Roof surveys in Hoo

How it works

We photograph the roof as we go, so you can see in the report what we found and where. Close-ups come from the safest viewpoint available, including by drone where it is applicable and the weather allows. A typical visit takes about one to two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Hoo can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. We look at the roof from every safe viewpoint outside.
  4. We then look in the loft for damp, staining and the condition of the underlay.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • Buyers: confirm access with the estate agent or seller
  • Note where any stains or damp appear
  • Tell us about parking before the day

Advice

How a roof survey works in Hoo

Three packages cover most roofs: a Basic Survey from £150, a Standard Survey from £250 and a Premium Survey from £400, all inc. VAT. The Basic Survey gives a visual inspection, photographs and written recommendations. The higher packages add more checks, such as moisture detection, a structural check, thermal imaging and a drone where applicable. Every package includes a written report. We survey ridges, hips and valleys, the roof space and chimney stacks, and the problems we are asked to look at most are ponding, splits or blisters on flat roofs and water stains on rafters and ceiling joists.

In a small place like Hoo, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A written report sets out what to deal with and in what order. On exposed older roofs, chimneys and lead flashings are often the first to give way.

Every survey ends with a written report, with photos, sent by email. It sets out the condition of the roof, any defects and our written recommendations.

Useful tips for Hoo property owners

A few practical points come up again and again on our surveys. They apply to most roofs:

  • Check the roof from ground level after storms
  • Keep the report with your property records
  • Ask about a flat roof on an extension or garage too
  • Stay off ladders and the roof

Any roofer you ask to quote can work from the report. They’ll see each defect and its location, which makes quotes easier to compare.

Look at your roof from ground level after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

FAQs for Hoo

Does a conservation area affect roof work in Hoo?

You can check whether a building is listed on Historic England’s list, and your council can tell you if it’s in a conservation area. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Do you cover smaller places like Hoo?

Yes, Hoo is covered. We survey roofs across London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.

Do you survey on Saturdays and Sundays?

Surveys run on weekdays, Saturdays and Sundays. To find a day that suits you, call 07833 053749 or email us.

Are you insured?

We are covered by professional indemnity and public liability insurance, for every survey we carry out.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In strong wind or a downpour, a drone can’t fly and access may not be safe, and we’d agree another day.

Will you check the loft?

Yes, where the survey calls for it and there is safe access. Inside, we look for damp, staining, gaps and sagging.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. Where a defect looks to be on the neighbour’s side, the report says so.

What we cannot see

Our findings are based on what we can see safely on the day, so there are some things a survey cannot cover:

  • A promise that the roof will not leak in future
  • A structural engineer’s report
  • The condition of the rest of the building (that’s a RICS home survey)

If you are not sure which survey you need, phone 07833 053749 or drop us an email and we’ll give you a straight answer. What our survey covers.

What we check

  • Ridges, hips and valleys
  • Clay and concrete tiles
  • Lead flashings
  • Chimney stacks
  • The roof space
  • Flat roofs
  • Natural slate

Different roofs, different checks

Clay plain and peg tiles

Handmade and machine-made clay tiles are long-lasting. Slipped, cracked and missing tiles are recorded.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Roof surveys around Hoo

Hoo lies within about 4 miles of the sea, and wind near the sea can be strong. The weather on the day decides whether a flight goes ahead, as a small drone can’t fly safely in high wind or heavy rain. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters.

Anyone responsible for a site like Monkton Church of England Primary School will know that its roofs, gutters and any chimneys need the same checks as a house’s, just on a bigger scale. For landlords with property near Minster station, a roof report between tenancies helps plan work before a small defect becomes a tenant’s leak. With Quex Park about 2.4 miles north-east, the area around Hoo has a long history. Older homes in the area may have roofs that need matching materials when work is done.
