- Slates or tiles that have slipped or broken

How it works
Every roof is different, but as a rough guide the survey takes about one to two hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. You are welcome to ask questions while we are there. Somewhere as small as The Platt, access is often the only tricky part. Let us know about outbuildings, past repairs and any leaks you’ve noticed. Weekday and weekend visits are available.
- You tell us the address, the type of roof and what’s worrying you.
- A visit is booked for a weekday, Saturday or Sunday.
- Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
- Inside, we check the loft space where there’s safe access.
- You receive the report with photos and recommendations, prioritised by urgency.
How to prepare
- Leave side gates unlocked
- Let us know about parking near the property
- Make sure pets are kept safely away

Roof survey in The Platt
Roof coverings last a long time, but not for ever. Slate often lasts a century or more, and tiles commonly half a century, but the fixings and underlay beneath them frequently give out sooner. We tell you which parts are ageing and which are sound. Knowing that helps you plan work before it becomes urgent. Common reasons to book are ponding, splits or blisters on flat roofs and loose ridge or hip tiles, on the roof space, chimney stacks and lead flashings.
In a village or hamlet like The Platt, older cottages and farmhouses often sit alongside barns, outbuildings and a few newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s normally the chimneys and lead flashings that need work first.
The written findings come by email, ready to forward to whoever needs them. Basic reports come within 48 hours, Standard within 24–48 hours and Premium on the day.

Tips that help
Over many surveys, some simple habits stand out:
- Watch for slipped slates after bad weather
- Hold on to the report for future surveys
- Ask about a flat roof on an extension or garage too
- Mention any damp patches when booking
We email the report to you, with photographs of what we found. Basic reports come within 48 hours, Standard within 24 to 48 hours and Premium the same day. Each finding is set out in plain English.
Check the loft now and then, with care and a good torch. Watch for stains, damp timbers and daylight through the roof. Take photos of anything that changes.
The Platt questions
How do I find out if my home in The Platt is listed?
You can check whether a building is listed on Historic England’s list, and your council can tell you if it is in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.
I let a flat near Frant station. Can you check the roof?
Yes. We survey roofs for landlords, letting agents and managing agents as well as owners. You can phone 07833 053749 or send us an email with the address and what you need, and we’ll talk through which survey suits.
Can you inspect a terraced or semi-detached roof?
Yes, the part you own or can give access to. Next door’s roof is only inspected as far as we can see it. Shared chimneys and party-wall upstands are looked at from your side.
Do you give a life expectancy for the roof?
We do not put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.
Is this a RICS survey?
No. Our survey looks at the roof, not the whole building. For the rest of the building, a RICS home survey is a separate job.
How quickly will I get the report?
It depends on the package: Basic within 48 hours, Standard within 24 to 48 hours and Premium the same day. It is emailed to you.
How much is a survey?
Roof survey starts from £150, including VAT. We confirm the price for your roof before you book. For a price, call 07833 053749 or send us an email.
Do you need a roof survey in The Platt?
What’s under the slates or tiles is as important as the coverings themselves. Breathable roofing membranes came into use in the UK in the late 1990s, so older roofs frequently have bitumen felt, and very old ones may have none. Torn or sagging felt lets water through.
Things that frequently lead to a survey include:
- Cracked or blistered flat roof coverings
- Worn or blocked valleys
- Cracked mortar along the ridge
- Loose chimney pots
If you live in an older home near The Parish Church of St Alban, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
What to check before booking
- Their track record with similar roofs
- How soon the report will arrive
- Whether they hold professional indemnity and public liability insurance
- Whether the inside of the roof is included
Local roofs in The Platt
If your survey includes the drone, we check the Drone Safety Map for restrictions before flying. The wider area around The Platt has a long history of building, with Wadhurst Castle about 3 miles south-east. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and any change of roofing material on a listed home needs checking with the council first.
Living close to Eridge Park is pleasant, but mature trees mean leaves in gutters and valleys each autumn, and an overflowing gutter soon means a wet wall. Shop and office owners around The Corn Exchange may find that knowing the roof’s condition lets you budget for work rather than pay for emergencies.

Surveys for landlords and agents in The Platt
Managing agents and residents’ management companies use roof surveys to plan maintenance. The report sets out what needs attention now and what can wait, which helps when budgeting.
Shared roofs need a little more planning: we need access agreed with the freeholder or managing agent. Let us know about it as you book and we’ll plan the visit with that in mind.

What happens if roof problems are left?
Valley gutters and parapet gutters are out of sight until they overflow. An overflow there sends water indoors. A survey checks them while they’re still dry. In a place like The Platt, a barn or garage roof left to fail puts whatever is inside at risk. A quick look before winter can save a lot.
We offer three survey packages: Basic from £150, Standard from £250 and Premium from £400, all including VAT. What your roof costs depends on its size, access and what you want to find out.

Can I check my roof myself?
Watch the gutters in a downpour, from a window or the ground. Water spilling over the edge can be a sign of a blockage or a gutter that has dropped.
Your own check is a good start, but it is not a survey. From ground level, valleys, flashings and the backs of chimneys are often out of sight, and those are details a survey looks at closely.
