What we’re asked to look at in Bentley

The flaunching on top of a stack holds the pots in place and sheds water. Once it cracks, water gets in and frost makes the cracks bigger. Loose pots can follow.

We’re frequently asked to look at:

  • Flashings pulling away from the stack
  • Unused flues sealed without airflow
  • Gaps in the mortar around the pots
  • A stack that appears to lean

If you own a rental within reach of Bentley (Hampshire) station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Questions to ask before booking

  • Will they check the loft as well as the outside?
  • Do they have a CAA Flyer ID and Operator ID for drone work?
  • What follow-up you get after the report
  • Which limits apply to the survey

What a roof survey includes

Chimney survey in Bentley: what you get

Many homes have chimneys that are no longer used. Even when it isn’t used, a stack has to stay weathertight. If it has been capped without ventilation, damp can build up inside it. Our survey looks at how each unused stack has been capped and checks the breasts for damp. You get photos of each stack and our recommendations. We’re often asked to look into bricks with flaking faces and loose, cracked or missing pots, on shared and party-wall stacks, flaunching and lead flashings.

In a small place like Bentley, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. Lead flashings and old chimney stacks are often where weather gets in first.

Where we can’t see part of the chimney stack, the report says so. You will know exactly what was inspected and what wasn’t.

Questions from Bentley

Does a conservation area affect roof work in Bentley?

For listing, use Historic England’s list; for conservation areas, ask the council. It matters most if you are planning to re-roof in a different material.

Will you come out to Bentley?

Yes, smaller places are covered as well as towns. We survey roofs across London and South East England. Just mention lanes, gates or anything else about the route when booking.

Will you photograph what you find?

Yes, every report has them. Each finding is shown in a picture where possible, so you can see what we mean.

What if it rains on the day?

Light rain is normally fine; heavy rain and wind are different. High wind or heavy rain can make access unsafe and ground a drone, and we’d agree another day.

Is it the same as a RICS Level 2 or Level 3 survey?

No. It’s a specialist roof survey, not a RICS Level 2 or Level 3 building survey. It focuses on the roof, so it sits alongside a building survey rather than replacing it.

What should I do with a chimney I do not use?

There is no single answer. We record how the stack is doing and whether it’s capped with ventilation. In a conservation area or on a listed building, changes may need consent.

My chimney looks like it is leaning. What should I do?

Do not ignore it. Stacks can lean when mortar on one side breaks down. We record its condition with photos, and a structural engineer can assess whether it needs work.

When you need someone else

Before you book, it is worth knowing what a survey won’t do:

  • A structural engineer’s assessment
  • Checks on boilers, fires or their flues
  • Conditions inside walls

Not sure which survey suits your roof? You can call 07833 053749 or drop us an email and we’ll tell you before booking. What a survey covers and does not.

What a chimney survey looks like in Bentley

Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Horsham stone slab roofs survive on some old buildings in Surrey. Knowing the covering helps explain which parts of a roof are likely to need work first. About 3.8 miles north-east lies Farnham Castle, a reminder of how long the area around Bentley has been built on. Older homes in the wider area frequently have features worth a closer look, such as lead valleys, tall stacks and roofs that have been patched over the years.

If yours is one of the older homes in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look. If you look after a building like Bentley Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

What happens if roof problems are left?

If a stack seems to lean, do not leave it. We record its condition and recommend a structural engineer where needed, so you know where you stand. For older village homes like those around Bentley, the right replacement materials are not always easy to find quickly. Spotting a problem early leaves room to find them.

Getting in touch

Before you get in touch, it is useful to have:

  • Any photos you have, taken from ground level or a window
  • Access details, such as a loft hatch or a shared roof
  • The style of property, from a terrace to a block
  • The reason for the survey, such as buying, a leak or storm damage

If you’re buying, it is useful to book soon after your offer is accepted, so you have the findings in time to act on them before you exchange. Otherwise, simply ring 07833 053749 or drop us an email whenever suits you.

Checking the roof from the ground

Watch the gutters in a downpour, from a window or the ground. Overflowing water can be a sign of a blockage or a gutter that has dropped.

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date, which helps when we check the roof.

How it works

Time on site depends on the size and shape of the roof; as a rough guide, the survey takes about 1–2 hours at a typical home, while a commercial roof takes nearer three to four hours. If you have questions on the day, just ask. Cottages and farmhouses around Bentley frequently have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. First we talk through the stacks, their history and any problems.
  2. We check every stack from wherever it can be seen safely.
  3. Pots, cowls, flaunching, pointing and flashings are checked and photographed.
  4. We look for damp on chimney breasts and in the loft space.
  5. The report, with photographs and recommendations, is emailed to you.

Before we arrive

  • Leave a clear route to the loft
  • If the roof is shared, arrange access with whoever manages the building
  • Have any paperwork from past roof work to hand
