Landlord roof survey in Brabourne, Kent
We carry out landlord roof surveys in Brabourne and the rest of Kent. Surveys run on any day of the week.
- Damaged pots and flaunching
- Damp or stains in top-floor flats
- Ponding or splits on flat roofs
How the survey changes by roof type
Party-wall upstands and parapets
Terraced roofs have party-wall upstands between houses. Joints and flashings on these walls can fail.
Gutters and downpipes
Overflowing gutters soak walls and can lead to damp in flats. Any problems are photographed.
Landlord roof survey in Brabourne
Roofs on let houses and blocks of flats are easy to forget until something leaks. Surveying the roof first helps you spot defects early so work can be planned, not rushed. The findings come in a written report with photos that you can keep with the building’s records. Many landlords and agents repeat it every few years to see how the roof is changing. If you are worried about mortar falling from ridges and verges and chimney stacks in poor repair, a survey will tell you what’s going on, whatever the roof.
Somewhere as small as Brabourne, homes are often older cottages and farmhouses, with outbuildings and some newer houses. Older roofs may be clay tile, slate, stone or thatch, often with chimneys that have stood a long time. We report on what can safely be seen, and thatch is a specialist material. Chimneys and lead flashings on old roofs often need the most attention.
The report works through the roof section by section, from the coverings down to the gutters. It records what’s sound as well as what is not.

When you need someone else
Some things cannot be seen without opening up the roof, so a survey has limits:
- A full building survey of every part of the property
- Responsibility under a lease
- Asbestos testing of roof sheets or soffits
Not sure which survey suits your roof? You can call 07833 053749 or send us an email and we will tell you. The full list of what we check.

Roofs, chimneys and gutters in Brabourne
Handmade clay tiles, including Kent peg tiles hung on pegs through two holes, are typical of older Kent buildings. Oast houses and timber-framed Wealden hall houses are part of the county’s older buildings too. Each of these coverings has its own weak points, from fixings and valleys to flashings, chimneys and gutters. Westenhanger Castle, about 3.3 miles south-east, is one of the historic houses in the wider area around Brabourne. Period homes nearby can have lead valleys, tall chimneys and a patchwork of past repairs, and the council can say whether a home is in a conservation area.
Landlords with a home close to Westenhanger station may find that a roof report helps you deal with small faults before they turn into a call from a tenant. If you look after a building such as Brabourne Church of England Primary School, long gutter runs and wide roofs on a building that size are worth checking on a regular cycle.

Brabourne: your questions answered
Will you come out to Brabourne?
Yes, Brabourne is covered. Our area covers London and the South East, from towns to the smallest villages. The journey is planned ahead, so it’s useful to know about access.
How do I find out if my home in Brabourne is listed?
The council and Historic England’s list are the places to check. It is worth checking before planning roof work, as both can affect what’s allowed.
How long will you be on site?
Most visits to a house take about 1–2 hours, with blocks and complex roofs taking longer.
Can you tell me if my roof has asbestos?
No. Our report may flag materials that could contain asbestos, but confirming it is a job for a specialist asbestos surveyor. Buildings built or refurbished before 2000 may contain it.
Does the weather affect the survey?
A survey can typically go ahead in light rain, and it can even help show where water is getting in. Strong wind or heavy rain can stop drone flights and make roof access unsafe, so we will agree a new date if the weather is not suitable.
Do you need access to all the flats?
Sometimes, yes. Where the loft or roof can only be reached through a home, we’ll need to go in, so residents need notice.
Do you survey roofs shared between flats?
Yes. We inspect the parts we are given access to, as far as they can safely be seen. The report records what couldn’t be seen in the report.
How the survey works
You do not need to do much on the day. Show us any stains, drips or problem areas you know about, and we’ll get on with the inspection. The survey itself takes an hour or two for a house, and longer for a block or a building with several roofs. Rural addresses near Brabourne can be hard to find from a postcode alone, so a few directions, or a note of a nearby landmark, help us arrive on time. The visit itself is the same as anywhere else.
- First, we confirm the roofs and areas to be surveyed.
- Access to flats and the loft space is arranged with you ahead of time.
- Each roof is checked as far as it can be seen safely, including from inside where possible.
- Defects are photographed and their urgency noted.
- We send a written report you can use to plan maintenance and budgets.
Getting ready for the survey
- If it isn’t your property yet, arrange access through the agent
- Keep pets in another room
- Tell us about any leaks, stains or damp patches you know of

Related advice
Checking the roof from ground level
Inside, the loft is a good place to look, with care. Take a torch and only step on boards or joists, checking for stains, damp wood or chinks of daylight.
Look up at the roof after a storm, from ground level: broken slates or tiles in the garden, gaps along the ridge or loose lead are signs to note. Don’t go up yourself.
Do you need a landlord roof survey in Brabourne?
Landlords need to plan spending on a building. Planning is difficult without knowing the roof’s condition and how soon.
Look out for signs like these:
- Missing or loose roof coverings
- Leaks into upper flats
- Choked outlets and gutters
- Leaking joints at party walls
Take an older house close to Church of St Mary: corroded nails, tired lead and weathered chimney pointing are the things to watch on older roofs.
