Gutter surveys near The Platt

Why act early in The Platt

Clearing gutters removes the debris, but it doesn’t tell you why a gutter overflows. We also check the falls, joints, brackets, outlets and downpipes to show whether something else is wrong. Around The Platt, older homes often have old roof timbers, where water from a failed roof can cause rot if it is left.

Larger roofs, taller buildings and commercial roofs take longer, so they’re priced to match. You will know the figure before booking.

Gutter survey in The Platt: what you get

Gutters have to slope gently towards the outlet to drain properly. Sagging brackets and slipped joints leave water standing and overflowing where the gutter dips. We look along each run for sags, gaps and leaking joints and look at the brackets and downpipe clips. Recommendations are written down and prioritised by urgency where relevant. Common reasons to book are gutters full of debris and silt and overflowing eaves gutters, across downpipes, fascias and soffits and valley gutters.

Somewhere as small as The Platt, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are frequently old. Each needs checking in its own way, and thatch is a specialist material we report on as far as it can be seen. On older roofs, it’s typically the chimneys and lead flashings that need work first.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Local roofs in The Platt

Wadhurst Castle, about 3 miles south-east, is one of the historic houses in the wider area around The Platt. On older houses around here, roofs often carry the marks of earlier repairs, from replaced slates to new lead, and a listed home or one in a conservation area may need consent for changes of material. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s often the fixings, flashings, valleys and gutters that give out first.

If you let a flat or house near Frant station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If your house is among the older ones in the streets near The Parish Church of St Alban, corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs. If you look after a shop, office or commercial unit, for instance near The Corn Exchange, a written record of the roof’s condition helps you plan maintenance rather than react to leaks.

The survey, step by step

It is useful to start with what’s prompted the survey: buying, a leak, storm damage, new work or just wanting to know where things stand. It helps us focus on what matters most to you. Most visits take roughly 1–2 hours for most houses, and about three to four hours for a commercial roof. For a village or hamlet like The Platt, the journey is planned ahead of time: tell us about narrow lanes, gates, long drives and where we can park. On the day, we inspect what can safely be seen, inside and out.

  1. We start with what you’ve noticed, such as damp or overflowing gutters.
  2. We walk round the building and check the gutters, downpipes and fascias from ground level.
  3. Valleys, parapets and box gutters are inspected where they can be seen safely.
  4. The roof space is checked for staining, where it can be reached safely.
  5. You receive a report with photos and recommendations.

How to prepare

How we price gutter surveys

When we price a survey, we consider:

  • Features like valleys, chimneys, dormers and parapets
  • The package you choose: Basic, Standard or Premium
  • The type of building, from a house to a block or an office
  • Any need for thermal images or a drone flight

A Basic Survey starts from £150, including VAT. Standard is from £250 and Premium from £400, both inc. VAT. We confirm the price for your survey before you book.

What to let us know when you get in touch

A little information up front helps. It is useful to include:

  • Pictures of the roof from a safe spot, if you have them
  • Dates you’re working to, such as exchange
  • Any marks or damp showing indoors
  • The type of building and roof, such as pitched or flat

Not sure which survey you need? The easiest way is to ring 07833 053749 or use the contact form and describe the roof and what’s worrying you. We’ll explain the options and the price.

Questions from The Platt

Do you cover smaller places like The Platt?

We do. A small place gets exactly the same survey as a big one, with the route planned beforehand.

I let a flat near Frant station. Can you check the roof?

Yes, that’s a common request. We just need to know who will give access, and we can send the report to you or your agent.

How much is a gutter survey?

Prices start from £150, including VAT. The size of the property and the access affect the price. For a price, ring 07833 053749 or use the contact form.

What do I do with the report?

The report arrives by email. With Standard there’s a follow-up consultation; with Premium, an in-person consultation.

Are hidden gutters like valleys and box gutters included?

Yes. These gutters frequently cause leaks indoors when they block so we pay close attention to them. Some may only be partly visible, and we’ll note that in the report.

Do I need to be at home?

That depends on the survey. Inside the building and in the loft, we need someone to let us in; we’ll agree the details as you book.

What will the report tell me?

You get our findings in writing, part by part, with photos, and ends with what we recommend. The most urgent items are made clear.

What we can’t see

A survey is a proper look at the gutter, but it cannot do everything. Its limits include:

  • Blockages deep inside downpipes
  • Whether a material contains asbestos (a specialist asbestos surveyor’s job)
  • Pipes below ground level

If you are not sure which survey you need, phone 07833 053749 or email us and we will give you a straight answer. What a survey covers and does not.

What we check

  • Fascias and soffits
  • Eaves gutters
  • Parapet and box gutters
  • Outlets and hoppers
  • Valley gutters
  • Downpipes

Surveys for landlords and agents in The Platt

For blocks of flats, a roof survey helps managing agents and residents’ management companies plan ahead. The report sets out what needs attention now and what can wait, which helps with budgets and planning.

Freeholders and residents’ companies use a roof report to plan and budget, putting the urgent items at the top.

Useful tips for The Platt property owners

Nothing here needs a ladder. A few suggestions:

  • Have gutters cleared at least once a year
  • Look out for overflows when it pours
  • Do not climb a ladder to look in the gutters
  • Look for downpipes coming loose

After any work is done, watch the gutters in the next heavy rain. Water should run to the outlets and away without spilling over. If it doesn’t, tell whoever did the work.

Deal with drips, sags and loose downpipes early. Left alone, they usually grow, and the water they spill can damage walls and timber.
