Practical tips

These tips come from what we see on roofs every week:

  • Find records of any re-roofing or repairs
  • Hold on to the report for future surveys
  • Leave roof access to professionals
  • Let us know about past leaks

With the Standard Survey you get a follow-up consultation, while Premium includes a consultation in person. You can ask us about anything that isn’t clear.

Have gutters and valleys cleared regularly, particularly after autumn. Use a gutter contractor rather than climbing a ladder yourself. Most overflow damage starts with a blocked gutter.

How a roof survey works in Peasmarsh

There are three levels of survey: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all including VAT. Basic is a visual inspection with photos and written recommendations. Standard and Premium go further, with moisture detection and a structural check, and on Premium, thermal imaging and a drone where applicable. Every package includes a written report. We survey natural slate, chimney stacks and the roof space, and common reasons people get in touch are crumbling chimney pointing or cracked flaunching and cracked mortar along the ridge.

In a village or hamlet like Peasmarsh, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, frequently with chimneys that have stood a long time. We report on what can be seen safely, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

Nothing in the report is left vague: where something needs attention, it says so plainly, and where it can wait, that’s said too.

Surveys for landlords and agents in Peasmarsh

If you own several properties, you can book surveys for several addresses. To discuss a number of properties, call 07833 053749 or use the contact form with the addresses.

Where a roof is shared: we need access agreed with the freeholder or managing agent. Let us know about it when booking and we’ll plan the visit with that in mind.

Roof by roof

Clay plain and peg tiles

Clay tiles are common on older South East homes. When pegs or battens rot, tiles slip, leaving gaps along the courses.

Lead flashings and valleys

Flashings close the joints where a roof meets a wall or chimney. Lifted, split or slipped lead is recorded, and for flashings replaced with mortar or bitumen.

Leave it or get it looked at?

It’s easier to plan roof work than to react to it. With a report, you can tackle the urgent jobs first and plan the rest, rather than waiting for something to fail. For an older or listed building in a place like Peasmarsh, repairs may need matching materials and consent, so leaving a defect until it is urgent leaves less time to plan.

Bigger, taller and commercial roofs take more time to survey, so they’re priced to match. You will know the figure before booking.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Around Peasmarsh, older homes can have small or awkward roof spaces, so let us know about the loft hatch and any ladder. We only go where it’s safe.

  1. We help you choose a Basic, Standard or Premium Survey.
  2. On the day, we start by hearing what you’ve noticed.
  3. Coverings, ridges, hips, valleys, flashings, chimneys and gutters are inspected and photographed.
  4. Moisture detection, a structural check, thermal imaging or a drone are added where your package includes them.
  5. The report is emailed with findings and recommendations.

Before we arrive

  • Move anything stored under the loft hatch
  • Have any questions written down, so nothing gets missed
  • Keep pets inside or away from the areas we are looking at

What a survey costs

We confirm the exact price before you book. These are the things that affect it:

  • Roof area
  • Commercial roofs and larger buildings
  • The height of the building and how the roof can be seen safely
  • Extensions, dormers and garages with roofs of their own

Prices quoted always include VAT, and the report isn’t charged as an extra. Our price is from £150, including VAT. Size, height and access decide where your roof falls.

What to let us know when you contact us

A little information up front helps. It helps to include:

  • Pictures from the garden or a window, if you have them
  • What kind of property and roof it is
  • Whether there is a loft hatch, a shared roof or tricky access
  • Your timetable, such as an exchange date

Not sure which survey you need? It’s easiest to phone 07833 053749 or send us an email and describe the roof and why you want it surveyed. We will talk you through the options and what they cost.

Peasmarsh questions

Does a conservation area affect roof work in Peasmarsh?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Peasmarsh?

Yes. Peasmarsh is within the area we cover, which takes in towns, villages and rural addresses. We survey roofs across London and the South East. Just mention lanes, gates or anything else about the route when you book.

Can you survey a shared roof?

Yes, as long as access is agreed. The roof of a block or converted house is often shared, so we need permission from the freeholder or managing agent. We can only inspect what we’re given access to.

How soon is the report ready?

Premium reports arrive the same day, Standard within 24 to 48 hours and Basic within 48 hours. Each report includes photos.

Do you carry professional indemnity insurance?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Can you look at a roof that’s joined to next door?

Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared stacks and upstands are looked at from your property.

Can you survey at the weekend?

Visits run seven days a week in the daytime, which suits people who work during the week. Let us know your preferred days when you book.

Roofs, chimneys and gutters in Peasmarsh

With Loseley Park about 1.1 miles north-west, Peasmarsh sits in an area with a long building history. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and the council can say whether a home is in a conservation area. If your survey includes the drone, we check the Drone Safety Map for restrictions before flying.

If you live near a park such as Shalford Mill, or anywhere with mature trees, autumn leaves can block gutters and valleys, and an overflowing gutter soon means a wet wall. For landlords with property near Shalford station, a roof report helps you deal with small faults before they turn into a call from a tenant. Anyone responsible for a site like Broadwater School will know that a written record of a large roof helps plan work for the holidays rather than in term time.
