Chimney survey in Brookwood: what you get

If a chimney looks out of line, it’s worth getting it checked. Stacks can lean when mortar on one side breaks down, often after years of flue gases and damp. We record the lean and the condition of the brickwork and pointing. If the stack looks like a structural issue, the report recommends a structural engineer. If you’ve noticed damaged chimney pots and cowls and flaunching that has broken away, we can find out what’s behind it, on lead flashings, chimney pots and cowls and chimney breasts alike.

Older buildings in small places like Brookwood may be listed or in a conservation area. If yours is, re-roofing in different materials may need consent, so the council is the place to check. Knowing the roof’s condition helps you plan ahead with that in mind. Where a building is listed, matching the existing roof materials is frequently expected.

Nothing in the report is left vague: if work is needed, the report says so clearly.

How the survey changes by roof type

Rendered stacks

A rendered stack can mask problems in the bricks below. We look for cracks, hollow areas and staining.

Chimney breasts and the loft

Inside, chimney breasts can show damp when water gets into the stack. We check the breasts and the stack in the loft space where we can reach.

Surveys for landlords and agents in Brookwood

Any of our surveys can be booked by landlords, agents and building managers in Brookwood. To discuss a property or a block, ring 07833 053749 or use the contact form.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey seven days a week, which helps when tenants work during the week.

What affects the cost of chimney surveys

Several things affect the price of a survey:

  • How complicated the roof is, with its valleys, chimneys and parapets
  • If the survey needs thermal imaging or a drone
  • How big the roof is
  • How tall the building is and how easy the roof is to see

A Basic Survey starts from £150, inc. VAT. Standard is from £250 and Premium from £400. You’ll know the price for the job before booking.

Booking your survey

If you can, have these to hand when you get in touch:

  • How the loft is reached, if there is one
  • Any marks or damp showing indoors
  • The property’s address and postcode
  • Any photos you have, taken from the ground or a window

Once you know what you need, call 07833 053749 or send us an email. From there it’s a case of choosing a package, agreeing the price and fixing a day.

Before and after the survey

From years of surveys, a few habits stand out:

  • Leave close inspection to people with safe access
  • Glance at the stacks from the street now and then
  • Ask about consent before removing a chimney on an older property
  • Check fixings on the stack are secure

After the visit, we write up the report with photographs of each stack. It covers the pots, flaunching, pointing, brickwork and flashings, and any damp we found inside. Turnaround is within 48 hours for Basic, 24 to 48 hours for Standard and the same day for Premium.

Get small mortar repairs done while they’re small. It’s far simpler than rebuilding a stack later.

What happens on the day

The visit has one job: to look at the chimney stack as closely as is safe and record what we find. Everything we note and photograph goes into the written report. It usually takes an hour or two for most homes, a little longer where there are several stacks. Cottages and farmhouses around Brookwood often have roofs at several levels, with lean-tos and outbuildings attached. We work round each section in turn, from the safest viewpoints, and anything we cannot see is noted.

  1. First you let us know about the chimneys, any damp on the chimney breasts and any worries.
  2. Each chimney is viewed from wherever it can be seen safely.
  3. Every part we can see is checked: pots, cowls, flaunching, pointing, bricks and flashings.
  4. We check the chimney breasts and the stack in the roof space where we can reach them.
  5. The findings are written up with photographs and recommendations and emailed to you.

Before we arrive

  • Clear the way to the loft hatch
  • If the roof is shared, arrange access with whoever manages the building
  • Tell us about parking before the day

Book a survey

If you have photos of the roof, send them over. Take them safely from the ground or a window, and please don’t climb up for a closer look. To get started, ring 07833 053749 or send us an email.

Advice

Your questions about chimney surveys in Brookwood

Is Brookwood within the area you cover?

We do. Villages and rural addresses get the same survey as a town house, with the route planned beforehand.

Do you carry out surveys on Saturdays and Sundays?

What will the report tell me?

A written report with photographs, covering the condition of the chimney stack, the defects we found and what we recommend, by urgency where it matters. Standard adds moisture detection and a structural check; Premium adds thermal imaging, drone inspection where applicable and structural analysis.

How long will you be at the property?

Time on site depends on the roof; most visits take an hour or two at a house, as part of a look at the roof around the stack. The written report follows by email.

How soon will I get the report?

Report times are set by the package. Basic: within 48 hours. Standard: 24 to 48 hours. Premium: the same day. Mention any deadline when you book.

Chimney surveys in Brookwood: local notes

Older houses across Surrey often have handmade clay tiles, and many have tile-hanging. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Knowing the covering helps explain which parts of a roof are likely to need work first. An older home may be listed, or stand in a conservation area. Historic England’s list shows listed buildings, and the council can say whether a street is in a conservation area. In either case, a change of roofing material may need consent.

If your house is among the older ones in the streets near Saint Saviour's Church, old fixings, lead flashings and tall chimneys are typical of older roofs. Living close to Brookwood Lye is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and blocked gutters overflow and soak walls. If you own a rental within reach of Brookwood station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak.

Can I check my roof myself?

After heavy rain, check ceilings and the tops of walls for new stains. Photograph them and note the date.

Your own check is a good start, but it is not a survey. You won’t see flashings, valleys or the backs of chimneys properly from the ground.
