and the Premium Survey, where applicable.
What happens on the day
There is not much for you to do on the day. Point out anything you’ve noticed, like stains, drips or loose pieces, and we will take it from there. A typical survey takes about 1–2 hours at a typical home, and longer for a large or complex roof. Homes around Bellfields frequently have gardens on more than one side, which gives us room to step back and see the roof. Mention any side of the property we cannot get to. Inside, the loft is looked at where it can be reached safely.
- We start with what the roofer did and when they finished.
- We check the coverings, ridges, hips and verges from safe vantage points.
- Valleys, flashings, gutters and visible underlay at the eaves are checked.
- We check the loft where safe and look for debris or damage.
- You get a photo report of each snag.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Agree roof access with the managing agent if it’s shared
- Note where any stains or damp appear

Advice
Checking the roof from ground level
Fresh stains on ceilings or walls after rain are worth noting. Photograph them and note the date.
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
What new roof snagging looks like in Bellfields
The wider area around Bellfields has a long history of building, with Guildford Castle about 1.5 miles south. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Older houses across Surrey frequently have handmade clay tiles, and many have tile-hanging. A few of Surrey’s oldest buildings have heavy Horsham stone slab roofs. For a purchase or a newly finished roof, the materials decide which details matter most.
Landlords with a home close to London Road (Guildford) station may find that a survey before purchase, or before signing off a new roof, saves surprises once a tenant moves in. The streets around a church such as St Peter's Church are often among the oldest in a place, and if your house is among the older ones nearby, the roof may have had decades of patch repairs, and the survey shows where they are.

What happens if roof problems are left?
It is easier to get snags sorted while money is still owed. Once the job is paid and the roofer has moved on it can be harder to get them back. Our report lists what to raise. In an older home around Bellfields, water from a roof defect can get into timber and plaster, which is far harder to put right than the roof fault itself.
We offer three survey packages: the Basic Survey from £150, the Standard Survey from £250 and the Premium Survey from £400, with VAT included. What your roof costs depends on its size, access and what you want to find out.
