Chimney survey in East Clandon

A damp patch on a chimney breast doesn’t always come from the same place. It might come in at the top, through worn pointing or porous bricks, or where the flashings meet the roof. Condensation inside an unventilated stack is another common cause. We check each possibility and record what we find. That points the work in the right direction. If you’ve noticed eroded joints in the brickwork and disused chimneys trapping moisture, we can find out what’s behind it.

Older buildings in small places like East Clandon may be listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Where a building is listed, matching the existing roof materials is often expected.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where applicable, structural analysis and an in-person consultation.

What we look for on each type of roof

Rendered stacks

A rendered stack can mask problems in the bricks below. The survey checks for cracking, bulging and staining in the render.

Flaunching

Cracked flaunching is one of the most common chimney defects we record. It’s typically a modest repair when it’s caught early.

Checking the roof from ground level

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.

What you cannot do safely is get up close. Roofs are fragile and slippery. That part is for a survey, using safe viewpoints and a drone where it applies.

Before and after the survey

Here are a few things we’d tell any owner:

  • Keep track of stains on chimney breasts
  • Ask for ventilated caps on redundant stacks
  • Leave close inspection to people with safe access
  • Check your stacks from the ground after strong winds

If the stack is shared, you can pass the report to your neighbour. The photos show the problem and which side it’s on, as far as we could see.

Have worn pointing and cracked flaunching dealt with early. Small repairs now can save bigger work later.

Chimney surveys around East Clandon

About 0.5 miles north-east lies Hatchlands Park, a reminder of how long the area around East Clandon has been built on. If your house is among the older ones, expect a mix of original materials and later repairs on the roof, and the council can say whether a home is in a conservation area. Many older homes in Surrey have handmade clay tiles and tile-hung upper walls. Some old buildings in Surrey and Sussex have Horsham stone slab roofs. Whatever the covering, it is frequently the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Clandon station, a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building like Clandon CofE Aided Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle. If your house is among the older ones in the streets near Church of St Thomas of Canterbury, old fixings, lead flashings and tall chimneys are typical of older roofs.

What happens on the day

Every visit follows the same pattern: we hear what you’ve seen, inspect the roof from every safe viewpoint, photograph what we find and make notes for the report. It usually takes an hour or two for a house, and about three to four hours for a commercial roof. Somewhere like East Clandon needs a little journey planning: let us know about lanes, gates and parking. The roof is looked at from ground level, from windows, from the loft where there’s safe access and from the roof where it is safe.

  1. We start by noting which stacks are in use, shared or causing concern.
  2. The flashings and the roof around each chimney are inspected.
  3. The top of each stack is checked for cracked flaunching and loose pots.
  4. We note the brickwork, pointing and any sign of leaning.
  5. The report explains the condition and which work is most urgent.

Your questions about chimney surveys in East Clandon

I let a flat near Clandon station. Can you check the roof?

Yes, landlords and agents are among the people we work for. Just ring 07833 053749 or email us with the details.

Will you come out to East Clandon?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

Do you inspect shared chimneys?

Yes. We check the parts we can see safely and the parts you can give us access to. If a defect seems to be on your neighbour’s side, the report records it, so you can discuss it with them.

Will you go up on the roof?

Not unless it’s safe. Most of what we need can be seen from safe viewpoints, the loft and, where applicable, a drone, and anything out of sight is recorded in the report.

How fast do I get the report?

That depends on the survey you book: the Basic Survey report arrives within 48 hours, the Standard Survey in 24 to 48 hours and the Premium Survey the same day. The report is emailed to you.

Is this an asbestos survey?

No. Our report may flag materials that could contain asbestos, but only a specialist asbestos surveyor can confirm it. It may be present in buildings built or refurbished before 2000.

Is a leaning chimney dangerous?

It is worth having a leaning stack checked. Our survey notes how it looks and the condition of the bricks and joints, and if it may be a structural issue, we recommend a structural engineer.
