Roof survey in Hastingleigh

We inspect what can safely be seen: from ground level, from windows and other vantage points, from inside the loft and from the roof itself where it’s safe. The Premium Survey adds thermal imaging and, where applicable, a drone, which helps with tall or steep roofs. All we need from you is access to the property and the loft. Everything we see is photographed for the report. If you’re worried about debris building up in roof valleys and standing water on a flat roof, a survey will tell you what’s going on, whatever the roof.

In a small place like Hastingleigh, many roofs stand in the open, which is hard on ridges, chimneys, flashings and gutters. Older walls take a long time to dry once water gets in. A roof report shows what needs attention first. On exposed older roofs, chimneys and lead flashings are often the first to give way.

You can share the report with anyone who needs it: your solicitor, the seller, your insurer, a roofer or the building’s managing agent, whichever applies.

Prices for roof surveys in Hastingleigh

To price your survey, we look at:

  • How tall the building is and how easy the roof is to see
  • If the survey needs thermal imaging or a drone
  • Commercial roofs and larger buildings
  • The number of roofs, including extensions and garages

For a price for your roof in Hastingleigh, phone 07833 053749 or send us an email and tell us about the roof. The price is agreed before a date is set.

What we need to know

Getting the details right at the start saves time. Please include:

  • How the loft is reached, if there is one
  • Your timetable, such as an exchange date
  • What kind of property and roof it is
  • Any photos you have, taken from ground level or a window

A quick phone call is typically the easiest start: phone 07833 053749 or drop us an email, and we will ask about the building and what you need. The price is agreed before a date is set.

Rented homes, blocks and businesses

We survey roofs for landlords and agents as well as homeowners. The report gives you a dated record of the roof, with photographs.

Letting agents can arrange access with tenants, at a time agreed ahead of time. We survey on weekdays and at weekends, which can make access easier.

Roof surveys in Hastingleigh: local notes

An older home may be listed, or stand in a conservation area. To find out, check Historic England’s list and ask the council about conservation areas. In either case, a change of roofing material may need consent. Many older homes in Kent have handmade clay tiles, including Kent peg tiles held by pegs through two holes, and tile-hanging on their upper walls. You will also find oast houses and timber-framed Wealden hall houses among the county’s older buildings. Knowing the covering helps explain which parts of a roof are likely to need work first.

If you look after a building such as Bodsham Church of England Primary School, large buildings have long gutter runs and big roofs that need checking like any other. Take an older house close to Church of St Mary: its chimney, valleys and lead work are likely to be the parts that need attention first. For landlords with property near Wye station, a roof report helps you deal with small faults before they turn into a call from a tenant.

Different roofs, different checks

Chimney stacks

Damp on a chimney breast inside often starts with the stack outside. We look for the likely route in.

Clay plain and peg tiles

Tile-hanging on walls and dormer cheeks is checked as part of the roof where it is relevant. Gaps in tile-hanging let water reach the wall behind.

Hastingleigh: your questions answered

Is my home in Hastingleigh listed or in a conservation area?

Historic England’s list shows listed buildings, and the local council can tell you about conservation areas. Listed building consent is needed for changes that affect a listed building’s special interest, and conservation areas can limit changes of roofing material.

Will you come out to Hastingleigh?

Yes. Hastingleigh is within the area we cover, which takes in towns, villages and rural addresses. We work right across London and the South East. Just mention lanes, gates or anything else about the route when you book.

How experienced are you?

Over 20 years and more than 5,000 surveys.

Is a roof survey the same as a structural survey?

No. If we see signs that need an engineer, such as serious sagging, we will say so. Our survey is not a structural engineer’s report.

Do you give a life expectancy for the roof?

We don’t put a figure on it, because so much depends on the fixings, underlay and upkeep. What we do is explain the roof’s condition and what to deal with first.

Are you insured?

Professional indemnity and public liability insurance cover our surveys. If you need details for a managing agent or a building owner, just ask.

Will you climb onto the roof?

Where it’s safe, yes. Much of the survey is done from ground level, upper windows and the loft space. The Premium Survey adds a drone where it applies.

What happens on the day

After the inspection, everything we found is written up as a report with photographs, emailed to you. As for time on site, most surveys take roughly 1–2 hours for an ordinary house roof, and longer if there are extensions, dormers or several chimneys. Rural addresses near Hastingleigh can be hard to find from a postcode alone, so a few directions are welcome. The visit itself is the same as anywhere else.

  1. We start with the property details and any concerns.
  2. We agree a date, including weekends if that suits you.
  3. Outside, we inspect from the ground, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there is safe access.
  5. We email a report with photos and recommendations.

How to prepare

  • For flats, check roof access has been agreed
  • Gather any invoices or paperwork from past roof work

Leave it or get it looked at?

Without a survey, you’re guessing at what the roof needs. That can lead to the wrong work being done, or to a real problem being missed. A survey tells you what actually needs attention. Outbuildings and barns around Hastingleigh are easy to forget, but a failed roof there can spoil what’s stored inside. A quick look before winter can save a lot.

Larger roofs, taller buildings and commercial roofs take longer, so the price reflects that. You’ll know the figure before booking.

DIY checks: what’s safe

You can learn a lot from the ground. With binoculars, look for slipped or missing slates and tiles, gaps along the ridge and leaning chimneys. Never climb onto the roof to look.

After strong wind, take a look from the pavement or garden: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Leave anything above ground level to a survey.
