Your questions about roof surveys in Barnsole

Does a conservation area affect roof work in Barnsole?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. If a home is listed, changes that affect its special interest need listed building consent, and in a conservation area re-roofing in different materials may need permission.

I let a flat near Adisham station. Can you check the roof?

Yes, landlords and letting agents book with us as well as owners. You can call 07833 053749 or send us an email with the address and a few details, including who will give access on the day.

Can you check whether my roof contains asbestos?

No. We do not carry out asbestos surveys or testing. Where materials might contain it, we say so in the report and recommend a specialist asbestos surveyor checks them before they’re disturbed.

How long will you be at the property?

Allow about 1–2 hours at most homes, and longer for a large or complex roof. We’ll confirm what to expect when we arrange the visit.

Will you fly a drone over my roof?

Where it’s applicable and safe, yes. We fly a sub-250g drone and we’re a CAA-registered drone operator (Flyer ID and Operator ID). Drone inspection is part of the Drone Roof Survey and the Premium Survey, where it applies.

How do I arrange a roof survey in Barnsole?

Just ring 07833 053749 or use the contact form with the address. After a few questions, we confirm the price and fix a day, weekday or weekend.

Do you survey on Saturdays and Sundays?

Surveys run seven days a week. To arrange a date, ring 07833 053749 or email us.

Roof surveys for homes and businesses in Barnsole

The report is written for you, in plain language. Every issue comes with photos and a written recommendation, and where it’s relevant we say what’s urgent and what can wait. With the Standard Survey you also get moisture detection and a structural check. Premium adds thermal imaging, a drone inspection where it applies and a same-day report. Each report is emailed to you. We’re often asked to look into slates or tiles that have slipped or broken and water stains on rafters and ceiling joists, on natural slate, ridges, hips and valleys and flat roofs.

Some older homes in villages like Barnsole are listed or in a conservation area. That can affect what materials can be used when work is done, so check with the council before planning anything. A roof report helps you plan work with that in mind. Older materials like clay tiles, slate and stone are often matched when work is done.

With the Standard Survey, you also get moisture detection, a structural check and a follow-up consultation. The Premium Survey goes further, with thermal imaging, drone inspection where it applies, structural analysis and an in-person consultation.

What we look for on each type of roof

Clay plain and peg tiles

Where tiles hang on walls or dormers, we check them too. Loose or missing tiles there let rain into the wall.

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We check the flashings and mortar for the cause.

What we’re asked to look at in Barnsole

Some damage starts inside the loft space. Poor ventilation lets condensation build up in the loft, wetting timbers and insulation. It can look like a leak, and it needs a different fix.

These are some of the problems a survey can pick up:

  • Leaking gutter joints and downpipes
  • Debris building up in roof valleys
  • Ponding, splits or blisters on flat roofs
  • Worn lead at chimneys and abutments

If you live in an older home near Church of St James, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Choosing a roof surveyor

  • How they plan to inspect the roof safely
  • Their insurance cover
  • Is VAT included in the price?
  • Which limits apply to the survey

What a roof survey includes

What this survey cannot tell you

We only report whatever is safely visible on the day, so there are some things a survey cannot cover:

  • An exact number of years the roof has left
  • The condition of the rest of the building (that is a RICS home survey)
  • Whether materials contain asbestos (that needs a specialist asbestos surveyor)

Not sure which survey suits your roof? You can phone 07833 053749 or drop us an email and we’ll tell you. What a survey covers and doesn’t.

Roof types and parts we check

  • Flat roofs
  • Lead flashings
  • Ridges, hips and valleys
  • Chimney stacks
  • The roof space
  • Clay and concrete tiles
  • Natural slate

Why get it checked now?

Without a survey, you are guessing at what the roof needs. That can lead to the wrong work being done, or miss the fault that matters. A survey tells you what actually needs attention. Outbuildings and barns around Barnsole are easy to forget, but a failed roof there can spoil what’s stored inside. It’s worth including them in a survey before a winter does the damage.

One thing that affects the price is the package: Basic from £150, Standard from £250 or Premium from £400, all including VAT. Size, height and access can affect the price too.

Why us?

  • Surveys seven days a week
  • Thermal imaging and drones used where they help
  • Plain-English reports with photos
  • Customer satisfaction of 98%

Checking the roof from the ground

Your own check is a good start, but it isn’t a survey. From the ground, valleys, flashings and the backs of chimneys are often out of sight.

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

How it works

When we arrive, we begin with a quick chat about the roof and anything that’s worrying you. After that, we check everything we can see safely. The survey normally takes about one to two hours for most homes, depending on how many separate roofs there are. Older rural homes like those around Barnsole can have a main roof, lower lean-to roofs and outbuildings all joined together. We work round each section in turn, from the safest viewpoints, and anything we can’t see is noted.

  1. You tell us the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the roof space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Preparing for the visit

  • Unlock side gates and any roof access doors
  • Let us know about parking before the day
  • Keep pets inside or away from the areas we are looking at

Advice

What a roof survey looks like in Barnsole

With Goodnestone Park about 2 miles south-west, Barnsole sits in an area with a long building history. Older roofs in the wider area can hide decades of patch repairs, so the detail matters, and the council can say whether a home is in a conservation area. Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. The county’s older buildings also include oast houses and timber-framed Wealden hall houses. On roofs like these, good slates or tiles can outlast the nails, battens, lead and mortar around them.
