Questions from Peasmarsh
Do you cover smaller places like Peasmarsh?
Yes. Peasmarsh is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.
Can a landlord with a rental near Shalford station book a roof survey?
Yes, landlords and agents are among the people we work for. You can call 07833 053749 or use the contact form with the address and what you need.
What should I do with a chimney I don’t use?
A redundant chimney needs looking after like any other. Capping without airflow can lead to damp. Our survey records its condition and how it is capped, so you can decide with a builder what to do.
How many surveys have you done?
Over 5,000 surveys so far, over more than 20 years, with 98% customer satisfaction.
Do you test for asbestos?
No. We do not sample or test for asbestos. The report may flag materials that could contain asbestos on buildings built or refurbished before 2000.
Are you structural engineers?
No. We note visible signs such as sagging or deflection, but we’re not structural engineers and do not carry out calculations. Where an engineer is needed, we say so in the report.
My chimney looks like it is leaning. What should I do?
Don’t ignore it. Leaning frequently comes from mortar breaking down unevenly. The survey records what we can see, and a structural engineer can assess whether it needs work.
How a chimney survey works in Peasmarsh
Redundant chimneys are common, particularly where fires have been replaced by central heating. Even when it isn’t used, a stack has to stay weathertight. Capping a stack without ventilation can trap moisture and lead to damp inside. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We survey brick chimney stacks, flaunching and lead flashings, and common reasons people get in touch are bricks with flaking faces and lifted or split lead flashings.
In a small place like Peasmarsh, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.
Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

What we can’t see
This is not a RICS building survey, a structural engineer’s report or an asbestos survey. It also has these limits:
- Whether a gas appliance or its flue is safe
- Parts of the stack that cannot be seen safely or belong to a neighbour we can’t access
- Conditions inside walls
If in doubt, phone 07833 053749 or drop us an email and we’ll recommend the right survey. What a survey covers and does not.

What we are asked to look at in Peasmarsh
Stacks that were used for open fires for many years can weaken from the inside. Mortar can deteriorate unevenly from flue gases and moisture, which can make a stack lean.
Common reasons to book include:
- Frost-damaged brickwork on the stack
- A stack that appears to lean
- Flaunching that has broken away
- Damaged chimney pots and cowls
Landlords with a home close to Shalford station may find that a dated record of the roof is useful when planning maintenance across a let.

Chimney surveys in Peasmarsh: local notes
Historic houses such as Loseley Park, about 1.1 miles north-west, show how far back building in the area around Peasmarsh goes. On older houses around here, roofs frequently carry the marks of earlier repairs, from replaced slates to new lead. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
Anyone responsible for a site like Broadwater School will know that long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. The streets around a church such as St Michael are often among the oldest in a place, and if you own one of the older houses nearby, old fixings, lead flashings and tall chimneys are typical of older roofs.

What you can safely check yourself
After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Do not go up yourself.
A DIY look is useful, but it is not a survey. You will not see flashings, valleys or the backs of chimneys properly from the ground.
The survey, step by step
After the inspection, everything we found is written up in a report with photographs, emailed to you. On timing, it typically takes roughly 1–2 hours for most homes, a little longer where there are several stacks. Cottages and farmhouses around Peasmarsh often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.
- We start by noting which stacks are in use, shared or causing concern.
- The flashings and the roof around each chimney are inspected.
- The top of each stack is checked for cracked flaunching and loose pots.
- Any lean, spalling or worn pointing is recorded.
- The report explains the condition and which work is most urgent.
Preparing for the visit
- For flats, make sure roof access has been agreed
- Jot down any questions you want answered
- If it is not your property yet, arrange access through the agent
