Brabourne homes and their roofs

Across Kent, older roofs are often handmade clay or peg tiles, and tile-hanging on upper walls is a familiar sight. Kent’s older buildings take in oast houses and timber-framed Wealden hall houses as well. Whatever the covering, it’s frequently the fixings, flashings, valleys and gutters that give out first. Historic houses such as Westenhanger Castle, about 3.3 miles south-east, show how far back building in the area around Brabourne goes. Older homes in the wider area often have features worth a closer look, like lead valleys, tall stacks and roofs that have been patched over the years, and a listed home or one in a conservation area may need consent for changes of material.

If you let a flat or house near Westenhanger station, knowing the condition of the roof, chimneys and gutters helps you plan work rather than react to complaints. If you look after a building like Brabourne Church of England Primary School, a written record of a large roof helps plan work for the holidays rather than in term time. If you own one of the older houses in the streets near Church of St Mary, its roof may have old fixings, lead flashings and chimneys that need a closer look.

Roof surveys for homes and businesses in Brabourne

People book a roof survey for all sorts of reasons. Some have spotted a stain or a slipped slate, while others just want to know where they stand. Whatever the reason, the survey works the same way: a careful look, then a clear written report. Visits run on any day of the week, so it is easy to find a day that suits. Common reasons to book are valley linings that have cracked or split and lifted, split or missing lead flashings, across flat roofs, clay and concrete tiles and natural slate.

Somewhere as small as Brabourne, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Roofs there can be clay tile, slate, stone or thatch, and chimney stacks are often old. We report on whatever is safely visible, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.

We keep jargon out of it: where something needs attention, it says so plainly, along with how urgent it is.

Practical tips

Nothing here needs a ladder. A few suggestions:

  • Hold on to the report for future surveys
  • Check we can open the loft hatch
  • Gather any paperwork for past roof work
  • Watch for slipped slates after bad weather

If you need work done, the report gives roofers a clear brief. They’ll see each defect and its location, which makes quotes easier to compare.

Look at your roof from the ground after strong winds. Fragments of slate or tile on the ground mean something has shifted. Prompt repairs stop small problems growing.

The survey, step by step

Expect us to ask a few questions before we start, about the roof’s history, any leaks and past repairs. The inspection then takes about 1–2 hours for a house, though large, tall or awkward roofs take more time. Older rural homes like those around Brabourne can have a main roof, lower lean-to roofs and outbuildings all joined together. Each part is looked at from wherever it can be seen safely.

  1. You let us know the address, the type of roof and what’s worrying you.
  2. A visit is booked for a weekday, Saturday or Sunday.
  3. Outside, we inspect from ground level, windows and other safe vantage points, and from the roof where safe.
  4. Inside, we check the loft space where there’s safe access.
  5. You receive the report with photos and recommendations, prioritised by urgency.

Before the survey

  • If you are buying, check with the agent that we can get in
  • Keep pets in another room
  • For flats, make sure roof access has been agreed

How the survey changes by roof type

Clay plain and peg tiles

Where tiles hang on walls or dormers, we look at them too. Loose or missing tiles there let rain into the wall.

Flat roof coverings

Felt flat roofs frequently last around 15 to 20 years, EPDM rubber around 30 to 50 and GRP up to about 30. We check how the covering is wearing.

Your questions about roof surveys in Brabourne

Is my home in Brabourne listed or in a conservation area?

Your council is the best source, with Historic England’s list for listed buildings. A change of roofing material may need consent in either case.

Can a landlord with a rental near Westenhanger station book a roof survey?

Of course. Let us know whether a tenant or an agent will let us in, and the report can go straight to you or your agent.

Do you carry professional indemnity insurance?

Our cover is professional indemnity plus public liability, and we can provide details if a managing agent needs them.

I live in a flat. Can you survey the roof?

Yes. A shared roof needs access agreed first, with whoever owns or manages the building. Let us know about it as you book and we will explain what’s needed.

What if it rains on the day?

Light rain is usually fine; heavy rain and wind are different. In high wind or heavy rain, a drone cannot fly and access may not be safe, and we’d agree another day.

Can you inspect a terraced or semi-detached roof?

Yes, we can. We survey the parts of the roof you have access to. If a problem seems to come from next door, we will say so.

Do you give a life expectancy for the roof?

We do not give a number of years. We describe the condition of each part of the roof and how it’s wearing, and we say what needs attention and how urgently.

Checking the roof from the ground

The one thing to avoid is getting up close. Slates, tiles, flat roofs and rooflights can give way, and falls from height are serious. That part is for a survey.

A DIY look is useful, but it isn’t a survey. You will not see flashings, valleys or the backs of chimneys properly from ground level, and those are details a survey looks at closely.

Honest limits

It’s useful to know what a survey won’t do before you book:

  • Confirmation of asbestos in soffits or cement sheets
  • A structural engineer’s report
  • An exact number of years the roof has left

Not sure which survey suits your roof? You can phone 07833 053749 or send us an email and we’ll tell you. What our survey covers.
